Step into a rooftop hot tub at the end of an active day and slowly unwind under the stars. Find plenty of cozy beds in colorful rooms for the whole family. Descend a staircase to an upscale kitchen and enjoy wide woodland views of the mountains, the Biltmore Estate and French Broad River. The patio is a perfect place to enjoy a cup of morning joe or watch the sunset while sipping your favorite cocktail.

Guests can enjoy the convenience of keyless entry for a seamless check-in and check-out experience. While I won't be greeting you in person at the property, I’m here to assist you with anything before, during, or after your stay. I am always accessible via the app, text, or email. 30 Way Upstream offers a perfect blend of seclusion and convenience. While the property is nestled in the peaceful surroundings of the Blue Ridge Mountains, it is just a short drive from both downtown Asheville and the charming town of Black Mountain. The property is easily accessible via a well-maintained, paved road leading to the private entrance, ensuring smooth travel throughout the year, regardless of weather conditions.

For those who prefer public transportation, Asheville's local transit system is available, though guests may find driving or using ride-sharing services like Uber or Lyft more convenient. The property features a large driveway with ample parking space for several vehicles, making it ideal for larger groups or families traveling by car.

Smoking Policy:
This is a smoke-free property. Violating the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs. Smoking is strictly prohibited indoors and in outdoor common areas.

Quiet Hours:
To respect our neighbors and maintain a peaceful environment, we ask that guests observe quiet hours from 10 PM to 6 AM. Please be mindful of noise during these hours.

Occupancy Limits:
Our penthouse accommodates up to 16 guests. For more details about the sleeping arrangements, please refer to the property description. If you're planning a larger gathering, we also have additional cabins in the area—please reach out to inquire.

Parties/Events:
Events or parties are not permitted without prior approval and an additional fee. Please contact us for more information. Any unauthorized events or parties will be immediately shut down and a fine will be assessed. Booking for 6 guests but hosting a larger event (e.g., family reunion, wedding shower, graduation, etc.) without permission is considered an event.

Hot Tub:

The Hot Tub is available for use at your own risk. The hosts are not responsible for any injuries resulting from the use of these amenities.
Children must be supervised at all times while using these facilities.
The hot tub is professionally cleaned and balanced regularly for your safety and comfort.

Refund Policy:
We do not offer refunds for weather-related issues, natural disasters, power outages, or other circumstances beyond our control. Please plan accordingly.

Wildlife:
As this property is nestled in the beautiful Western North Carolina Mountains, it is common to see wildlife, including black bears. We occasionally spot bears on site, but they typically keep their distance. It’s always a good idea to exercise caution—keep car doors locked, be mindful before stepping outside, and avoid leaving food or trash unattended outdoors.
