**Movie/Game Room**
80 inch TV with dimming lighting, play the arcade games or lounge on the sectional sofa which can also be used as extra sleepers.

**Laundry**
On Site laundry with new beautiful black front loaders with all supplies needed, ironing board and iron. Mop sink to wash pets.

GUEST ACCESS:
Private small gated community. Guests have full use of the home and property with the exception of the owner’s Master closet, pool equipment & outside gas grill (charcoal grill/smoker pit is available). Front coat & both spare bedroom closets are completely empty to use.

Self Check in. The home will be open to guests with little or no interaction from owner unless requested. Gate Tag & temporary front door code will be provided. Main garage & opener will be provided upon request.

SPECIAL REQUIREMENTS:
Upon booking this reservation you agree to following: Host defined here as the property owners shall not be liable to the Short-term renter(s) its agents, servants, employees, contractors, customers, guests or invitees for any damage to person or property caused by any act, omission or neglect of Short-term renter(s) Without limiting or being limited by any other indemnity in this Contract, but rather in confirmation and furtherance thereof, Short term renter(s) agrees to indemnify, defend by counsel reasonably acceptable to Host and hold Host harmless of, from and against any and all losses, damages, liabilities, claims, liens, costs and expenses (including, but not limited to, court costs, reasonable attorneys’ fees and litigation expenses) in connection with injury to or death of any person or damage to or theft, loss or loss of the use of any property occurring in or about the premises arising from Short-term renter(s) occupancy of the Premises, or the conduct of its business or from any activity, work, or thing done, permitted or suffered by Short-term renter(s) in or about the Premises, or from any breach or default on the part of Host in the performance of any covenant or agreement on the part of Short-term renter(s) to be performed pursuant to the terms of this booking, or due to any other act or omission or willful misconduct of Short-term renter(s) or any of its agents, employees, contractors, assigns, subtenants, guests or invitees. Renters will be responsible for any damages caused during rental.

Use of the pool and/or hot tub area is at your own risk. There is no lifeguard on duty. All children must be supervised at all times. No glass, no running, no diving or jumping into the pool, no bodily fluids, no eating or drinking, no swimming alone and no horseplay. Reasonable use of HEATED spa/hot tub will be allowed. Excessive use will incur a reasonable upcharge due to increase costs associated with gas usage.

Pets are NOT allowed to sit/sleep on furniture (inside or out). A pet bed is provided.

Long term (28+ days) renters will be subjected to a higher cleaning fee unless property is cleaned to it's original status prior to rental.
