THE SPACE

The stairs start the moment you walk in, and that's part of the charm here: this Sandpiper condo climbs in stages from the entry up to a bright, open living room, up again to the kitchen and dining area, and up once more to each of the three bedrooms, all with their own private bath. It's a layout built in layers rather than laid out flat, and the payoff is a top-level primary suite that feels genuinely separate from the rest of the group. The private balcony off the main living space looks out toward the dunes and the Atlantic beyond, with the best ocean views found from the upper floors and the balcony itself rather than the entry-level living room.

The strongest ocean views in the condo come from the upper-floor bedrooms and the balcony; the entry-level living room itself faces the grassy dunes.

A MULTI-LEVEL LAYOUT

This condo is built in stages rather than on one flat floor, with a set of stairs between the entry and the living room, another up to the kitchen and dining area, and further stairs up to each bedroom. It gives every level its own sense of privacy, though it does mean several trips up and down with luggage, worth knowing for guests who prefer fewer stairs.

LIVING ROOM

A bright, open living room with comfortable seating and one of four Smart TVs, wired for whole-condo Spotify streaming (guests log in with their own account). Coastal decor throughout gives the space a fresh, updated feel.

KITCHEN AND DINING

The open-concept kitchen is built around a custom farm table big enough to seat the whole group, with a full range of cookware and everything needed to cook for a crowd rather than just get by.

COMMUNITY POOL

A shared, unheated outdoor pool is available to guests just steps from the condo, a nice change of pace from the ocean on cooler days.

COMFORT AND EVERYDAY ESSENTIALS

Four-zone air conditioning keeps every level comfortable independently, and a large-capacity water heater plus soft water add a nice touch of comfort. An in-unit washer and dryer means packing light is genuinely an option, and a hot/cold outdoor shower is perfect for rinsing off after the beach or the pool. Self check-in means no key pickup required.

EXPLORE AMELIA ISLAND

The beach is right outside, and Ritz-Carlton and several golf courses are an easy walk or short drive away. Historic Fernandina Beach, with its boutiques and fine restaurants, is a short drive, and Amelia Island's trails and natural areas are easy to explore by bike, foot, or car.

This is not a pet-friendly property. Check-in is after 4:00 PM, and checkout is before 10:00 AM, with a maximum occupancy of 7 guests. This is a multi-level condo with interior stairs between the entry, living room, kitchen, and each bedroom; the property is not wheelchair accessible. Parking is free and designated on premises.
