Summary:
This cozy condo sleeps 7 people and is right in the heart of Kings Beach! The condo is just 1 mile to the beach and 5 miles to NorthStar Ski Resort! There will be plenty to do!
The Space:
"O'Hara's Place"
• MAXIMUM ADULTS: 6 ADULTS permitted
*Any guest age 12 or greater is considered an adult by Placer County.
**Maximum Occupancy = 7 Persons Total BUT NO MORE THAN 6 Adults**
• PET POLICY: No Pets Permitted per HOA
• NO A/C: Like 99% of homes here in Lake Tahoe, this property DOES NOT have air conditioning, but fans are provided.
• PARKING: Limited to 3 vehicles per HOA. Vehicles must display a parking pass and move every 24 hours when snow exists.
• DISCLOSURES:
*Pool and sauna as well as tennis courts are seasonal amenities and are typically only available from Memorial weekend through Labor Day.
This Kingswood Village condo has been remodeled but keeps homage to the building's 70's vibe with retro and bright wall paper accents that travel throughout the townhome. There are 3 sleeping areas including 2 bedrooms, an alcove sleeping space and 2 full bathrooms. The condo has access to all the community amenities including a pool, kiddie pool, sauna, and tennis courts in summer, and a year-round exercise facility.
The entry level of the house has two bedrooms, a full bathroom, and a closet with a washer and dryer. The first bedroom is bright and colorful with a bunk bed with two full beds and a SMART TV. This room can sleep 4 guests in the two double beds. Down the hallway is the primary bedroom with a king bed, a large closet and a SMART TV with DVD player and also a private deck. A full bathroom is sandwiched between the 2 bedrooms. To maintain privacy, the bathroom features a separate vanity area from the bathing area and includes a tub/shower combo and a toilet.
The living room, kitchen, second bathroom, and alcove sleeping nook are on the second floors' main level. It's great to hang out with everyone in the spacious living area that has vaulted ceilings and a fun flow between all spaces. Take in the sounds of the wood-burning fireplace while lounging on the sofa. You can enjoy a movies on the SMART TV, play games at the 6-person wood dining table, or gather outside to dine on the patio before starting up the electric grill. The bright kitchen features modern, white granite counters, a large single basic stainless steel sink with modern pull down faucet with sprayer, original upper and lower cabinets, a smooth surface 30" electric stove and oven, standard refrigerator with top freezer, a dishwasher, and all the bonus small appliances including a countertop microwave, Keurig coffee maker, retro mint green 2-slice toaster and more! Food preparation can be social since the kitchen opens into the living area and is only separated by the breakfast counter with bar stool seating for 4. The second bathroom is a full bathroom with a extra long shower which, like the lower level, separates it and the toilet by a private door from the vanity area. Around the corner, but before the stairs, there is also a cozy alcove nook that has a twin bed for an extra sleeping option. The 3rd floor loft area is off limits to guests and is reserved for the owner's use only.

Getting Around:
Tahoe Regional Transportation Agency (TART) is the FREE public bus system in the area. Bus stop is just a few blocks from the entrance of condo complex. Private taxi services are also widely available. Many resorts offer private shuttle services as well. 4WD or AWD Vehicles are always recommended for travel in Tahoe during the winter months.
Other Things to Note:
Unit #114 has nothing to do with the 3 digit internal code TNR has assigned to it. There are approx. 6 steps to front door and about 20 to the second level. HOA card passes are required for community activities
