The kitchen, equipped with a gas cooktop, and a breakfast bar, is perfect for cooking whatever you desire. The primary suite houses a beautifully designed canopy bed sharing a room with a versatile daybed/trundle, a soaking tub, and a separate shower—ideal for unwinding after a busy day. This home is ideally situated minutes away from the Texas Medical Center, Hermann Park, Houston Zoo, and the Museum District. You’re also just minutes from NRG Stadium and Downtown Houston, making it convenient for any itinerary. Whether you're visiting for work or leisure, this home provides the perfect blend of modern comfort and urban convenience.

Welcome to our modern 3-bedroom, 2.5-bathroom home, designed to comfortably host up to 9 guests. The space features a beautifully designed canopy bed paired with a daybed/trundle, perfect for accommodating additional guests. The pink guest suite offers a cozy and restful atmosphere, while the triple bunk beds in the third bedroom provide a practical sleeping arrangement for kids or extra guests. The home’s layout is functional and stylish, with thoughtful touches like modern fixtures, indoor greenery and artistic paintwork,. making it a comfortable and convenient choice for your stay.

Other Things to Note:
⧫Refundable deposit fee required for most stays, typically ranging from $500 to $1,000
⧫Deposit serves as a holding fee, similar to a hotel deposit
⧫Deposit will be automatically refunded after your stay and is not an additional charge

Know before you go:
➔To comply with city ordinances and the party ban, a strict max occupancy of 10 guests applies (including visitors). Please inform us if you plan to invite guests, who should leave by midnight to avoid fees. Unapproved gatherings will lead to immediate eviction and deposit loss.
➔No smoking indoors.
➔Quiet hours are 9pm-9am. Outdoor amenities may be used quietly until 11pm.
➔Late check-outs may be requested within 24 hours of departure, but approval is not guaranteed and cannot extend past 12pm. Unapproved late check-out incurs a $150 fee.
➔Outdoor grill available for an additional fee. Guests are asked to clean it after use; our staff will handle deep cleaning. Propane tanks are provided; if refill is needed, guests may exchange at a nearby store.

We have one security camera in the driveway, a Ring doorbell at the front door, and one overlooking the backyard pool. A Minut Alarm also monitors noise levels, alerting us if limits are exceeded. All exterior cameras are installed for the safety of guests and the property, and they will remain active during reservations.
House Rules:
Please read and agree to all house rules before proceeding:

1. Provide the exact number of guests; unregistered guests are not allowed.
2. Failure to comply with the rules may result in the loss of your deposit or eviction.
3. This property offers self-check-in; please confirm your ability to check in as instructed.
4. Check-in time is at 4 pm, and check-out time is at 10 am. Early check-in or late check-out is available for a fee with prior approval.
5. Quiet hours are observed from 10 PM to 7 AM.
6. Packages or mail deliveries are not accepted at the property.
7. Smoking is strictly prohibited inside the house. Smoking is only allowed outside. A cleaning fee of up to $1350 will be charged for any detected smoking (cigarettes, vape, marijuana).
8. The use of narcotics is strictly prohibited.
9. The host is not liable for accidents or injuries that may occur during your stay.
10. Please be mindful of energy usage by turning off lights and closing windows, doors, and blinds when not in use.
11. Parties or events are not allowed on the premises. A charge of $175 per day will be imposed for violations.
12. Open flames, including candles or fireworks, are not permitted.
13. Maintenance requests may take up to 24 hours to address.
14. Groups of 6 or more guests must inquire before making an instant booking.
15. Local guests must request approval before booking.
16. Unauthorized overstays beyond the check-out time will incur fees.
17. Additional charges may apply for excessive mess, trash, or damages caused during your stay.
18. Furniture should not be rearranged or items removed from the property.
19. An additional fee will be charged if the number of guests exceeds the reservation.
20. Lost items will incur a handling fee plus shipping costs.
21. No refunds will be provided for storms or if the property does not meet your expectations.
22. Tampering with cameras, detectors, or monitoring devices will result in a $500 fee.
23. Bugs may be present on the property, and no refunds will be provided for bug sightings.
24. Please treat the property with respect, as you would your own home. Use the code word "JOY" to confirm your agreement.

PETS

Pets are welcome with prior written approval. Pets must be disclosed in this agreement. The pet fee is $175 per pet per stay. Pet(s) need prior authorization and approval, there will be a per pet fee applied. Please inquire with any questions.

VERIFICATION AND INCIDENTALS:

To ensure compliance with legal requirements and building security, we kindly request the following during the reservation process:

-Provide a copy of your official government-issued photo ID.
-Confirm your contact information.
-Complete our verification portal, which may include a criminal background check.
-Please note that this information is collected solely for screening and verification purposes and is not stored or used for any other reason. -Additionally, all guests must agree to our Terms of Service governing the stay.

By completing the reservation, you agree to the following terms:

-You are bound by the terms and conditions of the rental.
-You acknowledge the requirement to provide a valid government-issued ID before check-in.
-You understand that a background check may be necessary as mandated by the property management or building, in accordance with the rental agreement and booking conditions.
-Your check-in instructions may be withheld until you have successfully completed our verification process.

INCIDENTAL HOLD FEE:

We also require a refundable incidental hold fee, ranging from $500 to $1,000 per stay. The specific amount depends on individual circumstances. This deposit acts as a holding fee, similar to those commonly found in hotels, and is not an additional charge. It will be automatically refunded to you within 3-5 days after your stay.

We have one security camera in the driveway, one Ring doorbell at the front door, and one in the backyard overlooking the pool. We also have a Minut Alarm to measure only noise decibels which alerts us if a limit has been reached. All security cameras are for the safety of the property and our guests and are on the exterior of our home. Our Ring cameras and Minut Alarm are on 24/7 for security and will be on during reservations.

Beautiful home, but not secure.

Upon arriving at the house the gate lockbox to unlock the gate had the key missing, sitting open, with the combination in the lock. Contacted property manager who informed us it should be in there. Gate ended up being unlocked. Used code to get into the house. Let me say the house itself is beautiful, but in the time we unloaded there were several cars pulling up to the house and observing. The home is nice, but in an unfavorable area and we
