The Space:

Soft winter light streams through the living room as you settle onto the sofa, the city’s gentle hum just beyond the patio doors. Cool mornings invite you to step onto the private patio with a warm drink, while evenings offer a quiet retreat after a day of Austin adventures. The open‑concept layout feels both spacious and intimate, giving you room to relax, work, and gather with your group.



Sleeping arrangements

The apartment sleeps up to 11 guests. Three private bedrooms each hold a queen bed. A fourth bedroom features a twin bed and doubles as a dedicated workspace with a desk and chair behind a door. The living area includes a queen‑size sofa sleeper, and a queen air mattress is available for extra guests. Linens, extra pillows, and blankets are provided.



Living space & outdoor living

The open living area centers on a comfortable sofa that converts to a queen‑size sleeper. Large sliding doors lead to a private patio where you can enjoy the cooler season air. Shared amenities on the property include a year‑round outdoor pool with set hours, a shared hot tub, and a nearby shared gym. An outdoor playground and additional backyard space give families extra room to unwind.



Kitchen & dining

The kitchen is equipped for everyday cooking, flowing seamlessly into a breakfast nook with seating for casual meals, coffee, or planning the day ahead. A dining table nearby makes it easy to enjoy home‑cooked meals or take‑out from the vibrant neighborhood.



Work, connectivity & comfort

High‑speed Wifi and an Ethernet connection support remote work or streaming, while a dedicated workspace provides a quiet spot to focus. Central air conditioning and heating keep the interior comfortable throughout Austin’s mild winter season.



Access, parking & stay details

A private entrance and smart‑lock self check‑in let you arrive on your own schedule. Free on‑site parking and additional street parking are available. The home is single‑level with no stairs, making it easy to move around. It is pet‑friendly and suited for both short and long‑term stays. Exterior security cameras face outward, and a noise monitor helps maintain quiet hours.



Neighborhood

East Riverside offers a residential, peaceful setting with green spaces nearby and quick routes to downtown Austin, the University of Texas, and the airport. Live music, dining, and cultural attractions are within easy reach, while the quiet neighborhood provides a restful base to recharge after exploring the city.

The Neighborhood:

The Riverside area is near downtown, the University of Texas, local community college, and many of the best green areas in Austin (Zilker & Barton Creek Greenbelt). Strolling on Riverside you'll find it to be very residential, quiet, and peaceful.



Staying in this place will show you that you are super close to everything without being in the hectic Downtown Austin area. You are a short Uber/Lyft away from a time of your life without having the extra noise to keep you awake at night.



Getting Around:

The neighborhood is private off the main road and has plenty of parking. It is on a first come first serve basis. You are very close to the main highway to get around and close to local shops/restaurants for a quick or nice bite to eat.



Other Things to Note:

Heath, the safety and well-being of our guests are of utmost importance to us. For this reason, we use a thorough and extensive process of cleaning after each check-out.

This home is tucked nicely away but close. This would be an ideal location if you are coming for a major event or concert, like ACL, F1, or SXSW.



We are pet-friendly but do require a pet fee. It's in our house rules down below.



This is on the second floor and does require a small number of stairs.



This complex itself has recently been renovated. However, we do our best to keep everything clean and fresh.



Please be aware the unit is in the state of Texas there may be pests like roaches, ants, or other bugs. We hire professional pest control to take care of this.



We make sure to provide the basic amenities you need as you book our place (e.g. hand soap, toilet paper) but further supplies especially for long-stay bookings need to be purchased on your own.



Just like at a hotel, we kindly ask you to complete our quick verification process in order to receive your check-in details. This will ask you to provide your ID and lodge a safety deposit. Once this is done, we’ll send you your check-in details.



There's a security camera pointing at the door entrance, as well as a noise detector inside the property.
