You will be renting an entire house, but please note that the rental includes access to just one bedroom and one bathroom. You'll also have access to a kitchenette style amenities, which include coffee and tea bar, microwave, toaster, and full size fridge with freezer. These are only meant for light cooking/heating up food. The new custom Lake Powell mural by the dining table makes a perfect conversation starter as you reflect on a day full of canyon and lake adventures. No laundry facilities privileges. Enjoy beautiful, spacious, evergreen backyard with views of the desert buttes and mesas with plenty of room for your dogs to run and play. We hope this setup works well for you and wish you a comfortable stay!

Once you're ready to rest, retire into your large, private bedroom #2. There's a comfortable, memory foam King bed, plenty of room to store all your belongings and 55" Roku TV for your entertainment.

Just across from the bedroom door is your bathroom, with single sink marble vanity and shower/tub combo.

The Boring but necessary :

Please review our House Rules below prior to booking. By making a reservation you and all participants agree to abide by these House rules.

Check in is any time after 4PM
Check out is before 10AM

Quiet hours are from 10 PM to 6 AM.

During this time, no unauthorized guests or pets are allowed on the property. Please review your reservation to ensure all guests and pets staying on the property are accurately listed. Any additions must be made, and any applicable guest or pet fees paid, before check-in.

We understand the significance of pets and service animals, and are committed to providing a welcoming and accommodating environment for all our guests, including those with pets and service animals. To ensure a pleasant and safe stay for all our guests, please adhere to the following :

1. Advance notice - kindly notify us in advance if you plan to bring a pet or service animal. This allows us to make any necessary preparations. It is also required by our insurance carrier to have a record of all dogs staying on property. There's a pet fee, assessed per stay, when making the reservation. You will be fined $200 per pet for any unauthorized and/or unregistered pets.

2. Animal behavior - your pet/service animal should be well behaved and non destructive. Please ensure that your animal is calm and does not cause any disturbances. Animals are not allowed on any furniture, indoors or outdoors. Your animal shall not be left unattended on premises without prior written approval. If approved, your animal shall be left indoors, in a medium size crate/kennel provided or you must bring your own suitable size crate if necessary. Crate is already set up for you. It is located in the living room.

3. Cleaning - You're responsible for cleaning up after your animal and keeping premises in sanitary conditions. We do not provide any poop bags or scoopers. We provide spray bottle with ODOBAN in it to maintain a pleasant and sanitary environment for all our guests. PLEASE SPRAY THE AREA EVERY TIME YOUR PET RELIEVES ITSELF ON THE TURF, ROCKS OR THE FENCE. You can find it in the cabinet under the kitchen sink along with other cleaning supplies. Any additional cleaning or repair costs resulting from your animal's actions will be solely your responsibility.

We appreciate your cooperation in adhering to these Pet rules.

Smart TVs are provided for your convenience. By using your personal credentials for logging in to the individual preloaded apps you agree to not hold the host responsible for any additional charges to your accounts resulting from forgetting to log out upon your check out. Please set your check out date when you first turn your Roku TV on, this will ensure that you're logged out of all your personal accounts automatically upon check out.

Tampering with or unplugging any of the exterior security cameras, Wifi router, leak detection sensors, open door sensors and alarms, X Sense, Sifely or Aqara Hubs, is grounds for immediate cancellation of the reservation without refund.

Guests understand that they're renting a whole home with limited access to one bedroom, one bathroom, kitchenette style amenities and a large backyard. There are no full kitchen privileges, no stove cooking, no baking, no dishwasher use, no laundry use allowed. Please wash your dishes and silverware and put away when dry. Dispose of any food when checking out. If you use one of the board games in the living room, please put it back where you found it for others to enjoy. Thermostat is set on a schedule. You're welcome to adjust it as needed.

Guests acknowledge and understand that desert is home to critters, such as, but not limited to, rodents, lizards, spiders, scorpions, snakes, ants and flying and crawling insects, some of which are venomous. We are contracted with a pest control company for scheduled treatments, however, we cannot guarantee that any such critters will not be visible in or around the property. The presence of any such critters does not entitle the guest to a refund. To help with this matter, please keep all doors properly closed at all times. Windows can be open if you'd like, all windows have screens on them to prevent entry.

There are sensors on both, the blue entry door and backyard sliding glass door, which record the time when, and the length of, for which the doors were left open. There are also alarms on both doors which will sound if open too long and until closed. To prevent pests from entering the property and to help keep the place comfortable throughout your stay, keep the doors properly closed at all times ( unless leaving or entering ). This helps to prevent the HVAC unit from overworking and helps maintain a comfortable temperature for everyone. If the sensor records any door open for longer than 10 minutes, first occurrence, there will be a courtesy warning, through the app, text and/or phone call. Second occurrence, there will be a second warning and $100 fee will be assessed. Third occurrence is grounds for immediate cancellation of the reservation without refund and an additional $100 fee.

Unauthorized late check out has a $100 late check out fee. If unauthorized check out is more than 2 hours pass the check out time, you'll be responsible for that day's base rate on top of the late check out fee. If your unauthorized late check out causes refunds to be paid to the next guest, you will also be responsible to reimburse those refunds.

We do not permit any third party Services or Experiences of any kind at this property. Any guest who attempts to host or bring any Service or Experience onto the premises without our prior written approval will have their reservation cancelled immediately with no refund issued.

By booking this property, or by being one of the guests participating in a confirmed reservation on this property, you agree to hold the owner(s), operator(s), and cohost harmless from any and all claims, demands, causes of action, liability, loss, lawsuits, damage and/or injury, of any kind whatsoever. This indemnification applies to and includes, without limitation, the payment of all penalties, fines, judgements, awards, decrees, attorneys' fees, and related costs or expenses. By participating in a confirmed reservation, all guests understand that they have permission to use the specified parts of the property and all its amenities, during the specified time period, at their own risk.
