Spent a week here with my wife and dog and had a wonderful time!! Had everything you need and nothing that you didn't. As many have noted the hosts who live in the house behind the cabin were gracious hosts.

Hosts were so friendly and helpful. Beautiful view of lake and they let us use the kayaks. It is a drive to go anywhere, but it was a perfect spot to come back to each night. We’d definitely stay again!

We really enjoyed our stay here. Roger and his wife are amazing hosts who aim to ensure your visit is enjoyable and comfortable. They even shared a boat ride with my Mother and took her around the lake, which is not something we or her expected. This is a place that we would love to come back to.

Had a very enjoyable stay. House was clean,yard was kept up. Grilled out a couple of times . Roger was very helpful. Totally enjoyed our stay and will be retuning.

We were over the moon with our recent stay at this Lake Front Property!! It was excellent what we hoped for and more!! We had the private, quiet getaway that we prayed for to celebrate our marriage!!! We couldn’t have asked for a better experience !

Beautiful setting

Excellent communication with the host throughout the trip. Very friendly and accommodating family, we didn't feel like strangers. Adorable cottage with the best view. Our only complaint was the weather didn't cooperate but thats an excuse to visit again.

Wonderful host, perfect stay!

This cottage is very clean and comfortable. The view of the lake is fantastic, especially morning sun rise. The cottage is ideally located to many local activities to make for a perfect stay.

Relaxing Getaway

We we're looking for a place to stay near Lake Champlain. It was a quiet and had everything we needed. We loved kayaking! The host couple was wonderful and took good care of us!

Great location right on the lake. Newly refurbished house with excellent service from the nearby owner whenever a small issue came up.

Great location and stay!

The house was just as advertised. Nice to walk out to the beach and enjoy the water. Really close to the boat ramp. House had everything we needed for our stay and the host was great to talk to.

Family Getaway

My husband and I and our two 20s daughters and our two small dogs spent a glorious six nights at Kamp James. Roger is the ideal host, friendly and attentive. The kitchen is very well outfitted for cooking! We kayaked several times, and we made excursions around the area (and beyond to Burlington). Thank you Roger for sharing your place with us!

Great location with an amazing view

The cottage was very clean, well maintained and stocked with bathroom and cleaning supplies. There are kayaks, life vests and paddles available on the beach for you to use. We enjoyed our stay and plan to return.

Lake view is fabulous!

This is a perfect location to sit on the front porch and enjoy your coffee in the morning! The owners Deb and Roger are very accommodating and helpful. There is a state park very close with a great playground and walking trails. We will definitely stay again!

Great Xmas Stay

Everything was great., except for the weather. We couldn't have rented a nicer place. It was clean, nicely decorated, convenient to the water and had everything you could need.. I hope the nest time we come to the area that this rental will be available.

We would recommend and definately stay again. I cook a ton and had everything I needed - great knives etc...only thing missing was mixing bowls and casserole dish to make lasagne (we had brought one) Even had pie plates for quiche! Very clean - lots of beach chairs & beach towels. Beds were comfortable. We'd definately come stay again.

Great stay on Champlain

We very much enjoyed our time at the lake. We brought our boat and left it at the dock (you will need bumpers to protect from metal edges) but otherwise it’s very sturdy and very close to the launch. The cottage was as described and the only reason I gave the location 4 stars is we are used to being right on lake with no road in between. Roger was more than accommodating and we would definitely consider returning some day.
