New Construction full of amenities

New construction, fully equipped with amenities for the perfect Hamptons stay, be it in the summer, fall, winter or spring. Perfect location close to Southampton village, Water Mill, Bridgehampton, Sag Harbor, and all the flagship summer camps through back roads to avoid traffic! Pls note:

+ cleaning costs are quoted for a 4-people stay, extra cleaning costs to be added for 4+ guests ($100/guest)

+ pool is heated and open from Memorial Day through Labor Day, unless otherwise agreed and at an additional cost

+ during the summer, propane cost is charged on the side, based on usage (propane feeds the pool heater, among others)

+ min stay varies according to the time of the year; more flexible during the offseason. We do follow the NYC school calendar in addition the the federal holidays calendar. In this context, long school weekends, breaks and major holidays will require similar min stay. We also require a min one/two weeks stay during the summer

+ peloton treadmill is available for use with your own Peloton account

+ unfortunately, the house is not available for parties, bachelorette parties and/or backyard weddings; small family gatherings is totally fine

+ first floor master has a queen bed, second floor master has a king bed, guest bedrooms have one queen and one trundle bed, for a total of up to 8 sleeping guests

+ while we are flexible with check in and check out times within reasonable reason and time window, unfortunately we cannot accept earlier/later check in/out times in order to avoid booking one or two extra nights

+ the house does have alarm and security cameras on the outside area by the pool, on the door bell and in the garage (three access doors to the inside of the house)

+ this is a non-smoke house; smoking of any kind (inside or outside) is not permitted
