Enjoy a modern, family-friendly home in a quiet Amherst neighborhood, just minutes from UB South and Daemen University. Designed for comfort and convenience, this updated Cape is perfect for families, remote work, and extended stays.
The main floor feels like a spacious two-bedroom ranch, featuring a primary bedroom with a king bed, a guest room with a desk, a full bath with a tub, and a cozy living room with a 65-inch Roku TV and Sonos sound system. The updated kitchen is fully equipped, including kid-friendly essentials like plates, bowls, cups, and a high chair.
Upstairs, you'll find another king bedroom with a desk and a dedicated kids' bunk and playroom, which includes a pack-n-play, a 50-inch Roku TV, a kids' couch, and a selection of toys for play. A second full bath with a walk-in shower is conveniently located at the top of the stairs.
Stay comfortable year-round with central air conditioning, and enjoy a private, fenced-in yard with a patio, seating for six, and a propane grill. Level 2 EV charging is available for guests who need it.
Perfect for remote work, the home includes two dedicated workspaces and high-speed internet.

What makes my property unique is its perfect balance of size and comfort. It’s small enough to feel cozy for an individual or a couple, yet spacious enough for two families to enjoy together. I put a lot of thought into furnishing it with premium furniture and offering amenities that I would personally appreciate if I were staying here.
