The Space:
Soft morning light filters through wide windows as the apartment comes to life, the city just outside and a calm residential quiet inside. You start the day with coffee at the breakfast nook, ease into the space, and feel grounded by the open layout and thoughtful flow. After a full day exploring Austin, you return to a place that feels settled, comfortable, and easy to unwind in.
Sleeping Arrangements
Four bedrooms provide rest and privacy for up to eleven guests. Three rooms hold queen-size beds, while the king bedroom includes a dedicated workspace with a desk and chair. The living‑room sofa converts to a queen‑size sleeper, and a queen air mattress can be set up for additional guests. Linens, extra pillows, and blankets are supplied.
Living Space
The entry opens directly into an open‑concept living and kitchen area, creating a natural gathering spot. A flat‑screen TV invites you to stretch out on the sofa and catch a favorite show, while patio access extends the living space outdoors without leaving the comfort of home.
Kitchen & Dining
The fully equipped kitchen supports everyday cooking, from a simple breakfast to a relaxed dinner. A breakfast nook with seating for four keeps meals casual and connected to the living area, making it easy to stay together throughout the day.
Work & Connectivity
High‑speed WiFi and a dedicated workspace with a door support remote work or study. An in‑unit washer and dryer add convenience for longer stays.
Outdoor Space
A private balcony offers a quiet spot to step outside, while shared amenities include a year‑round pool, a hot tub, and a nearby gym. The building also provides a backyard, outdoor dining area, BBQ grill, playground, and green space for casual gatherings.
Neighborhood
Located in East Riverside, the apartment sits in a peaceful residential area just minutes from downtown Austin, the University of Texas, Zilker Park, and Barton Creek Greenbelt. Live music, restaurants, and nightlife are within easy reach, yet the location remains free from the constant noise of the city center.
Good to Know
The property is pet‑friendly and suitable for stays of 28 days or more. Free parking is available on the premises, and a smart lock enables self check‑in. Exterior security cameras and a noise detector help ensure a comfortable stay for everyone. The host is not responsible for third‑party amenities such as the pool and gym and cannot offer refunds if they close for maintenance or unforeseen circumstances.
Guest Access:
The apartment is exclusively yours, without interruption for the duration of your stay, so relax, unwind, and make yourself at home.
Other than the already mentioned amenities, our home is also equipped with:

The Neighborhood:
The Riverside area is near downtown, the University of Texas, local community college, and many of the best green areas in Austin (Zilker & Barton Creek Greenbelt). Strolling on Riverside you'll find it to be very residential, quiet, and peaceful.
Staying in this place will show you that you are super close to everything without being in the hectic Downtown Austin area. You are a short Uber/Lyft away from a time of your life without having the extra noise to keep you awake at night.
Getting Around:
The neighborhood is private off the main road and has plenty of parking. It is on a first come first serve basis. You are very close to the main highway to get around and close to local shops/restaurants for a quick or nice bite to eat.
Other Things to Note:
Heath, the safety and well-being of our guests are of utmost importance to us. For this reason, we use a thorough and extensive process of cleaning after each check-out.

This home is tucked nicely away but close. This would be an ideal location if you are coming for a major event or concert, like ACL, F1, or SXSW.
We are pet-friendly but do require a pet fee. It's in our house rules down below.
This is on the second floor and does require a small number of stairs.
This complex itself has recently been renovated. However, we do our best to keep everything clean and fresh.
Please be aware the unit is in the state of Texas there may be pests like roaches, ants, or other bugs. We hire professional pest control to take care of this.
We make sure to provide the basic amenities you need as you book our place (e.g. hand soap, toilet paper) but further supplies especially for long-stay bookings need to be purchased on your own.
There's a security camera pointing at the door entrance, as well as a noise detector inside the property.
Just like at a hotel, we kindly ask you to complete our quick verification process in order to receive your check-in details. This will ask you to provide your ID and lodge a safety deposit. Once this is done, we’ll send you your check-in details.
