• Observe 9 p.m.–8 a.m. quiet hours. Noise violations receive one warning; further violations may result in removal without refund.
• No parties – defined as more than 8 occupants at one time. $500 minimum fine. No refunds if reservation terminated for party.
• Dogs allowed over 1 year old, pre-approved. Pet fee: $100 per 10 nights or $250/month. Dogs must be crated if unattended and supervised in backyard. $75 pet waste fee applies if not cleaned. Fine of double pet fee per night if not approved. No cats allowed.
• Home is professionally cleaned between stays; air filters changed regularly. Guests with severe allergies should assess suitability.
• No refunds for COVID-19 or weather-related cancellations, including hurricanes. Consider trip insurance.
• $75/hour charge for late checkout without prior approval.
• Clean grill after use to avoid $75 cleaning fee.
• Ice makers and fireplaces are extra amenities; no refunds if not functioning.
• Utilities (electricity, water, gas) must be used responsibly. Excess consumption fees apply.
• No paper towels or wipes (including flushable) down drains; repair costs billed to guest.
• Third-party encrypted ID verification required. Reservation may be canceled with full refund if not completed or failed.
• Report cleaning or maintenance issues immediately. No refunds if issues unreported.
• Lawn care and trash may occur during your stay; schedule varies.
• Stays over 60 days require cleaning every 30 days (included in fee).
