To ensure a seamless and five-star experience for all our guests, Boardwalk Luxury Properties requires strict adherence to the following policies. Non-compliance may result in significant fines or immediate eviction without refund.
1. Booking Requirements & Verification
Rental Agreement: All guests are required to sign an e-signature rental agreement and complete identity registration.
Age Restriction: The primary reservation holder must be at least 25 years of age and must be present for the duration of the stay.
Occupancy: Only registered guests included on your guest list are permitted on the property. Total occupancy must not exceed the maximum limit stated in the listing.
2. Check-In & Check-Out
Check-In: 4:00 PM CST.
Check-Out: 10:00 AM CST.
Early/Late Requests: We cannot guarantee early arrivals or late departures. Anything outside of a one-hour window of our standard times will incur a fee (pending office approval). For guaranteed early access, we recommend booking the night prior.
Arrival: Detailed directions and keyless entry codes will be sent via email/text prior to your arrival.
3. Property Care & Safety
House Manual: All guests are required to review the digital house manual upon arrival to familiarize themselves with home features and safety info.
Damage Reporting: Please report any accidental damage to the property manager immediately.
Smoking: This is a strictly Non-Smoking property. Violations will result in penalty fees and potential eviction.
Monitoring: For your safety, some properties feature external-only monitoring cameras.
4. Pets (Dogs Only)
Approval Required: Dogs must be disclosed and approved prior to arrival. Only "Pet-Friendly" listings permit dogs (maximum of 2).
Fees: A non-refundable fee of $250 per dog applies. Unauthorized pets will result in a $250/day fine and possible cancellation of your stay.
Service Animals: We comply with the ADA and Fair Housing Act. Please submit service animal requests in writing prior to check-in. Note: Emotional Support Animals (ESAs) are subject to standard pet fees as they are not classified as service animals under Florida lodging regulations.
5. Events, Weddings & Gatherings
Pre-Approval Required: Unauthorized parties or events are strictly prohibited.
Event Fees: Approved gatherings (weddings, reunions, etc.) require a separate event agreement and a fee ranging from $500–$1,500 at our discretion. Guests are responsible for all required permits and insurance.
6. Pool & Amenities
Pool Heat: Available October–May upon request for a nightly fee of $75.
Safety: Water features are used at your own risk; no lifeguard is on duty.
7. Taxes & Travel
Hotel Tax: Per Florida law, we collect all required state and local hotel/vacation rental taxes within your booking transaction.
Weather Policy: Cancellations due to weather or seasonal conditions are not honored outside of our standard cancellation policy. We strongly recommend purchasing 3rd-party travel insurance for peace of mind.
