This property boasts a wide sectional couch, 3 queen-size beds, ROKU smart TVs, a fully stocked kitchen, and in-home laundry facilities.

There is parking for 3 cars on the private lot.

- Age Requirement: Guests must be at least 21 years old to book.

- Pets Allowed: Pets are allowed with restrictions. Guests must disclose the size of the pet. Only 1 pet is allowed and must be 30lbs or less. A pet deposit up to $1500 may be required, the amount will be confirmed prior to finalizing the booking. PLEASE READ THE HOUSE RULES FOR DETAILS.

Early Check-in: Guests can request early check-in starting at 1 PM ET, which is three hours before our standard 4 PM check-in. Typically, our housekeeping team works until 4 PM to prepare the space; however, for an additional fee of $40, we can have the space ready by 1 PM ET.

If you need to check in even earlier than 1 PM ET, we recommend booking the night before your arrival to ensure immediate access in the morning.

You can pay the early check-in fee either through your booking platform or via a direct payment link. Once we receive your payment, we will schedule your early check-in and update your access codes. Please note that early check-in is subject to housekeeping availability, so be sure to inquire at least two business days before your check-in date.

The location is unbeatable! Convenient access to I-20 makes commuting effortless. Guests will find grocery stores, restaurants, and retail shops nearby. We highly recommend Gritz Brunch Bar, Gumbeaux Cajun Cafe, and Kuumba’s Coffee Shop—each offering delicious food, excellent service, and a welcoming atmosphere, all within a 10-minute walk. The nearby amphitheater also hosts community events, such as *Yoga on The Green*—a free class with required registration.

For those looking to explore beyond the neighborhood, downtown Atlanta is just a 30-minute drive, even with traffic, offering a variety of attractions and city sights.

For guests who are not booking via a major booking platform, the host requires a criminal background and credit check. There is a cost of $40 for the background check. Approval to stay is subject to the hosts' approval. We will not disclose the exact location of the property to individuals but can to insurance or housing placement companies.

For bookings exceeding 60 nights, a mid-stay cleaning fee will be applied and collected through the platform resolution center monthly. This is necessary to maintain the property in the advertised condition. The mid-stay cleaning includes housekeeping for all the bedrooms, bathrooms, kitchen, and living room. Host-provided color linens are the guests' responsibility to launder but our team will make the beds if the linens have been washed before our housekeeping team's arrival. The cleaning can be scheduled at your convenience, and your presence is not required for it to take place.

The host conducts regular pest control treatments, but this doesn’t eliminate the possibility of them entering the property. As a preventative measure, please do not hold the front door open for extended periods. Georgia has native species of bugs that are common in every property. These include palmetto bugs, stink bugs (Japanese Beatles), and a variety of small spiders.

Perfect location

This house was the perfect location for our stay. It is on a quiet street a 10 minute walk to a great cafe and several restaurants and a short drive to even more options. The kitchen is well equipped, the bedrooms were spacious and comfortable, and the bath towels were soft. Desks in each room gave us space to work. The property was as it was described and it was easy to feel at home.

The issue with our stay was being hosted by a Verbo host that wants hospitality industry money for short term rentals, but doesn't understand that listing a home on Verbo or means your guest are going to utilize the basic materials that you provide during there stay. The first red flag was that during our stay the thermostat had a lock on it, and we were not able to comfortably set the temperature through out the day given the fact it was approaching fall weather that fluctuate through out the day, we had to text the host to change the temperature ever time we needed the temperature adjusted. So out of frustration with that process, many days we just tried to deal with the temperature. Second red flag was the over communication and intrusive messages during our stay. We got another message basically telling us we would have "maintenance" visit once or twice a week, that the person would knock first and then let them selves in. That was just very uncomfortable and unwarranted demand, so we said No again. Days before it was time to check out, we informed the host that one of the bed frames had broken. She is mad saying that we ruined her linen, but her linens could be in better condition if she had a working washing machine. Bottom line is if you are going to be in the hospitality, then expect people to use your linens, so you should have functioning washing machine and sturdy furniture that people are going to utilize them.This host should reconsider being in hospitality.
