Steps from the gentle, reef-protected waters of Anini Beach, The Sugar House offers the perfect blend of island charm and modern comfort. This impeccably renovated retreat features 3 ensuite bedrooms, 3.5 baths, a sleeper sofa, a welcoming front lanai, and a spacious screened back lanai overlooking lush tropical gardens. From the master suite, wake to sweeping ocean views and the sound of waves just beyond your doorstep.
Designed for relaxation and connection, the home’s open layout flows seamlessly to outdoor living spaces. Split A/C in the master suite ensures restful nights, while ceiling fans and refreshing trade winds keep the rest of the home naturally cool.
The estate’s private fruit grove, spice plants, and flowering tropical landscape create a serene oasis. Depending on the season, you may find mangoes, star fruit, and oranges ready to pick right from the trees—adding a sweet, local touch to your stay.
From your front door, a walking path leads you to the beach—soft sand between your toes in seconds. Anini’s calm, shallow waters are ideal for families, swimmers, snorkelers, and paddleboarders. With one of the largest coral reefs in Hawaii just offshore, you may even spot graceful sea turtles gliding through the vibrant marine life.

This transient vacation rental is located in the tsunami evacuation zone
In case of an emergency, we have evacuation instructions posted in the gallery, on the wall in the home, and in our house manual. Exit and drive to the Princeville Shopping Center, located at 5-4280 Kuhio Hwy. The route is 4.0 miles and should take approximately 9 minutes.

Great home away from home

Most excellent location, calm water for younger kids-at beach, good for 2 families to share, excellent bbq patio & kitchen, grocery store close by, windows do great at blocking the noise from the roosters crowing , and we would definitely return!!!

Perfect vacation

This house was perfect for our family vacation. the beach is so nice that our youngest (1 1/2) could play without us being worried about the waves, the house was stocked with everything we needed. Just wish the two downstairs bedrooms had A/C. We would definitely rebook!

Family Vacation

Our family enjoyed together time and were able to spread out and have alone time as well. The house and front porch, huge backyard and just steps from the beach made this the perfect home for a large family.

Anini beach paradise

The property was fantastic and as advertised. Having 3 suites was perfect for our group of 3 couples. The location was great being close to Anini beach to walk to, which is nice and calm making it relaxing any day and any time. The kitchen and appliances were nice to make any meals we wanted. We would definitely stay again!

Perfect location

This property is exactly as described. Anini Beach was beyond our expectations. We enjoyed sunny afternoons, coffee with sunrise and stargazing. We could clearly see the Milky Way! It was just perfect.

Great location. It was a fantastic home for our family of 6. The floor plan worked great for hanging out and cooking. The kitchen was well equipped. The beds were comfy. The house was clean and well maintained. It had everything you could need: towels, beach toys, extra blankets... Absolutely loved our stay!

Beautiful!

This house is amazing. The tasteful furnishings, the front lanai, the back lanai, the outdoor kitchen, the gorgeous bathrooms. EVERYTHING! And yes, it is 100 steps to the very best part of Annini Beach. We were in heaven ❤️

Fantastic Location

Beautiful house very close to the beach! Loved sitting on the back and front porches with the Hawaiian Breeze. Would have liked a bit more information on recommendations on activities and where to eat and shop in the area. Be careful of the steps at night going up to the master bedroom and another set down to the living room. Really loved having the beach equipment and laundry handy.

2023 Family Vacation

This house was amazing! We booked this property as our Kauai timeshare was having the roof replaced and we didn't want to be bothered by the construction noise and debris. This was the best decision we could have made. This property was beautiful inside and out. The check in was easy, the owner was responsive, and with a semi secluded beach literally 100 Steps away how could you possibly have a bad time. We would definitely stay here again!

Beautiful Anini Kai!

This was our 2nd stay at Anini Kai and like before... it didn’t disappoint! The house, grounds and location are supreme! Nikki and Dave have thought of everything to make a stay there comfortable and welcoming. Last time we stayed for a month and unfortunately this year we had to cut our vacation short due to the global epidemic! We’re hoping and looking forward to returning next year! Kauai kickoff to college

My family of 5 and my 80+ mom loved our visit to Anini beach and to Nicole's beautiful home. It was a perfect getaway before we sent two of our boys off to college. The quiet cove, warm water, fish full beach is just steps from the home and it was a treat to walk over and jump in after a day of adventuring. The home is equipped with everything one could need, plus the decor was lovely--love the Buddhas! My kids loved to play in the backyard, and I enjoyed reading in the hammock. Thank you for a great visit. We hope to come again.

