KITCHEN & AMENITIES: Both kitchens are located on the ground-floor and are fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS: Guests will have exclusive and private access to both tri-level homes on the property. This includes all interior rooms, as well as the private outdoor spaces associated with each residence: two sun decks and two rooftop decks.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: A stacked washer and dryer are located along the second-level hallway, with complimentary laundry supplies provided.
Parking: Four garage spaces that accommodate most regular-sized vehicles, accessed via rear alley. General street parking, both metered and unmetered, is also available.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.
Security: This property utilizes outdoor-only surveillance cameras and recording devices, including a doorbell camera at the main south entrance facing outward, a doorbell camera in the garage facing the exterior garage door, and a camera on the third-floor rooftop deck monitoring the exterior. No cameras are installed inside the home, and all devices are used solely for exterior security. The property is also equipped with noise-monitoring technology, such as decibel readers, to help protect the home, support guest safety, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
