The Space:

The home's sleeping arrangements are as follows:

- Primary Bedroom - King Bed

- Bedroom 2 - Queen Bed

- Bedroom 3 - Two Queen Beds

- Bedroom 4 - Queen Bed and Bunk Bed (3 Beds Total)



All Linens and towels provided.

Our kitchen is perfect for preparing meals with a large dining table, kitchen bar area and breakfast nook.



Guest Access:

We offer self check-in. Once you confirm the reservation, you'll receive all the instructions to access the home one day before your arrival, through the Airbnb message thread.



The Neighborhood:

This peaceful Denton neighborhood offers a serene, family-friendly atmosphere, perfect for those seeking a relaxing stay. With easy access to local parks, schools, and the charming downtown area, guests can enjoy both quiet suburban living and proximity to essential amenities. Ideal for exploring Denton’s culture or unwinding, this neighborhood provides the best of both worlds, combining comfort and convenience. Whether you're here for leisure or business, it’s a great base for your stay in Denton.



Other Things to Note:

- Pet-Friendly: House-trained pets are welcome with a $150 fee per pet. Register your pets and clean up after them, especially in the backyard.

- No Parties/Large Gatherings: Only registered guests are allowed. Contact us if you have queries or need clarification before booking. Perfect place for small gathering with your family.

- Additional Fees: From the seventh guest onwards, a $39 fee per guest per night applies. The fourth bedroom opens for groups of 8+ guests.

- Entertainment: Smart TVs with streaming apps are available. We'll sign out of your accounts if you forget to do so.

- No Indoor Smoking: A $500 fine applies for violations. Smoke outdoors and dispose of cigarette butts properly.

- Pool : - NO HEATED-

Please note that the pool is professionally serviced twice a week during the summer months and once a week during the rest of the year.

As this is an outdoor pool, it’s normal for some leaves or debris to appear between cleanings. This does not indicate the pool is unclean—rest assured, all necessary chemicals are properly balanced, and the filtration systems are regularly maintained for your safety and comfort.

Please notice that the pool and kiddie pool are not heated, and the kiddie pool jets are not usable.

The pool technician accesses the area through the backyard gate. - Security Cameras: Two cameras are installed outside for security, none inside.

- SECURITY CAMERAS -

For security, we have installed two cameras: one at the front door overlooking the yard, and another in front of the garage facing the cars. These cameras record 24/7. To respect your privacy, there are no cameras inside the house.



- House Rule Violations: Can result in reservation cancellation, no refunds, and loss of deposit.



- Pest Control: Pest control service is monthly. Contact us if you encounter bugs.
