The Space:

Soft winter light streams through the living room as you settle onto the sofa, while a gentle breeze drifts from the patio, inviting you to sip a warm drink and watch the city wake. After a day of exploring Austin’s music scene and lakeside trails, you return to a calm, open‑concept space where the kitchen hums quietly and the bedroom doors close softly. Evenings unfold on the private patio, where the cool air and distant hum of the river create a perfect backdrop for conversation or quiet reflection.



Sleeping arrangements

Three private bedrooms each hold a queen bed, offering ample space for couples or solo travelers. A fourth bedroom features a twin bed and doubles as a dedicated workspace with a desk and chair behind a door. The living area includes a queen‑size sofa sleeper, and a queen air mattress is available for additional guests. Linens, extra pillows and blankets are provided for every bed.



Living space & work

The open‑concept layout blends the living room, kitchen and dining nook into one inviting area. A queen‑size sofa sleeper anchors the room, and large sliding doors lead to a private patio where you can step outside without leaving the comfort of the apartment. High‑speed Wifi and an Ethernet connection support remote work or streaming, while a separate workspace gives you a quiet spot to focus. Central air conditioning and heating keep the interior comfortable throughout Austin’s mild winter season.



Kitchen & dining

A well‑equipped kitchen opens onto a casual breakfast nook, perfect for preparing meals or enjoying coffee while planning the day ahead. The layout encourages easy movement between cooking, dining and relaxing, whether you choose to dine in or venture out to nearby eateries.

A private entrance and smart‑lock self check‑in let you arrive on your own schedule. Free on‑site parking and additional street parking are available. The Neighborhood:

The Riverside area is near downtown, the University of Texas, local community college, and many of the best green areas in Austin (Zilker & Barton Creek Greenbelt). Strolling on Riverside you'll find it to be very residential, quiet, and peaceful.



Staying in this place will show you that you are super close to everything without being in the hectic Downtown Austin area. You are a short Uber/Lyft away from a time of your life without having the extra noise to keep you awake at night.



Getting Around:

The neighborhood is private off the main road and has plenty of parking. It is on a first come first serve basis. You are very close to the main highway to get around and close to local shops/restaurants for a quick or nice bite to eat.



Other Things to Note:

Heath, the safety and well-being of our guests are of utmost importance to us. For this reason, we use a thorough and extensive process of cleaning after each check-out.

This home is tucked nicely away but close. This would be an ideal location if you are coming for a major event or concert, like ACL, F1, or SXSW.



We are pet-friendly but do require a pet fee. It's in our house rules down below.



This is on the second floor and does require a small number of stairs.



This complex itself has recently been renovated. However, we do our best to keep everything clean and fresh.



Please be aware the unit is in the state of Texas there may be pests like roaches, ants, or other bugs. We hire professional pest control to take care of this.



We make sure to provide the basic amenities you need as you book our place (e.g. hand soap, toilet paper) but further supplies especially for long-stay bookings need to be purchased on your own.



Just like at a hotel, we kindly ask you to complete our quick verification process in order to receive your check-in details. This will ask you to provide your ID and lodge a safety deposit. Once this is done, we’ll send you your check-in details.



There's a security camera pointing at the door entrance, as well as a noise detector inside the property.
