IMPORTANT TO NOTE
THIS IS A NON-SMOKING, DRUG-FREE PROPERTY, both indoors and outdoors. The use of tobacco, cannabis, vapor devices and illegal drugs is strictly prohibited. Disregarding this Rule may result in a fine.

Travel Protection: We HIGHLY recommend purchasing our trip cancellation insurance as there are NO REFUNDS if canceled within 7 days of arrival, regardless of the reason (including illness, flight delays, weather, road conditions, etc.). Protect your vacation with RentalGuardian in case of cancellations, emergencies, and more. Specifics will be provided in your confirmation email so you can get started and travel with peace of mind.

An all-wheel drive vehicle is recommended for use in the winter months due to potential snowfall.

The half bathroom is located in the laundry room.

This home does not have central air conditioning but does have an evaporative cooler and ceiling fans.

The property is expansive and there are shops that the owner`s may access during your stay. The bottom section of the driveway accesses these areas but the shops are not near the home or the areas enjoyed at the vacation rental.

The garage is available for guest`s use. RVs and trailers are permitted to be parked in the driveway.

Please be advised that cell service may be spotty or non-existent, depending on your service provider. Once at the home, you can use the WiFi service for calls.

Dog friendly, yard is partially fenced; however, it is NOT SUITABLE FOR SMALL DOGS. Limit of 2 dogs. PLEASE INQUIRE ABOUT THE PET FEE. Must be crated when left alone. Please request to review our Dog Rules prior to your arrival.

Turkeys, deer, elk and other wildlife can be seen frequently on the property. We take your safety and their protection seriously. We ask you to ONLY observe and DO NOT feed, hunt or allow your children or dogs to chase any wildlife on the premises. Please leave doors closed at all times to prevent small and large critters from coming inside.

Pasture may be available for those traveling with horses, ONLY UPON REQUEST. Must provide own feed.

Included in the price of your rental is an Administrative Fee for $59. This is required protection insurance provided by Waivo for up to $2500 in accidental damage. The full agreement and list of coverage details can be found in the Additional Rules section on the checkout page.

• Owners may access the workshops on the property and the garage to set out trash on trash pick-up day.
• For security purposes the exterior of the property is under 24 hour video surveillance.
• Cancellation policy: Full refund if canceled at least 30 days of arrival, 50% refund if cancelled between 7-29 days of arrival, NO refund if cancelled less than 7 days of arrival.
• Rates and amenities are subject to change without notice.
HOUSE RULES
These rules must be observed on the premises of the Property you have booked. The renter of the Property shall be referred to herein as the “Guest” or “You” and the owner of the Property shall be referred to herein as the “Homeowner”. You, as the Guest, accept and assume full responsibility for ensuring any person permitted at the Property abides by the rules expressed herein. Upon booking, reservation and payment, you agree to abide by the following rules:
A. You are responsible for all occupants of the home and must require that all rules herein, as well as the within the Short Term Rental Agreement, are followed.
B. No one under the age of twenty-five (25) shall qualify to rent this property. You shall not rent or stay at the Property unless there shall be at least one Guest over the age of twenty-five (25) concurrently renting or staying at the Property. All children must be under direct adult supervision at all times.
C. Smoking, vaping and all recreational drug use are NOT permitted in the house or on the Property. A fine will be assessed if these policies are not observed.
D. You must take Garbage/Trash to the curb on the scheduled day(s) of trash removal and not before, as indicated in the Guest Guide located within the Property.
E. Pets are NOT permitted in the house or on the Property unless otherwise stated in the listing. Manager is not authorized to make exceptions to these terms. Not abiding by these terms may result in eviction and forfeiture of amounts paid.
F. You, or any other person on the Property during your stay, may not interfere with the peaceful enjoyment of the neighbors. Quiet hours begin at 10:00 PM - 8:00 AM daily. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents.
G. You are solely responsible for any other person at the Property. Additional persons, other than the number of guests reserved and booked in the original booking and reservation, may NOT stay overnight at the Property.
H. You will be responsible for any fine and/or violation that is imposed on the Homeowner due to the negligence of any person permitted on the Property by you.
I. You shall abide by all Federal, State and Local laws.
J. You shall notify the local police and Homeowner of any illegal activity that is witnessed in or around the Property.
K. You agree not to use the Property for any unlawful purpose, including but not limited to, the sale, use or possession of illegal drugs on or around the Property.
L. Absolutely no hazardous materials are permitted to be in or around the Property at any time.
M. You may not use or store Kerosene or space heaters at any time in or around the Property.
N. The burning of candles is not permitted within the Property, with the exception of birthday candles.
O. Under no circumstances may a stove, oven or range be used as a source of heat. All appliances are to be used only for their intended purpose.
P. Charcoal and Gas Barbecue grills may not be used inside any structure located on the Property.
Q. You may not bring your own grill (of any type) or fire pit for use on the premises.
R. Tents or other structures may not be erected on the Property.
S. Commercial photography or filming is not permitted on the Property.
T. You shall use ventilating fans at all times when bathing or cooking.
U. All windows and doors must remain closed during inclement weather.
V. You shall notify Manager of any pest control problems.
W. The use of any provided swimming pool or hot tub is at your own risk. You further understand that any interruption of use will not alter or change any of the terms of this Agreement.
X. You may not block the fire escape at any time.
Y. The Homeowner does not permit large gatherings at the Property.

Beautiful Mountain Home

We truly enjoyed our stay in Glenwood Springs. This house is beautifully located in a very quiet area. We loved having dinners on the back porch and hot tub stays. Instructions in the house were very clear and the beds were very comfortable. Would love to stay here again in the future.

Excellent Property, excellent management - fantastic experience

Thank you for a wonderful stay and this lovely property. Everything worked out great. The experience of booking, communicating and finalizing the stay were excellent. The property is wonderful, completely met our needs. The property is very well equipped, really well maintained and is a truly beautiful location. The pictures of this place don’t do it justice! Beautiful home and property, very spacious for our family of 10. We thoroughly enjoyed our stay!It was clean, well stocked with everything you need to prepare, cook, and eat, plenty of towels and toiletries etc. Lovely yard and outdoor area and the hot tub was clean and very easy to use. The house book had very thorough instructions on how to use everything which was very helpful. Would highly recommend and would stay here again in a heartbeat!
