ESSENTIAL DETAILS:

• Rental Agreement: Once booked, you’ll receive a Point of Contact form and a short rental agreement to e-sign for liability purposes only.
• Occupancy Notice: Accommodates up to 14 guests MAX (Maximum of 12 adults (ages 13+). Top bunk beds are for children only.
Bottom bunks may be used by adults or children. Infants under 2 are not counted toward occupancy.
• Security Deposit: There is a $200 security deposit HOLD (not a charge) placed on your credit card on file 2 days before you arrive. It's auto released 3 days after you depart
• Pet Policy: Two dogs max allowed + $200 fee /per dog. We use a site "PetScreening" to manage all four-legged guests. While we only allow dogs, a profile and a pet fee are required for each one joining you. (Note: Pet fees and registration are not required for service animals).
• Policies: Guests must be 21+ to book. No smoking, parties, or events allowed.
• Quiet Hours: Please keep outdoor noise to a minimum after 11 PM.
• Safety: Equipped with smoke and carbon monoxide detectors, and fire extinguishers.

To ensure our team keeps the house in pristine condition, we observe the following:
Check-in Time: 4PM
Check-out Time: 10AM

Flexible Options (Subject to Availability):
• Early Check-in (2:00 PM) | Available for a $50 fee (request 24hrs in advance)
Fully refunded if the home is not ready by 2:00 PM.
• Late Check-out (11:00 AM) | Available for a $50 fee to enjoy one last hour of vacation.

Our family had a wonderful time! The pool was so nice to have right there at the house, the boys enjoyed fishing in the neighborhood, and it was a short walk to the beach and the wagon and beach chairs at the house made it so easy. The house was even bigger in person - plenty of space for our large group!We would def book again!

The house was gorgeous and clean when we got there. The host was wonderful to us and a fast responder. We loved the heated pool for the chillier nights and the walk to the beach was not bad at all. Cannot wait to be back!

Rupa was wonderful and communicative from the moment we booked! She answered any questions we had very quickly. The house itself was incredible! Immaculate. The location is great, and the neighborhood is even greater. We enjoyed walking our pups around and meeting all of the neighbors. We hope to come back to stay again soon.

Beautiful home, in a picturesque community with direct access to Gulf State Park trails. Plenty of space for my group of 9 (adults and teens). Rupa was a great host, fast and easy communications before and during our stay.

Great Family Vacation

This property was perfect for our family vacation, including grown kids and grandkids. The property was perfect and all spaces were very clean and comfortable with all necessary amenities. The private pool was so convenient before or after going to the beach. Lots of restaurant options. Location was great.

Beautiful, spacious home- very well appointed

This house is accurately described in the listing. It is very well appointed with seating, beds, linens, kitchen items and appliances. The heated pool was perfect. ‘Great place for a larger family including small kids.

The house is new and beautifully decorated. Tons of seating and comfortable beds. We were surprised at how stocked the kitchen was with appliances, cook ware and even spices!We especially enjoyed the pool since the beach is a bit of a hike. The ice cream shop down the street is top notch too! Overall we hated to leave and lived our stay. Rupa is an outstanding host and we appreciated her check-ins to see how things were going!

Family fun on Tannin

Beautiful house! Nice quiet neighborhood with a the park in front of us and the beach behind. Easy access to both. Our grandkids spent many hours in the pool.Rupa answered questions quickly. Rupa was great!So many fun things close to the house.WiFi was a bit temperamental at times.We will stay again we loved it!

The house is right next door to us, and I was having a management meet with my Board,… it was a perfect place to have them stay and enjoy… the house is beautiful, well equipped, beds are comfy, and the furniture very nice. The AC works great, which is important here. The pool was clear and pretty, but unfortunately, no time this visit for them to use… maybe next time in the Fall. The owner is wonderful and kind, and our check out had a hiccup when the staff staying there forgot it was 10am… and showed up at my house for brunch, but the housekeeper had arrived… they were packed and out within 20 minutes, but the housekeeper and the owner were very kind to us, about our error… You will love the stay in this lovely home. Very very nice…
