Welcome to The Pearsall - a 70’s-era retreat just 1.5 miles from Coachella. Enjoy a spacious backyard with mountain views, full-patio misters, plenty of seating, and a saltwater pool and jacuzzi. The fully stocked kitchen is perfect for holiday cooking or dinner parties. Located inside a gated country club with 24-hour security and a 27-hole golf course, this home offers the ideal blend of comfort, style, and convenience.

If you choose to cancel your reservation, our standard cancellation policy will apply. In addition, please note that payment processing fees are non-refundable. As a result, 4% of the total amount paid will not be returned, since these fees are incurred for accepting payments through our payment processing service.

Guests have full access to all bedrooms, bathrooms, living spaces, patios, backyard, garage, and closets that is perfect for a comfortable stay. Please note one closet on the west side of the house is locked and used for storage.

We are available to our guests via the Airbnb app, phone, or text.

Indian Palms Country Club
-There is a clubhouse walking distance from the home where you can enjoy coffee, breakfast, lunch and dinner.
-A 27-hole championship golf course is also inside the country club.
-The Empire Polo Grounds, which hosts Coachella and Stagecoach is just 1.5 miles away.

Best to have a car but Uber and Lyft is available here.

Please note that pool cleaners come every Tuesday and Friday to clean the pool, so please don`t be alarmed if you see them during your stay.
Gardener comes every Tuesday morning around 8 or 9am.

Please follow all rules and regulations when it comes to checking in, the pool, and general house rules.

1. All bookings made during Coachella, Stagecoach or other festivals will require a $500 refundable deposit. This deposit will be returned to you after you check out assuming there’s no damage or broken rules during your stay. If you choose to cancel your reservation prior to checking in, the $500 deposit will not be refunded. The remaining balance of the reservation will follow our cancellation policy.

*Any cancellations during festival season will abide by the cancellation rules. There will be no exceptions.

2. There are 3 security cameras in total. One above the garage, doorbell camera and side of the house

3. Up to 2 pets allowed per stay. Pet fees will be collected after booking and are $175 per pet per stay.

4. NO PARTIES OR EVENTS, if you break this rule it’s a $5,000 fine.

5. 3 CAR MAX in driveway.

6.POOL & SPA HEAT: We provide free spa heat, but If you`d like the pool heated, there is a daily fee.. If you stay for 28+ days we will collect a deposit instead of a daily fee.
-Heating the pool is $85/day

Pool heat is pre-heated 24 hours before* your arrival and it maintains heat from 7AM - 7PM, which would be perfectly warm through the night

7. Do not exceed the number of guests on your reservation at any time during your stay. If you exceed the number of guests, you will be charged an additional fee.

-If you have more than 6 guests, there will be $10 per guest, per night, with a maximum of 8 guests at any time


8. The primary guest is required to sign rental agreement prior to checking in.

9. In order to get into the community we need the first name, last name, and license plate number of any cars and their drivers.

10. We can only have 3 cars MAX on the property, 1 in garage and 2 in driveway

11. Smoking is not permitted on the property. This is a non-smoking, non vaping house. Smoking will result in a fine as well as cost to remove the smell.

During the summer the thermostat may be locked at a certain temp range and not able to go lower than that range. This is due to the extreme temperatures in the desert. We can’t allow thermostats to be set below this range or we risk the AC unit freezing entirely, and not working during your stay. We apologize in advance, but we can assure you that 72 or 74 degrees will feel AMAZING when it’s over 100 degrees outside.

All reservations are subject to an $89-$125 Damage Protection Fee, which covers accidental damages incurred during the stay. This fee safeguards guests against additional charges for qualifying damages, providing a streamlined and worry-free experience.

-COMMERCIAL USE: Per rules, use of the house for commercial purposes requires prior approval. Commercial use includes, but is not limited to, film and photo shoots, posts and live broadcasts for paid influencer or adult marketing, and selling of goods and services. We also do not offer discounts to influencers offering promotion on social media. Please note commercial use in your request with a brief description. Failure to receive prior approval from us may result in legal action.
