Tucked behind a main residence on a quiet Kissimmee street, this newly built guesthouse offers a peaceful retreat that puts you within easy reach of everything Central Florida has to offer - without any of the noise. Spend your evenings on the private patio with the grill fired up, your mornings sipping coffee in the garden, and your afternoons exploring some of the world's most iconic theme parks, all within a 30-minute drive.

 

The space

Spanning 1,200 square feet of single-level living, this 2024-built guesthouse was designed with comfort and ease in mind. Soaring 13-foot ceilings give the open-plan living area a spacious, airy feel, while the acrylic flooring and thoughtful furnishings create a clean, welcoming atmosphere. The living room centers around cozy seating and a Smart TV - great for a relaxed movie night in after a long day at the parks.

 

Kitchen & dining

The fully equipped kitchen opens directly onto the living area and comes stocked with everything you need: an electric stove, oven, refrigerator, freezer, dishwasher, microwave, coffee maker, hot water kettle, blender, toaster, wine glasses, cooking basics, and a full set of dishes and silverware. Whether you're putting together a quick breakfast before heading out or cooking a proper dinner, it's all here. A dining table provides a comfortable spot to gather.

 

Sleeping arrangements

The master bedroom features a king bed, plush linens, room-darkening shades, and an ensuite bathroom with a deep bathtub - ideal for unwinding after a busy day. The second bedroom is fitted with a queen bed, its own TV, a dedicated workspace, and custom clothing storage. A second full bathroom is accessible from both the queen bedroom and the main living area, keeping things practical for everyone.

 

Outdoor living

Step through the sliding glass doors and into a private backyard with a patio, outdoor furniture, a round table with umbrella, and a BBQ grill with barbecue utensils. A fire pit adds a warm focal point for cooler winter evenings. The property also offers direct lake access via a path or dock - a quiet spot to take a break from the bustle. Secure driveway parking for two vehicles is included at no extra charge.

 

Practical extras

A washer and dryer are available in a dedicated laundry room, along with an iron and all the essentials you'd expect: towels, bed linens, extra pillows and blankets, hangers, and a hair dryer. The home is equipped with a smoke alarm, carbon monoxide alarm, fire extinguisher, and first aid kit. A pack 'n play/travel crib, children's books and toys, and board games are also on hand for families. High-speed Wi-Fi and a dedicated workspace make it easy to stay connected if needed.

 

Location

Florida HappyNest sits in Kissimmee, with a private entrance and easy access to the region's biggest drawcards. Disney's Magic Kingdom is around 25 minutes away, Epcot and Disney Springs roughly 20-23 minutes, Disney's Animal Kingdom about 25 minutes, and Universal Studios Orlando approximately 30 minutes. Fun Spot America, SeaWorld Orlando, Island H2O Live!, and Old Town Kissimmee are all within easy reach. Orlando International Airport is a 25-minute drive.

 

Check-in is from 4:00 PM and checkout is by 10:00 AM.
