Welcome to Huber Homestead!
This newly renovated single-story home is the perfect place to stay while visiting Central Ohio. Huber Homestead offers an open, updated, kitchen with stainless steel appliances, ample counter/cabinet space, dining room with seating for six, and coffee bar, just steps to the left of the kitchen! Natural light, from the sliding glass doors, invites you to the patio and fenced-in backyard, ideal for enjoying all the seasons Ohio has to offer. To the right of the kitchen, you'll find the private laundry room, equipped with a full-sized washer and dryer, iron, ironing board, and all your laundering needs.
As you step through the front door, you'll be greeted by an inviting spacious floor plan and a cozy living room. The living area is complete with a plush sectional sofa and 50" TV, setting the tone for relaxation. To the right of the living room, you'll find two out of the three bedrooms, accompanied by a stylish full bathroom. On the left side of the home, the private primary bedroom, 40" TV, and its en suite modern full bathroom, with tiled shower and elevated finishes, offer a peaceful retreat. Each bedroom comes with fresh linens, blankets, pillows, noise machine/alarm clocks, and blackout curtains, ensuring a restful night's sleep. A surprise micro-office awaits you, tucked away in the large storage closet just off the entryway.
Guests may park in the attached one-car garage (with garage door opener), in the driveway, or along the street. Accessibility to the home is seamless with keyless entry.
Huber Homestead is an inviting and stylish home with enough space and privacy for families, friends, roommates, or colleagues to all live comfortably and peacefully while visiting Central Ohio.
PLEASE READ ALL RULES BELOW BEFORE BOOKING. BOOKING CONFIRMS AGREEMENT TO ALL TERMS.
SUMMARY
• Quiet hours are 9 PM to 8 AM.
• No parties. Only registered guests allowed unless approved in advance.
• No smoking or vaping anywhere on the property. $1,000 fine for any evidence.
• Pets must be pre-approved. $35/night (up to $200) or $200 flat for 30+ nights. Unapproved pets = $1,000 fine and cancellation.
• Long stays require a signed lease, professional cleanings, and HOA agreement (if applicable).
• Treat the property with care. No tampering with smoke detectors or cameras.
• Any violation of these rules may result in immediate removal without refund, plus applicable fines.
GUEST CONDUCT AND NOISE
• Please treat the property as you would your own home.
• Quiet hours are 9:00 PM to 8:00 AM. Keep noise to a minimum indoors and outdoors.
• In multi-family buildings, keep sound levels low at all hours.
• No parties, events, or open invitations. Only registered guests are allowed unless pre-approved.
• The total number of people (including visitors) may not exceed the occupancy listed. Unapproved guests or over-occupancy may result in a $1,000 fine and cancellation.
NON-SMOKING POLICY
• No smoking or vaping of any kind is allowed on the property (inside or outside).
• Applies to cigarettes, cigars, marijuana, vapes, etc.
• Evidence of smoking (odor, ash, residue) will result in a $1,000 fine and immediate cancellation.
• Additional cleaning or repairs beyond the $1,000 fine may be billed.
• Smoke detectors may be monitored remotely. Do not tamper with any safety device.
CLEANING AND CARE
• Please clean up after yourself. Wash dishes, wipe surfaces, take out trash.
• Treat stains immediately with remover before laundering.
• We provide linens, towels, soap, shampoo, toilet paper, and paper towels. Let us know if anything is missing.
• For stays of 30+ nights, mid-stay professional cleanings are required every 30–45 days and will be billed separately.
• Excessive mess or damage may result in additional cleaning fees.
LONG-TERM STAYS
• 30+ night reservations require a signed lease agreement before check-in.
• Guests must agree to all lease terms sent in advance.
• If the property is in an HOA, guests must also sign and follow the HOA handbook.
• Lease terms may include limits on guest turnover and early termination rules.
• Violations may result in immediate cancellation with no refund.
PET POLICY
• No animals are allowed unless pre-approved in writing. This includes short visits.
• For short stays: $35/night pet fee (capped at $200).
• For long stays (30+ nights): $200 flat pet fee per pet.
• Emotional support animals are treated as pets and require approval and fees.
• All pets must be house-trained, non-destructive, and quiet.
• Pet waste must be picked up and properly disposed of.
• Unauthorized pets will result in a $1,000 fine, cancellation, and removal.
SAFETY, SECURITY, AND BEHAVIOR
• Exterior cameras are in use at all entry points.
• Do not tamper with cameras, smoke detectors, or other safety devices.
• Do not share keys or entry codes with anyone not listed on the reservation.
• Illegal activity (drug use, theft, vandalism, harassment, etc.) will result in immediate eviction and may be reported.
• Do not remove or damage anything in the home. Guests will be billed for missing or broken items.
PERSONAL BELONGINGS
• Guests are responsible for their personal items. We are not liable for loss or theft.
• We do not forward mail or packages after departure. Please update your shipping address if needed.
