Raniero’s property was stunning. Built in 1911, it was his family’s residence for 3 generations. Centrally located in the Financial and Embassy district, it was safe, clean and quiet. Only minutes to walk to the grocery store, coffee shops, restaurants, parks, the Borghese Museum and the surrounding grounds. The apartment was large and comfortable, with all the amenities you’d expect in a short term rental. We HIGHLY recommend this property!

Very nice apartment in a beautiful area of Rome away from Centro Historico on the north side of Villa Borghese. Away from tourists and the rat race. Classy area we enjoyed immensely. Rainero was a gracious host as well.

The place was very clean and spacious. We also liked that is was away from all the busyness from the center of Rome. It was minutes away from the Colosseum, St. Peter's Square and the other tourist hot spots. When we returned from the tourist spots, it was nice to have the quiet down time back at Raniero's place.Raniero was a great host! He was very accommodating and super gracious with requests. Would definitely stay here again.

We enjoyed the quiet location beside the park and the excellent restaurants a short walk away. Raniero was an outstanding host who, upon arrival, gave us the lay of the land and remained available for local knowledge throughout our entire stay. Palm House 1 is beautifully and comfortably furnished and decorated. We hope to stay there again! The best VRBO we’ve ever rented.

Our stay in this beautiful apartment was an absolute pleasure from start to finish. The space itself is elegant and tastefully curated, filled with books and art that gave it a warm, lived-in charm rather than feeling like a typical rental. The bed was extremely comfortable, and we also used the sleeper sofa which exceeded our expectations. It was just as comfortable as a reagular bed. It did not feel like a sleeper sofa bed at all. Is was just perfect. The shower was a dream (truly!), and the bathroom was very spacious. The kitchen was fully equipped with everything you could possibly need. We honestly didn't do much cooking since the restaurants in Rome are so incredible, but it was reassuring to know the kitchen was ready for anything. One of our favorite features was the lovely patio with comfortable furniture, and a palm tree that provided nice shade. It was a perfect spot to unwind after a day of exploring the city. The intire place stayed cool even durning the hot June days. There is air conditioning, but we really did not need. Our host, Raniero, was wonderful, gracious, warm, and attentive throughout our stay. Between the elegant and calm location, the thoughtful design of the apartment, and Raniero's hospitality, this was one of those places that made it genuinely hard to leave. We'd return without hesitation and highly recommend it to anyone visiting Rome.

PH1 offers the same location conveniences mentioned in my review of PH2 (yes, we stayed in both due to availability during our stay in Rome). Its king size bed, bottle of wine and water were appreciated. It's a little quieter due to its location in the building but hasn't been modernized to the same level as PH2. Raniero is a thoughtful host so you can't go wrong in either apartment.

Raniero’s apartment was our perfect home from home for our 10 day stay in Rome. The location- very close to Villa Borghese is (in my opinion) the most peaceful and beautiful neighbourhood in Rome. The whole area felt very safe. The apartment was so well equipped with everything you could possible need for your stay. The apartment was beautifully presented and the huge Ralph Lauren bed was very comfortable. The outside space was an added bonus for a city stay. Raniero lives upstairs and was very easy to communicate with and very helpful. Thank you for a very memorable stay in the Eternal City.

Hello, my name is Raniero, the proud owner of Palm House 1. As a marquis with noble origins, I have dedicated my life to the historic Palazzo Paulucci, deeply immersed in the beauty, history, and cultural richness of Rome. I also had the opportunity to study for five years in New York, an experience that broadened my perspective and deepened my appreciation for hospitality, design, and international living.

I'm passionate about sharing my love for this extraordinary city with guests from around the world. With a lifetime of stories rooted in Rome’s ancient streets and vibrant atmosphere, I look forward to making your stay in Palm House 2—a newly renovated, private, and refined apartment—as special and memorable as the Eternal City itself.

この宿泊施設のオーナーになった理由

I chose this property primarily for its exceptional location—ideally positioned near the heart of Rome's antique center, yet neatly tucked away from the hustle and bustle that characterizes such historic areas. For someone familiar with New York City, I often compare it to living on the Upper East Side with Central Park right at your doorstep.

In this distinguished neighborhood, the typical New York brownstones are replaced by stately one-family mansions, many of which now serve as embassies, adding a layer of international prestige and historical charm. Instead of Central Park, we are graced with the expansive and beautiful Villa Borghese park. This sprawling green oasis houses not just lush landscapes but also renowned cultural treasures like the Borghese Museum and a delightful zoo, offering a perfect blend of nature and culture.

The serenity of this area provides a stark contrast to the vibrant energy of the city center. Just a leisurely 25-minute walk across Villa Borghese park can transport you to the bustling antique center, where history and modernity converge. This unique combination of accessibility, tranquility, and rich cultural surroundings makes living here truly special. It's an enclave of peace and elegance right in the midst of Rome’s dynamic rhythm.

この宿泊施設の特徴

The standout feature of "Palm House 1" is its unparalleled privacy and tranquility—a rare find in such a central location in Rome. This apartment is uniquely designed to ensure complete seclusion and relaxation. It is perhaps the only unit in the area that offers a fully private experience, with a remote-controlled entrance gate that opens to its own dedicated car park, an enchanting garden, and a beautifully furnished patio exclusively for your use.

Adding to its uniqueness, I reside in the same building. This proximity allows me to provide immediate assistance and ensure that all your needs are promptly met, offering a personalized touch that can often be missing in vacation rentals. Whether you need local recommendations or any help regarding the apartment, I am readily available to ensure your stay is comfortable and hassle-free. This combination of personal attention and private, luxurious living space makes "Palm House 1" truly exceptional in the heart of Rome. The ultimate charm of "Palm House 1" is further enhanced by its private patio, an exclusive retreat perfect for dining al fresco, enjoying aperitifs, or simply relaxing under the Roman sky. This secluded outdoor space allows you to savor meals, drinks, and the delightful Roman atmosphere in complete privacy. Whether you're toasting to a special occasion or unwinding after a day of exploration, the patio offers a serene setting to enjoy the best of Rome without ever leaving the comfort of your home.
