Welcome to your peaceful Los Angeles retreat - a spacious 4-bedroom home thoughtfully designed for families, business travelers, healthcare professionals, & longer stays seeking both comfort and privacy.

Whether you're spending the day exploring LA, working remotely, or enjoying a quiet evening by the pool, this home was designed to feel comfortable, functional, & relaxing.

Important to Note: This is our family home and not a commercial property or hotel & we care about it. We will gladly guests who will understand what does it mean to share a home with a stranger, be considerate, respectful, & caring. This is not a hotel & everything we prepare & have was done with love & care. If you look for a place just to chill and not be respectful, this place is not a suitable place for you.
We appreciate your understanding & look forward to hosting guests who value a respectful & comfortable home environment.

HOME

Our home is best suited for families, professionals, & responsible travelers looking for a peaceful & well-maintained place to relax or work. If you are looking for a place for parties, gatherings, or a stay with minimal regard for house rules or property care, this listing will not be the right fit.

Inside you'll find a spacious private layout comfortably accommodating up to 8 guests with thoughtfully designed spaces for gathering, relaxing, & recharging.

The home is professionally prepared before every arrival to ensure a clean, comfortable, and ready-to-enjoy stay.


LIVING ROOM & COMMON SPACES


Relax on comfortable genuine leather seating while streaming your favorite shows, gather for movie nights, enjoy conversations over coffee, or simply unwind after work or sightseeing. The open layout creates an easy flow between the kitchen, dining area, & living spaces, making it ideal for families, colleagues, & groups traveling together. Note: An original brick fireplace is only for decoration purposes & turned off for insurance & safety purposes.

BEDROOMS & SLEEPING ARRANGEMENTS

Bedroom 1 – Primary Bedroom, it’s very large. A spacious & comfortable retreat designed for restful nights w/ easy access to the adjoining bedroom layout. Queen bed, skylights, large sliding doors that take you directly to the pool area & outdoors, work desk, a large closet & many more.

Bedroom 2 – Bedroom connected directly to Bedroom 1 but has a privacy lock that can separate the bedroom. This room works especially well for families traveling w/ children, close friends, or guests wanting convenient access between rooms while still maintaining separate sleeping spaces. Queen bed, bedside tables & lamps, closet, & many more. This room has a private bathroom.
PLEASE NOTE: Bedrooms 1 & 2 are interconnected & share direct access between rooms.

Bedroom 3 - A quiet private bedroom in blue tones designed for guests (boys, kids or anyone who finds comfort in nautical theme).

Bedroom 4 - Comfortable & functional sleeping space overlooking house front lawn ideal for extended stays, business travelers, or additional family members. Work desk, full bed, closet, drawer chest, TV, lamp, etc.


KITCHEN & DINING

The kitchen is stocked w/ the essentials needed for short or extended stays, whether you're preparing quick breakfasts before sightseeing or cooking family dinners after a long day.

• Coffee & tea station with starter supplies
• Basic cooking supplies
• Cookware & utensils
• Dining area for shared meals
• Full-size appliances


PRIVATE BACKYARD, POOL & PATIO

Step outside into your own private outdoor space designed for slower mornings & relaxed evenings, enjoy outdoor meals under the covered patio, or gather with your group for quiet evenings surrounded by mature greenery and fruit trees.

Outdoor features include:

• Swimming pool (non-heated, depth 4–9.5 ft)
• Covered outdoor dining space with seating for 4+ guests
• Comfortable patio seating areas
• Gas BBQ grill
• Lounge seating for relaxing poolside
• Seasonal fruit trees & greenery
• Rose bush blooms many months in the year.

The backyard is intended for peaceful enjoyment with your registered guest group only & is NOT suitable for parties, events, or gatherings.
Guests are asked to maintain quiet outdoor use consistent with a residential neighborhood.


GUEST EXPECTATIONS

To ensure a smooth & enjoyable stay for everyone, we kindly ask guests to follow a few simple expectations:

* Standardized Experience: We are unable to accommodate personalized setups or custom requests beyond what is already listed in the property description.

* Communication: Guests are expected to maintain clear & timely communication throughout the stay & respond promptly to important messages regarding check-in, house rules, or property needs.

* Respect for Property: Please treat the home with care & respect. Any damage or misuse of the property or amenities may result in additional charges.

* No Removal of Items: All items provided in the home are for guest use during the stay & must remain on the property. Nothing should be taken away or removed. All bedding, blankets, & decor should stay indoors & not taken outdoors.

* House Rules Compliance: Guests are required to follow all house rules, including occupancy limits, quiet hours, & safety guidelines.
Guests should read all house rules provided in the separate section & ensure they are comfortable with them prior to booking.

* Check-out Responsibility: Guests should leave the property in a reasonably tidy condition & follow the check-out instructions provided.



HOUSE RULES SUMMARY

To maintain a peaceful experience for guests and neighbors:

• Maximum 8 guests including children (infants 0-2 stay free), all guests should be registered
• No parties or events
• No visitors unless approved by the host or no unregistered guests at any times
• No loud behavior or disruptive gatherings
• No smoking inside, vaping, or drugs at any times
• No pets
• Absolutely no tampering with security devices including but not limited to cameras, WIFI router, doorbell, thermostat, etc.- this will result in immediate booking cancellation with no refund
• No stickers on the furniture, confetti, glitter, or event decorations
• Quiet hours strictly enforced
• Outdoor noise must remain minimal to respect the neighbors
• Please keep a consistent communication with us and let us know how we can assist

• The home is located in a natural outdoor environment where occasional leaves, seasonal insects, or minor pool debris may occur
• Due to weather & geographical location, occasional winds may naturally introduce leaves into outdoor spaces between maintenance visits
• The pool is professionally serviced weekly on Wednesdays
• Weather & environmental conditions remain outside host control. Accidental WiFi or electricity disruptions beyond host control are not grounds for refund
• The property is thoroughly cleaned & prepared before each arrival

CLIMATE CONTROL & ENERGY USE

The home features central heating & cooling designed for consistent year-round comfort & typically maintained between 70–75°F during summer months. The thermostat is locked & controlled by the host - please message us for slight adjustments within allowable range.

As part of maintaining responsible energy use:

• Please use natural ventilation when outdoor temperatures comfortably allow
• Avoid leaving windows or doors open when HVAC is running
• Follow posted home guidelines regarding energy use


SECURITY & SAFETY DISCLOSURE

Exterior cameras only are located at:

• Front entry & we have Ring doorbell
• Driveway
• Backyard / patio / pool area
• Exterior rear areas of the property

There are absolutely no indoor cameras or recording devices.

Cameras are used only for property security, occupancy verification, & safety.

Any attempt to modify, unplug, cover, disconnect or tamper with security electronics, WiFi, & devices will result an immediate booking cancellation without refund.

Check-in: After 4:00 PM (self check-in)
Check-out: By 10:00 AM (strict due to cleaning schedule)

Themis stay was absolutely perfect. All aspects of the property are just wonderful. The backyard is beautiful with a wonderful pool. Perfect place for a getaway or family vacation. More than anything, I would say the host made our stay for us. They were incredibly flexible, hospitable and accommodating. They went above and beyond to make sure our stay was enjoyable.

Ann’s property is a lovely home away from home. Much care and detail has gone into making the home comfortable and functional for guests. Everything is very clearly marked and explained for guests. The house is spacious and can host a large family and the neighborhood is quiet and close to shops and restaurants. We had a wonderful time and will keep it mind for future visits.
