➤Quiet Hours: 9 PM on weeknights, 10 PM on weekends

《 NO SMOKING 》 Smoking indoors will result in a $500.00 fine. Removing the smoke smell and nicotine from the walls is an extremely time-intensive process.

《 PETS 》 Pets are not allowed in this building. Please note that evidence of unregistered pets will result in a $600.00 fine charged to guests.

《 NO PARTIES》 There is a $1,000.00 surcharge charged to groups that are deceitful about the use of the unit. Please be transparent and honest. Guests who are partying will be asked to vacate the property immediately without a refund.

《 TAMPERING WITH SAFETY DEVICES》 There is a smoke and noise detecting device within the suite. For the safety of all guests and the property, tampering with or disabling smoke detectors, carbon monoxide detectors, or noise monitoring devices is strictly prohibited. Unplugging, removing batteries, covering, or disabling any safety or monitoring device will result in an immediate $250 fine per incident. These devices are installed in accordance with Airbnb’s safety guidelines and are in place solely to ensure guest safety and maintain neighborhood peace. If you are experiencing issues with any device (e.g., beeping, false alerts), please contact us immediately, and we will assist right away.

《 NO UNREGISTERED GUESTS》 All guests must be registered for liability purposes. ➤A surcharge of $350.00 per undeclared guest per night will be applied for each unapproved guest. We schedule and prepare our cleaners and inventory based on the number of guests in the unit.

《 SECURITY CAMERA 》 Under no circumstances is the security camera to be removed or disabled in any way that is found on the outer door frame of the unit. This is a stipulation and requirement from building management for our units, and the camera must be functional at all times. Please note that any cameras removed or disabled will be considered a violation of the booking, and a $500 fine will apply. This security camera captures activity only outside the unit.

《 CHECK-OUT TIMES 》 Check-out times are firm unless scheduled and confirmed 24 hours in advance, and only if it does not disturb upcoming guest reservations. ➤ A $50.00/hour penalty is applied if guests fail to check out by 10 am, as my cleaners are on tight schedules.

《 GARBAGE 》 Garbage is to be thrown out in a sealed bag in the trash chute on your floor. Garbage is not to accumulate in the unit and is not to be disposed of anywhere else in the building or community amenities. Be sure to break down all boxes and seal all bags. Soiled trash, like pizza boxes, cannot be recycled. The trash cans in the parking garage and amenity spaces are for loose trash only. Disposing of Large Boxes and Large or Irregular Items: Trash can be disposed of in the trash rooms. Be sure to break down all boxes and seal all bags.

《 LOCK ALL WINDOWS & DOORS 》 Please lock all windows and doors if you are not home and upon check-out.

《 LIGHTS 》 Please turn off lights when not in use. Please make sure all lights are turned OFF at check-out.

《 SHOES》 Outdoor shoes are to be left by the front door and not to be worn throughout the inside of the unit.

《 COMMUNITY POLICIES & RULES 》 We appreciate guests who value maintaining the integrity of the building community and its rules and policies. By confirming this reservation, you agree to respect any written apartment rules and community policies, including instructions for care of our property. Any substantiated complaints from the building may result in fines and/or cancellation of your reservation without refund.

《 CHECK-OUT PROCEDURES 》 ➤Please wash, clean, and put all dishes away. Cleaning dishes is not included in the cleaning fee. ➤Please place all used towels and linens on the floor next to the bathroom. ➤Please throw all waste away prior to check-out. ➤We appreciate guests who respect the home and encourage guests to leave the home in good condition to keep our cleaning fees reasonable so we can continue to offer guests an amazing experience.

《 RESERVATION EXTENSION POLICY 》✦ Guests looking to extend their stay are welcome to do so, subject to availability. Please note that we require a 48-hour MINIMUM notice prior to checkout time to extend without penalty. If you request an extension between 24 and 48 hours before checkout, there`s an additional 50% of the cleaning fee to reschedule cleaners. Any extension request made less than 24 hours before checkout time will incur an additional cleaning fee.
