Parking is at the guest’s risk; secure valuables and lock your vehicle.

House Rules & Monitoring (Strictly Enforced)

This is a residential property, not a hotel.



Smoking

Smoking is not permitted anywhere on the property, including indoors, patios, balconies, garages, or entryways.

Smoking is permitted off the premises only.

Smart smoke detectors are installed

Smoking or tampering with detectors will result in fines up to $2,500 and immediate removal.



Noise

Quiet hours: 10:00 PM – 8:00 AM

Noise monitoring devices are installed inside the home.

Devices do not record audio.

Sustained noise over 80 dB for 5+ minutes triggers alerts.

Repeated violations may result in fines up to $2,500 and removal.



Parties & Guests

No parties or events.

Only registered guests are permitted.

Unauthorized guests may result in fines and cancellation without refund.

Other Things to Note:

🛡️DAMAGE WAIVER / SECURITY DEPOSIT

A $500 refundable security deposit or $19/night nonrefundable damage waiver (capped at $195 per stay). This waiver was previously $29/night, but we’ve temporarily reduced it as part of a limited-time promotion.



🐶 Pet Policy & Fees

 ✔ We welcome up to 2 pets, each under 35 lbs. Any more than 2 pets must be approved by management prior to booking.

Standard Pet Fees (handled after booking through our guest app):

⦁$15 per night for 1 pet (capped at $195 per stay)

⦁$25 per night for 2 pets (capped at $295 per stay)



Large Pet Surcharge (for pets over 35 lbs):

⦁One-time $49 fee for 1 large pet (in addition to standard pet fee)

⦁One-time $95 fee for 2 large pets (in addition to the standard pet fee)



These fees help cover the additional cleaning and maintenance required to keep the property clean, comfortable, and allergy-safe for all guests.



IMPORTANT:

Failure to disclose pets or pay the required fees in advance may result in additional charges of $500+ and/or cancellation of your reservation.

AGE REQUIREMENT & ID VERIFICATION

To ensure the safety and security of all guests, we require identity verification before check-in. This process includes:

✔ Age Requirement – The primary guest must be 21+. Guests aged 18–20 may reserve with a one-time additional fee of $35. All other guests under 21 are welcome if accompanied by the primary guest.

✔ A valid government-issued photo ID (driver’s license or passport)

✔ Submission of a selfie and a scanned copy of the ID through our proprietary verification software

✔ All guests staying in the unit must provide their IDs

⚠ Failure to complete the verification process may result in cancellation of the booking without a refund.

We provide essential amenities, but please note that resupplies are not provided for consumables such as paper towels and toilet paper.

Makeup wipes, cooking oil, condiments (ketchup, mustard, etc.), additional spices, aluminum foil, plastic wrap, ziplock bags, bottled water, pasta strainer, mixing bowls, baking sheets, measuring cups/spoons, food storage containers, coffee filters, or other personal preference items. Guests are expected to purchase or bring anything else they may need.



ACCESSIBILITY

This space is not designed for guests with visual or physical impairments.

Use of electronic devices (smartphones & apps) is required for check-in, access, and communication.

PACKAGE/MAIL DELIVERY POLICY

We DO NOT allow packages or mail to be delivered directly to the unit. Please arrange for delivery to a nearby Amazon Locker, UPS Store, or alternative pickup location. We are not responsible for lost, stolen, or misdelivered items.



LUGGAGE STORAGE

We do not offer luggage storage before check-in or after check-out. Guests are responsible for arranging their own storage solutions if needed.



DAMAGES

✔ The property will be inspected for damages after checkout, and any damages will be taken out of the security deposit (if applicable)

✔ Guests are required to report any damages upon check-in to avoid being charged after departure.
