Guests have full access to the entire property, including all indoor and outdoor spaces. Every room, the fenced backyard, the deck, the hot tub, and the fire pit area are exclusively yours to enjoy.

Whether you’re cooking in the open-concept kitchen, relaxing in the cozy living room, unwinding in the hot tub, or enjoying games with family and friends, you’ll have plenty of space to feel completely at home.

🔥 Fire Pit Access
Guests are welcome to use the outdoor fire pit. Firewood and a s’mores kit are available upon request for an additional $25 per use. Enjoy a cozy evening under the stars and create lasting memories with family and friends—forget the hassle of bringing your own supplies.

💦 Hot Tub Use & Safety

Guests are welcome to enjoy the hot tub during their stay. Please follow these guidelines to ensure a safe and relaxing experience:
• Adults Only / Supervision: The hot tub is intended for adults and older children (12+). It is not safe for younger children due to high water temperatures. Children must always be supervised by an adult when near the hot tub.
• Cover: After use, please place the cover back on securely to maintain safety and cleanliness.
• Settings: The hot tub comes preset for optimal temperature and jets. Do not adjust the controls.
• No eating or drinking while in the hot tub.
• Instructions: Detailed usage instructions are provided on-site, and additional guidance is available if needed.

Following these steps ensures a safe, comfortable, and enjoyable experience for all guests.

->Our neighborhood has Quiet hours from 10:00pm - 7:00 am. Check in is at 4PM, please notify host of arrival via Airbnb. Guests must be at least 21 years of age to check in.

-**Note: Maximum occupancy is 9 guests and the number of guests must be included in your paid reservation. Additional guests or visitors outside of your reservation are not permitted to enter the premises and will incur an additional cost of $75/day of violation.

-If you are heading out for the day, we ask that you please turn off ceilings fan and all lights.
-*Do not adjust AC thermostat.
-*Do Not take bathing towels outside.
-*Do Not take blankets or any bed linen items outside the property!
- **In order to provide secure Wifi connection Do Not Remove/Tamper with Modem.
-Parking is Only permitted on driveway and at cul-de-sac, please do Not park on grass. A $75 fine will be charged per day if violated.***
-Check out is at 11am (cleaners will arrive promptly after vacating), be advised that any unauthorized checkout past 11am will incur an additional cost of $50/hr.
-Please be respectful of our space and mindful of our neighbors who live here full-time. Our house rules are very important to maintain this space in optimal condition.
***Absolutely no parties, events or loud music allowed.
***Smoking of any kind is strictly prohibited inside property. A $500 fine will be charged if violated.***

-Our cleaning fee covers typical cleaning of property. We ask that our guests clean up any excessive mess including dirt/debris accumulated in the property and clean any kitchen appliances/dishes used during stay. Additional deep cleaning for excessive filth will incur an additional $200 cleaning fee charged via Airbnb Resolution Center.

-Please leave all used towels in laundry room.
- Please rinse dishes, place into dishwasher and run express cycle.
-Empty refrigerator and turn off lights and ceiling fan before departing. Please take out all trash and dispose in green dumpster bin closest to property driveway.

-Full inventory check is performed before and after every reservation. We understand accidents happen, however, any broken/damaged items with a value greater than $20 will be charged via Airbnb Resolution Center.
