Family Tides on IRB Brand New Construction w/ Heated Pool & Beach Access

Family Tides on IRB is a 6 bedroom/ 6 1/2 bathroom new construction pool home that accommodates 15 guests. Every room has been designed with comfort & luxury in mind. Florida textures.... colors and accessories enhance every room, so if your getaway is for relaxing, business, or entertaining, this is the ultimate location! The main living area is open, airy, and offers natural sunlight along with the gorgeous views of Indian Rocks Beach. There is plenty of space for each guest to retreat to their own suite. Take your favorite beverage out on the balcony and catch the daily sunrise and sunset. You have a private walkway to the beach just steps from the house. Family Tides takes your outdoor entertaining to another level. The pool is heated and/or chilled, there is outdoor dining, resort-style seating, and games for all ages inside the garage which opens up to the pool area and a full bathroom for everyone's convenience. Garage: Pinball machine, basketball arcade game, beach & pool toys, 10 beach chairs, wagon, umbrella, cooler, and sliding door to the pool.

Bathroom #6: Full bathroom with step-in shower.

Outdoors: Heated and chilled pool, gas grill, resort-style seating, private beach access, outdoor shower (located by beach access), 4 poolside sun loungers, private walkway to the beach, and outdoor shower.

Front Entrance: Bench, pool towel cabinet, stairway

First Floor

Kitchen: Ice/water refrigerator, stove/oven, microwave, dishwasher, garbage disposal, farm sink, Keurig Duo coffee maker, kitchen island with 4 counter stools, 4 slice toaster, Ninja blender, griddle, and crockpot. Basic dishes, cookware, and utensils are provided.

Dining Room: Large table w/bench and 6 chairs, ceiling fan, sliding doors to balcony, outdoor dining table with 10 chairs, and staircase to pool area.

Living Room: Large sectional sofa, coffee table, console table, TV, and ceiling fan.

Laundry Closet: 2 washers and 2 dryers.

½ Bathroom: Vanity & toilet. No shower or tub.

Bedroom #1: King-size bed, 2 nightstands, ceiling fan, TV, end-of-bed benches, walk-in closet, luggage rack, and en-suite bathroom.

Bathroom #1 (En-suite): Single vanity, step-in shower, height adjustable shower head.

Bedroom #2: King-size bed, 2 nightstands, ceiling fan, TV, luggage rack, and en-suite bathroom.

Bathroom #2 (En-suite): with single vanity, step-in shower, and height-adjustable shower head.

Second Floor

Living Room: Queen-size sofa sleeper, coffee table, end tables, TV & console table, ceiling fan, bucket chair. Sliding doors to balcony with 2 Adirondack chairs and a table.

Bedroom #3: King-size bed, 2 nightstands, ceiling fan, crib, TV, 2 bucket chairs, sliding doors to balcony with 2 Adirondack chairs and a table, and en-suite bathroom.

Bathroom #3 (En-suite): Double vanity, step-in shower with height adjustable shower head.

Bedroom #4: King-size bed, 2 nightstands, ceiling fan, TV, and luggage rack.

Bathroom #4 (Jack-n-Jill): Double vanity, tub/shower combination. Located between bedrooms #4 and #5

Bedroom #5: King-size bed, 2 nightstands, ceiling fan, TV, and luggage rack.

Bedroom #6: Bunkbed with Queen bottom and Twin on top, desk, stool, TV, ceiling fan, and luggage rack.

Important Information

House Rules:
1. This is a strict no-smoking property. No smoking/vaping inside the rental or on the property grounds. No illegal substances on the premises. Violation of this policy will result in a smoke remediation fee ranging from $200-$500 depending on the severity.
2. No parties or events.
3. No pets. Please notify management of any service animals.
4. You are vacationing in a residential area, please be mindful of noise during all hours. Quiet hours start at 10pm and you must adhere to local noise ordinance.
5. Rinse off and return any and all beach equipment at the end of each day. Do not leave equipment out overnight.
​​​​​​​6. Please do not light candles in this rental.

Renting Requirement Policy: The guest booking the reservation must occupy the unit for the duration of the stay and is required to be 25 years of age minimum. Adults may not rent a unit for anyone under the age of 25, they must be actively present at the rental unit.

Maximum Guest Occupancy Policy: Adherence to occupancy policies and limits is strictly enforced. The guest count may not exceed the maximum guest occupancy at any point in time, including any pre-approved day guests. These policies are in place for your safety and the protection of the vacation home and the vacation rental industry. Violation of these policies may result in immediate eviction with complete forfeiture of all monies paid. Please contact management to request a pre-approval for any day guests. Additional guests that will exceed the maximum occupancy will automatically be denied.

Toiletries: Guests should bring their own toiletries, dishwasher pods, and laundry pods. Each unit will have two rolls of toilet tissue per bathroom, soap for every sink, a trash bag, and at least one roll of paper towels in the kitchen. 2 dishwasher pods and 2 laundry pods are also provided if applicable to the rental. We provide one set of bath towels per guest. For guest convenience, we also provide beach towels. All linens are provided.

Parking: The driveway has 4 parking spots, depending on the size of the vehicles. There is no street parking and no garage parking.

The surrounding local area has some great day trips as well: Florida Botanical Gardens in Largo featuring holiday lights late Nov-Jan,1st, John's Pass Village and Boardwalk, Tampa Lowry Zoo, Florida Aquarium, Clearwater Aquarium, Sunken Gardens, Dinosaur World, Ellenton Outlet Malls, Children's Museums, enjoy a Tampa Bay Ray's game at Tropicana Field, a Buccaneers Football game in Tampa, or check out some of the pro baseball teams during their local Spring Training, also Disney World and downtown Disney is just two hours away.
