The Space:
Soft winter light streams through the living area as you step onto the patio with a warm drink, the city’s rhythm humming just beyond the windows. Cool mornings invite you to breathe in fresh Austin air, while evenings offer a quiet retreat after a day of exploring. The open‑concept layout feels both spacious and intimate, giving you room to unwind and gather with your group.
Living space
The entry opens directly into an open‑concept living area where a comfortable sofa anchors the room. The sofa converts to a queen‑size sleeper, providing extra sleeping space for larger groups. Large sliding doors lead to a private patio, perfect for sipping coffee or simply enjoying the gentle winter breeze.
Kitchen & dining
A well‑equipped kitchen flows into a bright breakfast nook with seating for casual meals, coffee, or planning the day ahead. The layout makes it easy to prepare home‑cooked meals or enjoy a quick snack between outings.
Sleeping arrangements
Four bedrooms sleep up to 11 guests. Three private rooms each contain a queen bed. The fourth bedroom features a twin bed and doubles as a dedicated workspace with a desk and chair behind a door. In the living area the queen‑size sofa sleeper adds additional capacity, and a queen air mattress is available when needed. Linens, extra pillows, and blankets are provided.
Bathrooms
Four full bathrooms give each guest privacy and convenience. Every bathroom includes a bathtub or shower, hot water, and standard bathroom essentials.
Work & connectivity
High‑speed Wifi and an Ethernet connection support remote work or streaming. A dedicated workspace with a desk and chair offers a quiet spot for focused tasks. Central air conditioning and heating keep the apartment comfortable throughout Austin’s mild winter season.
Outdoor & shared amenities
Step onto the patio or use the shared outdoor pool, which is open year‑round during posted hours, and the shared hot tub for a relaxing soak. A shared gym nearby and a playground area provide additional options for activity and family fun. All shared amenities are managed by the building; the host is not responsible for third‑party closures.

The Neighborhood:
The Riverside area is near downtown, the University of Texas, local community college, and many of the best green areas in Austin (Zilker & Barton Creek Greenbelt). Strolling on Riverside you'll find it to be very residential, quiet, and peaceful.
Staying in this place will show you that you are super close to everything without being in the hectic Downtown Austin area. You are a short Uber/Lyft away from a time of your life without having the extra noise to keep you awake at night.
Getting Around:
The neighborhood is private off the main road and has plenty of parking. It is on a first come first serve basis. You are very close to the main highway to get around and close to local shops/restaurants for a quick or nice bite to eat.
Other Things to Note:
Heath, the safety and well-being of our guests are of utmost importance to us. For this reason, we use a thorough and extensive process of cleaning after each check-out.

This home is tucked nicely away but close. This would be an ideal location if you are coming for a major event or concert, like ACL, F1, or SXSW.
We are pet-friendly but do require a pet fee. It's in our house rules down below.
This is on the second floor and does require a small number of stairs.
This complex itself has recently been renovated. However, we do our best to keep everything clean and fresh.
Please be aware the unit is in the state of Texas there may be pests like roaches, ants, or other bugs. We hire professional pest control to take care of this.
We make sure to provide the basic amenities you need as you book our place (e.g. hand soap, toilet paper) but further supplies especially for long-stay bookings need to be purchased on your own.
Just like at a hotel, we kindly ask you to complete our quick verification process in order to receive your check-in details. This will ask you to provide your ID and lodge a safety deposit. Once this is done, we’ll send you your check-in details.
There's a security camera pointing at the door entrance, as well as a noise detector inside the property.
