The Space:

The Spruce Up is designed for guests who want a polished, comfortable place to land between Nashville adventures. A spacious main living area centers around a cozy lounge with a smart TV and a queen sofa bed, giving your group room to relax with cocktails, stream a movie, or regroup with takeout from nearby restaurants. The adjacent kitchen is fully equipped, for simple cooking and longer stays, so coffee, snacks, and easy meals are always within reach.



Two bedrooms feature comfortable king beds, while a third bedroom offers a queen bed, making the layout work especially well for multiple couples, friends traveling together, or family groups who want real beds and breathing room. Thoughtful finishes and a practical bathroom layout help mornings and pre-dinner routines run smoothly, whether you are gearing up for a conference, a night on Broadway, or clinic shifts at nearby hospitals.

Hyve is a modern condo community on the edge of Downtown Nashville and The Gulch, situated in an urban setting across from a local Christian rescue mission. Enjoy amazing amenities:

Guest Access:

Check-in is simple with smart locks. Before your arrival, we’ll send detailed instructions with your door codes, directions to the unit, and any access info for shared amenities or parking. Please review these notes ahead of time to ensure a smooth arrival.



The Neighborhood:

Pie Town sits on the edge of downtown Nashville, giving you a central location with an urban vibe. From here, you’re just minutes from Broadway’s honky-tonks, Bridgestone Arena, and the Convention Center, with easy access to nearby hotspots like The Gulch, SoBro, and Midtown for dining, cocktails, and live music.



Guests appreciate the convenience of being close to the action without staying directly on Broadway. Rideshares are fast and frequent, and many downtown attractions are a short drive or quick scooter ride away. It’s an ideal location if you want a refined, comfortable landing spot while making the most of Nashville’s nightlife, events, and entertainment.



Getting Around:

Walk, Uber, Lyft, Taxi, Electric Scooter Rental.



Rental Scooters often sit outside of the building so you can catch a quick ride to everything downtown.



Uber & Lyft are readily available at this location and only $7-15! We recommend catching a ride at nighttime for the safest mode of transportation in the city!



Parking: Free secured parking garage located on the upper level for guests & owners (20-30 spaces, first come/first served). If the upper level parking garage is full, guests will need to wait on a space to come available or pay to park in the lower parking garage. In addition, there is an on-site paid public parking garage on the lower level if upper level parking garage is full. Free street parking (first come/first served), as well. EV is available in both garages for an additional fee.



Other Things to Note:

★Parking at Hyve★

One secured parking space may be available in the private upper-level garage on a first-come, first-served basis. Parking is not guaranteed. Guests may park only in unreserved open spaces; spaces marked “Reserved” are for the assigned unit only. Garage access requires the Latch app, and the tiled panda artwork at the garage entrance confirms you are in the correct garage.



Please note that the private garage has a narrow exit, so SUVs or larger vehicles may be more comfortable using the public garage.



If the private garage is full or you have more than one vehicle, paid public parking is available in the lower garage at the bottom of the hill. Guests are responsible for all parking fees and fines. The standard rate is $40/day, and Hyve guests may receive 50% off using the QR code in the elevators or at the concierge desk.



EV chargers are available in both garages for an additional fee. Towing is strictly enforced, so please park only in designated spaces.



★Urban Location, Trains & Soundproofing★

Hyve is located in an active urban corridor between Downtown and The Gulch. Freight trains run directly behind the rear side of the building and may be heard during your stay. This unit is on the opposite side of the building, so train noise is typically less noticeable, and units are soundproofed with triple-glazed windows to help reduce outside noise. For added comfort, sound machines and/or earplugs are provided.



Hyve is also on the same block as a local Christian rescue mission that serves homeless neighbors in need, so guests may notice typical city activity and foot traffic from people accessing nearby services. The building itself is secure-access, but the surrounding area is lively and mixed-use rather than a quiet suburban setting.



★Building Security & Access ★

Hyve is a secure-access building with controlled entry points and onsite overnight security. Common areas and hallways are monitored by security cameras, and guests access the property via digital access codes.



★Luggage Drop-off ★

Complimentary luggage storage is available with the Hyve concierge in the lobby from 9:30 AM – 5:30 PM, seven days a week. Pickup must occur before 5:30 PM. Service is first-come, first-served.



★Amenities & Building Facilities★

Guests have access to the building’s shared amenities and common areas. While we promptly notify the HOA or building management of any issues, we do not control the cleanliness, maintenance, repair, or availability of these shared spaces and cannot guarantee specific amenities will be available at all times.



★Smoke-Free Home & Community★

In accordance with building rules, smoking is not permitted inside the unit or any common areas. Guests who violate this policy may be subject to fines or removal per HOA regulations.



★Supplies & Essentials★

We provide a generous starter supply of essentials, including trash bags, toilet paper (at least two rolls per bathroom), and a full roll of paper towels. If you run out during your stay or require more than what is provided, you are welcome to purchase additional items as needed.



★Families & Baby Gear★

Traveling with little ones? A pack-n-play and baby gate (in homes with stairs) available upon request, subject to availability. Please message your host in advance if you would like a baby package prepared for your stay.



★Maintenance & Repairs★

Each property is thoroughly inspected before arrival to ensure systems and appliances are functioning properly. If you experience any maintenance issue during your stay, please contact your host as soon as possible. We will always do our best to resolve it promptly; however, repair timelines may depend on vendor and contractor availability.



★Trash, Recycling & Cardboard★

A trash chute is located to the left of the elevators on every level; all trash must be bagged and securely tied before using the chute. Cardboard boxes and larger items should not go down the chute, please break them down and dispose of them in the designated dumpsters in the lower-level garage bins.

Lovely condo, very clean and modern with fabulous building amenities including pool and gym. Centrally located—15 min walk to country music hall of fame, 20 min walk to Broadway, 25 min drive to Opry. Fast Uber access and easy garage in/out, although parking spots are limited. Axe throwing place across street was nice to grab a drink. Neighborhood does have quite a few homeless folks but we didn't have any issues. Might recommend using Uber after dark. Overall, a really nice building and we would totally book it again.

We come to Nashville at least twice per year. We have stayed many different places. That is one thing about Nashville, there are so many different and competing options. This trip we decided to stay somewhere we have never stayed before. I will say it wasn’t the best place we have stayed. Parking good- enclosed in and safe.Room- CleanThose are the best parts of the stay.Price point is high for what you get. Like I said competing options you can find better.Communication leading up to and after check in horrible. I went days before communication prior to check in. All my calls were sent to a busy signal. Never got an email for check in. Finally about 2 hours before check in we had communication. Down loaded the “LATCH” app and it didn’t work. I was then told it doesn’t do work well with iCloud email. Should probably disclose that glitch. We had to set someone else up. During the stay I was notified all of our codes would be turned off 2 days into our 4 day trip. I had to break away from vacation to discuss the matter with host company. All communication issues were “glitches”. Busy signals, no email prior to arrival and other item. If you are a light sleeper the train goes by a lot day and night. The rooms we had faced the tracks and it was loud.This area is filled with homeless people. Lot across the street is a large hangout. We were going to take a walk one morning and stretta around the area had people sleeping along the sidewalk.

During your stay, we were transitioning to a new messaging system, which caused some unexpected disruptions. Our team did make several attempts to reach out and assist, including trying to connect with you directly to walk through the access and communication concerns. Unfortunately, the call was cut short before we had the chance to fully resolve everything in real time. That said, your feedback on communication, the Latch app experience, and overall expectations is well noted and will help us continue refining our process. We truly regret that this stay didn’t reflect the level of experience we aim to provide.
