Overview:
This listing is for a fully renovated 1250SF 2/2 on a quiet dead-end street near the South Venice Yacht Club. The property has an expansive open-concept living area with kitchen, dining, living, office, and porch sections. The large master bedroom and en-suite will be a great place of rest after a day at the beach. The second bedroom and hall bath accommodate a second couple or children easily.
Close to five beaches, you will not find a better deal so book today and come enjoy the sun!
Space:
This property is an 1800SF top-down duplex located about 500 feet from the inter-coastal waterway which separates Venice from the Gulf of Mexico. The South Venice Yacht Club is four houses down the street which has a free kayak launch spot (two single kayaks are included in your booking), less than a mile away is Shamrock Park which has miles of walking/biking trails along the inter-coastal in addition to basketball/tennis courts, and five different beaches are within a 20 minute drive. There are tons of local restaurants (the guide book has recommendations), shopping, state parks, and activities within a stone's throw. The property is as far from US41 as you can be in the neighborhood which means it is fairly quiet most of the time-particularly at night when you can hear the ocean crashing against Caspersen Beach. Sitting on the screened-in-porch and listening to nature in the morning/evening is a very enjoyable activity.
As for the duplex itself, it has a 1200SF top floor 2/2 unit (this listing) and a 600SF ground floor 1/1 unit. Also downstairs is a large garage used for owner storage and laundry. Behind the house is a caged 25'x10' non-heated pool for hot days and a newly installed three person hot tub for colder days. There is a three-car-wide 100' long driveway in front. The two units are sound-proofed to the best of owner's abilities (5/8" drywall, 10" of insulation, two layers of subfloor totaling 1.25", and two foam sheets before flooring) and completely independent from each other except for sharing the pool, driveway, and laundry. It is very rare that both units want to use the pool at the same time but there is space to accommodate up to ten people if needed.
Access:
You will have a keypad locked front door and a manually locked back door. You will have access to the whole property except the other rental unit, although keep in mind that the garage is to be used as an emergency exit, laundry only-it is primarily meant to be owner's storage for owner's multiple rental properties. The large driveway will allow you to park as many cars as you need easily. The location allows you to be out on US41 in three minutes, I75 in ten minutes. You will be about 90 minutes from Tampa, an hour from Fort Myers so either airport is fairly close.
Other:
Owner is a professional landlord/property manager with ten years of experience who lives in the same neighborhood. You will most likely be greeted upon arrival so any quick questions/recommendations can be satisfied. After that, if you have an issue, you can text and will almost certainly receive a quick response.
The property has several beach chairs, two beach towels, a small shark tooth sifter, a beach umbrella, two single kayaks, and other property available for guest use. If you need anything else, within reason, owner will provide it or let you know where you can rent it. Please note, there are exterior cameras monitoring the property at all times.
Also note that like nearly every property in the area, this one is on well/septic. This means that the water will have an odor to it, but I test the quality every 6 months and said quality has always been well inside CDC standards for safe drinking water. For better taste, I recommend guests use bottled water for coffee/any other mixed drinks. Also, the septic system must only have human waste and toilet paper in it ever, no wipes/hygiene products or the repair costs will be in the thousands.