The Good Life

My family couldn't have enjoyed our time in this comfortable and well-appointed home more. It was the best of both worlds in that if we wanted to stick near the house for the day the beach was right across the street and perfect for children and if we wanted to venture out, Kauai is simply paradise. Additionally - our toddler son made friends for life with the chickens that sometimes roam the property. Thanks again - Eric and Family.

Perfect Beach House

Anini Kai was perfect! It was absolutely beautiful inside and very clean. It had a wonderful screened porch that we enjoyed. The kids had fun picking and eating some of the fruit from the backyard. It was so nice to be really close to Anini Beach. We never even put on shoes when we walked over there (it was that close). We went there at least once every day. It's only 15 minutes from Hanalei Bay, which was awesome. We loved using the boogie boards, sand toys, and beach chairs. There was also lots of snorkel gear (but we packed out own). Can't wait to go back!

Beachfront paradise in a modern cottage

This has to be one of the best properties we have stayed at and we have stayed at so many places! First, Nicki and Dave were so responsive to any questions. The cottage was just remodeled and has a very modern farmhouse style that is so cool. The best part is that it's location:. Literally 100 steps away from one of the best beaches on Kauai. It's not crowded like the other beaches and you don't have to ever worry about parking. Lunch? Just walk back for that. We would come back here in a heartbeat!

Wonderful stay at a beautiful home

The home was wonderful and is beautifully maintained. This is not a rental where you walk in and feel that the pictures were better than the actual experience - it's the opposite. You'll enjoy it more than you expected. We had a great time and as a family that's gone to Hawaii many times, we were tired of hotels and wanted to be in a house. We were happy to buy fresh fish and fruit and prepare it ourselves. The house is lovely, with many amenities, and its proximity across from Anini beach is quite special; it's also an easy drive to all the places we wanted to see in Kauai. There were almost no downsides. Any hiccups were few and easily resolved with the homeowners, who are attentive, thoughtful, and very responsive. There's A/C in the upstairs/primary bedroom that works well; one should know that it doesn't cool the entire house and at times our teenagers found the house too warm. Sometimes you can hear cars zip along the road in front of the house. But these were minor things. It was a relaxing experience. Each time we drove back to the house after being out and about, we were happy for its lovely location, a beautiful and calm beach where we could take a walk or snorkel, and a place we could relax and feel like we were at home. We'd happily return.

This home is unbelievably beautiful. I love it here. It is so welcoming, comfortable, sunny, bright and cheerful. Honest and pure good vibes here. Plenty of space to hang and still have privacy for a family of five (kids are now young adults!). Windows open everywhere with sheer white curtains flowing with the breeze. The house is so nice we actually remodeled our house to try to replicate the clean, open and fresh look. We cooked and baked together every night, and loved eating by candlelight in the breezy back porch, especially when it rained. The house is surrounded by beauty, every window is a work of art and nature, swaying trees, flowers, birds, clouds, sunsets. The best sunset you see is when you are relaxing in the deep soaking tub upstairs. The many fruit trees in the back yard are phenomenal- star fruit! I feel like the house is on the beach, you just have to cross the street and you are already on the short path to the most serene and stunning private beach on earth, it is particularly stunning at night when the water is calm and all of the stars in the world show up. A 15 minute star float is priceless. The resident turtle shows you what it’s like to be peaceful, calm, and relaxed - you know it has let a lot of things go in his lifetime and living just fine and happy without all that baggage. Lots of coral and tropical fish, you can snorkel and swim really far out there - it’s shallow all the way. You can be in that water all day, but put on suncreen!

A little piece of paradise

This property is wonderful Located on beautiful grounds Backing up to a forest and with fruit trees throughout. The beach is down a path across the street. All three bedrooms are very comfortable with remodeled bathrooms, the primary really amazing! The kitchen has been remodeled (along with the rest of the house) and has a great lanai adjacent, great for meals or relaxing. Our whole family really enjoyed the whole trip and especially the location of this property. We would love to come back in the future!

North Shore - Kauai

We had a very nice time at Dave and Niki's place. The north shore of Kauai is different from other areas of Hawaii - it rains a lot, especially in winter, so it is very lush - which we really liked. It rained multiple times every day, so you learn to time your outings accordingly. Regarding the house, it is a very nice place. Very modern. If I were to build a house in Hawaii, I would take many design cues from this house.

Lovely home

We loved this house. It’s super clean, recently remodeled, a perfect 3 bedroom layout in a quiet neighborhood so close to the beach. You can hear the waves from every room. The beach path is right in front of the house and anini beach is so peaceful. Highly recommend this spot!

Amazing!
