Oasis on the Vine is a private 2-acre luxury estate in Lodi wine country featuring 3BR/3BA, vineyard views, and stunning sunsets. Enjoy a heated pool & spa (fees apply), serene gazebos, outdoor bar, and a 1,800 sq ft game room with pool table, ping pong, putting green & 85” TV.

Important Rules:
- No events or gatherings are permitted.
- No visitors or day guests are permitted.

Sleeping Arrangements – Comfortably Sleeps 12

Master Suite: California King bed with private en-suite bathroom
Bedroom 2: Two Queen beds — ideal for couples or older children
Bedroom 3: Two Twin bunk beds — perfect for kids or singles
Office: Trundle bed for 2 guests
Additional 2 foldable beds.

With foldable beds 14 can sleep.

Ample Parking for Groups:
3-car garage with interior access with EV charging
On-site RV or motorhome parking
Large driveway with room for up to 15-20 vehicles — ideal for multiple families or group retreats

Guest access
Guest can access all the spaces other then Master Bed Closet and Closet in Pool table room.

Other things to note
-MANDATORY HOUSE RULES (STRICTLY ENFORCE)-

Failure to comply with the following rules will result in **immediate termination of the booking without refund**, removal from the property, and applicable **financial penalties**.

Quiet Hours (County Ordinance)
10:00 PM – 7:00 AM (weekdays)
10:00 PM – 8:00 AM (weekends)
Violation will result in immediate termination of stay.

NO STREET PARKING
Street parking is strictly prohibited at all times. Violations may result in fines and/or towing at guest’s expense.

NON-SMOKING PROPERTY
Smoking of any kind (including cigarettes, weed, vaping) is strictly prohibited indoors.
Penalty: $500 fine + additional cleaning costs.

NO PETS ALLOWED
Unauthorized pets will result in additional cleaning fees.

UNAUTHORIZED GUESTS
Only registered guests are allowed on the property.
Penalty: $150 per unauthorized guest per night + possible termination of booking.

POOL & SPA USAGE
Guests are not permitted to control pool heating.
Spa features (jets, lights, waterfall) may be used responsibly by guest. Unauthorized tampering may result in additional charges.

SEPTIC SYSTEM (CRITICAL RULE)
This property operates on a septic system.
Do NOT dispose of: grease, food, oils, cigarette ashes, weed, chemicals, or any non-biodegradable materials.
Any misuse resulting in damage or required pumping/repairs will be fully charged to the guest.

By booking this property, guests acknowledge and agree to abide by all rules listed above.

- Pool heating will be $350/1st-night and $175/every following night

- Free if booked for more than 3 nights

For remaining months:
- Pool heating will be $175/1st-night and $75/every following night
Or
- Free if booked for more than 2 nights

Please note:
- Pool heating requires 24hr notice (prior to check in)
- No Pool or SPA heating allowed when it is raining
- Pool and SPA cannot be heated at the same time

We’re happy to accommodate early check-in or late checkout whenever possible. Availability depends on same-day bookings and cleaning schedules. If approved, a fee of $100 per hour applies for either option.
