Enjoy easy access to everything from this perfectly located home base. Loaded with Colorado-style amenities and ideally located for all outdoor activities and downtown access, this cozy condo is a great place to spend your vacation. Enjoy both its proximity to town, the slopes and hiking trails!

• Park Place Condominiums – 4 O'clock Area
• One level floor plan
• 2 Bedrooms / 2 Bath (2 Full) / 1,097 square feet
• High Speed Internet
• Dining Capacity: 6 – dining area table, 4 – kitchen counter
• Living Room – Gas fireplace, flat screen TV & DVD player
• Outdoor Patio – Dining table & dining seating
• Laundry – Washer & dryer located in the first bathroom
First Bedroom
• King-size bed
• Attached bathroom with single vanity and separate toilet and walk-in steam shower area. Washer and dryer located in this room
Second Bedroom
• 1 Queen-size bed
• Twin bunk beds
• Flat screen TV
• Attached bathroom with double vanity and separate toilet and combination bathtub/shower room
Building Amenities:
• Common Area – Two outdoor hot tubs
• Ski Locker – Located outside the front door of property
• Outdoor parking, 1 spot provided, covered or uncovered options. Additional or oversized vehicles that are unable to fit in a standard parking spot will need to park at either the Airport Road or Ice Rink over night pay lots.
Upper Village Pool Clubhouse:
• Heated outdoor pool
• 1 Indoor hot tub
• 2 Outdoor hot tubs
• Open noon-8pm
• This clubhouse is open seasonally and has the following 2026 CLOSURE dates:
- Maintenance: Approximately mid April (likely April 12th) to the Friday before Memorial Day
- Fall Maintenance: Approximately September 28th (Monday after Oktoberfest) to mid or late November.
*This clubhouse is not on-site and is located approximately 1 block away at 450 Village Rd. There is a path behind the complex that goes directly to the clubhouse. Parking on-site at the clubhouse is limited.
Location:
• One block from Main Street and plentiful shopping and restaurants
• About 2 blocks to the Quicksilver Lift/ Base of Peak 9*
• 1/2 block from the bottom of 4 O'Clock Run. At the end of the day take 4 O'Clock Run all the way down to the bottom and walk 1/2 block back to the building.*
• Bus stop located across and just down the street. Bus routes continue to the Breck Connect gondola and the Breckenridge Transfer Station with other bus options to continue to Keystone, Frisco or Copper Mountain.
*Please note that Peak 9 and/or 4 O'Clock Run may be closed early and/or late season. Projecting closing date for Peak 9 is 4/12/26.
Provided Items:
• The kitchen is fully stocked with all essentials. We also provide complimentary salt and pepper, coffee and tea, paper towels, trash bags, dish soap, hand soap, dishwasher detergent, kitchen towels, and a sponge.
• The bathroom is fully stocked with necessities as well as hairdryers and full size hand soap/conditioner/shampoo/body wash. Laundry detergent is supplied for the washer and dryer.
• There is a pack n play crib available in this property. Pack n play sheets are not provided.
• Hot tub towels are provided.

• Discounts! We have prearranged discounts for our guests that include 30% off ski and bike rentals, 10% off oxygen rentals and discounts on airport shuttles. Links are sent after your booking is confirmed.
• Simple, contactless check-in and check-out. No need to check in at an office, you'll be able to go straight to the property to check-in.
• We don't require chores upon your departure. This is your vacation! Our housekeepers will take care of everything. Loading and starting the dishwasher is helpful, but not required.
• We are local, responsive and have over 20 years of property management experience.
• Well-stocked properties with quality items.
Other things to note:
» The minimum age to rent is 23.
» There is the potential to snow October-May so cars with proper snow tires and 4WD/AWD are required during this time.
» Property mountain access details and ski in/ski out designations are dependent on open lifts and runs. Guests are responsible for being aware of the Breckenridge Ski Area lift and terrain statuses.
» This house is located at an elevation of approximately 9,600ft. More information can be found on the CDC site regarding the effects of high altitude.
» There is no air conditioning and most properties in the area do not have it due to the mild summer weather and the fact that it cools down significantly at night.
» Summit County has strict Short Term Rental rules and regulations that must be followed. Please refer to the Good Neighbor Guidelines posted in the unit on what is required from renters.
» Per the HOA, pets are strictly prohibited.
