**The Home**

Welcome to Summit Ridge, a fully renovated mountain retreat in the heart of Big Bear. Located just a 0.4-mile walk from Snow Summit and only minutes from Big Bear Lake, this spacious 4-bedroom, 3-bathroom home comfortably sleeps up to 13 guests and offers the perfect balance of adventure, comfort, and mountain charm.



Designed for families and groups, the home features two private primary suites, a spacious open-concept living area, and direct access to the National Forest right from the backyard. Spend your days skiing, hiking, mountain biking, or exploring the lake, then return home to unwind in the private hot tub and sauna, gather around one of two wood-burning fireplaces, or enjoy friendly competition on the basketball and pickleball court or your very own private frisbee golf course.



Outside, the expansive wraparound deck serves as an outdoor living room, complete with forest views, a BBQ grill, outdoor dining space, and plenty of room to relax under the pines. With parking for up to four vehicles, a dog-friendly policy (pet fee applies), and one of the most convenient locations in Big Bear, Summit Ridge is the perfect home base for your mountain getaway.



**Bedroom 1 – Primary Suite (Lower Level)**



The first primary suite features a king bed, floating nightstands, a Smart TV, and two comfortable swivel armchairs. A cozy wood-burning fireplace creates the perfect place to unwind after a day on the mountain, and guests enjoy direct access to the suite's private bathroom.



**Bedroom 2 – Primary Suite (Lower Level)**



The second primary suite offers a king bed, nightstands, dresser, bench, closet, Smart TV, and two armchairs. This suite also features a private exterior entrance and direct access to its own bathroom, making it an excellent option for couples seeking additional privacy.



**Bedroom 3 (Upper Level)**



Perfect for families or larger groups, this bedroom includes a queen bed, a full-over-twin bunk bed with an additional full trundle, nightstands, a dresser, bench seating, a Smart TV, and a closet.



**Bedroom 4 (Upper Level)**



The fourth bedroom is a fun and comfortable space featuring a twin-over-twin bunk bed, Smart TV, large bean bag chair, and closet.



**Bathroom Amenities**



To help you travel a little lighter, we provide shampoo, conditioner, body wash, cotton rounds, Q-tips, and floss picks. Guests will also find one hand towel and two washcloths in each bathroom, along with 13 bath towels and 13 spa towels for use during their stay.



Please note that bath and spa towels are not intended for lake use. If you plan to spend time at Big Bear Lake, we recommend bringing additional towels. A minimum of two rolls of toilet paper is provided in each bathroom, with additional supplies often available depending on guest count and length of stay.

Guest Access:

There are two areas on property that you will not have access to two closets. Otherwise, the entire property is yours during your reservation. If its locked, there is no guest access. You're not missing much!

Getting Around:

Most of Big Bear is easier to get around with your own vehicle. Ride share options and availability are extremely limited. There is a public transport company, Mountain transit. They offer free shuttles daily. Please refer to their website for schedule and routes.



Other Things to Note:

Occupancy (13 guests regardless of age) and car limit (4) are set by the city. They will enforce these. If found to have more than we are licensed for, you may be evicted with no refund. Please adhere to these limitations.

Upon Check Out



Wash dishes (load washer and START)

Pick up yard of trash, cigarette butts, lids ect

Pick up and dispose of all pet feces

Leave used beds unmade

All used towels can be piled in bathroom (all linens are cleaned off site)

Close any open windows & doors.

Turn off lights

Lock up

Do not turn off heater in winter months

All trash must fit in the bins, no exception. Drop off required if the lid does not close.



Keypad code- Online check in will be required with identification per our license with City of Big Bear. Code is sent on day of check in once the home is ready or at 4pm, whichever comes first.



Animals- We only allow a maximum of two trained dogs with non refundable pet fee. No other types of animals are allowed no exceptions. If bringing a service animal please provide the appropriate information and let us know they will be joining upon booking. Pet fee does not cover damage or extra cleaning required due to negligence.



Cleaning Fee- nonnegotiable. This covers clean linens, cleaning of bathrooms, kitchen, floors, basic balancing of spa chemicals, and basic care of the home. This does not cover left trash, excessive messes, cleaning dirty dishes. The home has deeper clean items that happen 2-3x a year.



Early check in- No guarantees will be made. We send the code when the home is ready or at 4pm, whichever comes first. Do not show up to the home until given the code. This rushes the cleaners and tends to ensure something is missed.



Late check out- No guarantees. This is based entirely on the cleaning team’s route. It is only granted night before checking out. If you’d like to guarantee checking out later, book another night. This allows you to stay a whole night or leave at any point during your reservation time. Please note, we do charge if you delay the cleaning teams by not vacating the entire property, not just the home. The cleaners will not knock to let you know they are there. Please be respectful of their time and any guest checking into the home after you.



Snow Removal- We have a snowplow on call during winter. Please be patient as they are on their own route. Our plows come out after a storm when 4+ inches fall. We do our best to shovel the entry to the home. Decks are not guaranteed to be shoveled. Shovel and a small bucket of salt is provided in the home for your convenience.



The home does have 2 cameras on at all times. They are checked periodically to ensure occupancy and car limits are adhered to. The cameras view all access points of the property.



No refund will be made for cancellation due to weather, road conditions, acts of nature, mechanical failures, electrical failures or malfunctions with spas, TVs or other equipment, or for sighting of insects, rodents, or other animals. No refunds will be made for circumstances beyond the Homeowner’s control. Rescheduling is allowed if all roads have been closed into the area for 24 hours. Chains are often required and should be always carried. They may be needed to get in or out of Big Bear or your rental. If you are uncomfortable with snow, I highly suggest trip insurance.



If all house rules are followed, then no extra charges will occur! Ultimately be respectful.
