VILLA LABA PUSEH JL. RAYA PENESTANAN KELOD PENESTANAN, UBUD BALI, INDONESIA SHORT TERM RENTAL AGREEMENT This Short Term Rental Agreement (the “Agreement”) is made by and between Cheri Benjamin (Rentor) and Guest as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: 1. PROPERTY. The property is located at Jl. Raya Penestanan Kelod, Penestanan, Ubud, Bali, Indonesia. The property is furnished and includes the following: basic furniture, sun beds, linens, towels, pool towels, basic kitchen needs (plates, glassware, coffee cups, silverware, cutlery, cooking pots, small appliances), flatscreen TV with USB music port, DVD player with selection of movies, IPOD dock, safe. 2. RENTAL PARTY: The rental party shall consist of Guest and no more than three other people. 3. MAXIMUM OCCUPANCY: The maximum number of guests is limited to 4 people total. 4. TERM OF THE LEASE: The lease begins at 2:00 p.m. on the “Check In” date and ends at 12:00 p.m. on the “Check out” date. 5. MINIMUM STAY: This property requires a 3 night minimum stay. If a rental is taken for less than three days, the guest will be charged the extra night rate. 6. RENTAL RULES: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property. 7. ACCESS: Guest shall allow the Villa Manager access to the property for purposes of repair and inspection. The Villa Manager shall exercise this right of access in a reasonable manner. Exhibit A RENTAL RULES 1. Smoking in NOT allowed within the villa itself, but you may smoke in the walkways outside, within the villa compound, if needed. 2. People, other than those in the Guest party set forth in the Short Term Rental Agreement, may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. 3. This villa is privately owned; the Owner/Rentor is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Owner/Rentor is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 4. Under no circumstances are any guests or others who the guests invite to use the premises, to dive or jump into the swimming pool-this is strictly prohibited. It is the sole responsibility of guests and those they invite onto the premises to use this facility safely and responsibly at all times. 5. Keep the property and all furnishings in good order. 6. Only use appliances for their intended purposes. 7. Parking: There is parking within the compound for a push bicycle or motorcycle only. No parking for cars is available. 8. Housekeeping: Housekeeping services will be provided during your stay. Taking towels or linens away from the villa is not permitted. 9. Water Source: The villa is on a well system so the mineral content is high. We have provided bottled drinking water for your use free of charge. Thank you for adhering to the above Rental Rules. He, along with his lovely wife Made, and your villa attendant, Komang, will be taking care of all of your needs during your stay. Please provide Ketut your flight information about two weeks before your arrival by e-mail, so he can arrange your airport transportation. He charges $40 for transport to the villa ($50 if after 9 p.m.). If you are already on island, you can arrange for Ketut to collect you from the accommodation you are staying at. Ketut has a brand new, air conditioned vehicle, speaks perfect English, and can be booked directly for a variety of tours around the island also. Please note that Ketut will need a copy of your passport upon arrival as all guests are required to be registered with the local police station. If you do not have a copy, you can feel comfortable giving Ketut your passports directly, which he will return to you shortly.
