Offering a spacious open concept floor plan perfect for gathering with family and friends, this 2-bedroom and 2-bathroom villa can comfortably accommodate 4 overnight guests. Bonus Golf Cart included!! *Golf Cart availability is always a bonus and never a guarantee*

The Space:

Drive around in our comfortable 4-person golf cart to enjoy amenities and all the Villages has to offer. *Golf cart availability is a bonus and never a guarantee*

ACCOMMODATIONS:
All bedrooms are outfitted with high-quality mattresses and linens for your comfort, Blackout Shades, and each bedroom offers a flat-screen Smart TV for streaming your favorite apps.
● Bedroom 1 – Primary Suite with King size bed, ensuite shower bath and large walk-in closet
● Bedroom 2 – Queen size bed, shared hallway tub/shower combination bath
● Bedroom 3 – Queen size luxury sofa sleeper, shared hallway tub/shower combination bath

KITCHEN & DINING:
The kitchen is open to the dining room and living area, perfect for entertaining. The dining area offers seating for 6, with 4 additional stools at the kitchen counter. Features include brand-new stainless-steel gas range, side-by-side refrigerator, dishwasher, wine chiller, microwave, Keurig K-cup and drip coffee maker, and garbage disposal. There is plenty of countertop space for meal prepping, and cupboard space for pantry storage. The kitchen offers all that you need to entertain from a simple family meal to fine dining. There are plenty of dishes, bowls, drinking glasses, wine glasses and serving platters to accommodate your needs. We also provide our guest with a starter amount of coffee and tea pods, as well as paper towel, and dish soap.

LIVING SPACES:
Open and bright, our living room has a comfortable sofa, 2 oversized chairs and a 75" smart Roku TV perfect for streaming your favorite movies and games.

LAUNDRY:
Located in the kitchen is a brand-new washer and gas dryer for guest use. Laundry detergent, Iron and Ironing board also available for guest use. In this spacious closet you will also find a vacuum, broom and Swiffer for your convenience.

OUTDOOR LIVING:
Outdoor seating and a propane gas grill. Propane tank provided during your stay.
Parking for 1 vehicle on driveway. Garage parking is occupied by the Golf Cart.

ADDITIONAL DETAILS:
Available Items onsite include- Pool Towels, highchair and Pack-n-Play for those traveling with small children.
Guest will have full exclusive use of the home, with the exception of the single car garage, as this is private owner storage space. We ask that all guests please respect owners' privacy and not attempt to access private spaces.

Located in the Village of Lake Denham, this is The Villages newest community.
- Just a few minutes by golf cart to Sawgrass Grove for shopping, dining and live entertainment.
- Conveniently located just a short ride from the Homestead Recreation Center & Franklin Recreation Center, which includes a Family Pool, Pickell Ball courts, Darts, Billiards, Gaming Consoles, Tennis, Nature Trails, Outdoor exercising space, a pavilion and much more!
- Want to play a round of golf? Book a tee time at Southern Oaks Golf Club.

In order to access all Village amenities, a guest ID is required. Please let us know at least 7 days prior to arrival if you would like guest passes during your stay and we will request them for you, complimentary. Every on your reservation over the age of one (1) year old will require a Guest ID to use any facility.

Upon arrival, you will need to collect your Guest ID’s at the Ezell Recreation center during normal business hours by presenting an ID. ID are a bonus and not guaranteed. **NOTE: Passes are collected Monday-Friday 8:30-5:00PM. Keep this in mind when booking your reservation, if your travel dates are on weekends you may not be able to collect passes.

ADDITIONALLY, PASSES WILL ONLY BE REQUESTED FOR THE REGISTERED GUESTS ON OUR RESERVATION, NOT FOR YOUR YOUR FRIENDS OR RELATIVES VISITING YOU DURING YOUR STAY WITH US.**

Detailed Check in Instructions will be provided 24-72 hours prior to your arrival, and a house welcome book will be included (as well as will be available at the home) with information that may be helpful throughout your stay.

POLICIES
Guests are required to review and sign our STVR Rental Agreement and Golf Cart Waiver prior to arrival to consider your reservation confirmed. NO SIGNED WAIVER OR AGREEMENT, no access to home or golf cart.

No smoking

- NO PETS- **If you are traveling with a trained service animal, we ask that you please have the courtesy of advising prior to arrival to make the home service animal ready, out of respect for future guest who may have allergies. ESA Animals are not service animals and will not be accepted.
No events, parties or large gatherings, NO EXCEPTIONS. This is a residential neighborhood and courtesy to our neighbors is always our priority.

Occupancy not to exceed 6 overnight guests, and no more than 10 guest total onsite at any time.

Must be at least 25 years old to reserve. This is a 55+ community, therefore one person at least 55 years of age or older is required for reservations longer than 7 nights.

Guest Access:
Guest have full exclusive use of our home. Access is granted via electronic door lock using the last 4 digits of guest number registered with Airbnb. Guest will also have access to the garage via keypad.

The Neighborhood:
Nestled in the desirable Village of Lake Denham, our patio villa offers unparalleled access to the vibrant lifestyle of The Villages. Just a short golf cart ride away (minutes!), you'll find Sawgrass Grove, a hub for shopping, dining, and live entertainment. Enjoy a leisurely meal at a variety of restaurants or browse the unique shops. For recreation, the Homestead Recreation Center and Franklin Recreation Center are also easily accessible via golf cart. These centers boast a family pool, pickleball courts, tennis courts, and more. Golf enthusiasts can tee off at the Southern Oaks Golf Club, conveniently located nearby. The neighborhood is designed to provide easy access to the many amenities The Villages has to offer.

Getting Around:
Getting around The Villages is easy and fun, especially with the included golf cart! You'll find that most amenities, including shopping, dining, and recreation centers, are just a short golf cart ride away. For those arriving by car, parking is available for one vehicle in the driveway. The closest major airports, Orlando International Airport (MCO) and Orlando Sanford International Airport (SFB), are approximately an hour's drive. Please note that public transportation options within The Villages are limited, with golf carts being the preferred mode of transport. Ride-sharing services are available, but golf carts offer the most convenient way to experience the area.

Quiet short stay

Everything was great. This house is located at the far end of the villages from larger town centers but still had a pool close by for swimming. Keep in mind if your interested in visiting a larger town centers it was easier by car.. Nneighborhood.
