GUEST ACCESS

The check-in process at Poconos Pines is designed to be entirely seamless and stress-free.

SECURE ENTRY: Our home is equipped with a Schlage Encode electronic smart lock. This allows you to enter the property directly using a unique access code, eliminating the need for a physical key exchange.

CHECK-IN INSTRUCTIONS: You will receive our automated check-in guide 24 hours prior to your scheduled arrival. This document contains all the essential information you need to prepare for a smooth start to your stay.

ACCESS CODES: For your security and convenience, your personal door code will be sent to you automatically 2 hours before your check-in time.

DEPARTURE PROCESS: We ensure your checkout is just as easy as your arrival. You will receive clear checkout instructions at 2:00 PM on the day before your departure to help you wrap up your stay effortlessly.

IMPORTANT HOUSE AND HOA RULES

To ensure a pleasant stay for you and to remain in good standing with our local community, please adhere to the following regulations:

QUIET HOURS: Community quiet time is strictly enforced between 11:00 PM and 8:00 AM. No warnings will be issued for noise violations during these hours. Please be courteous to our neighbors at all times.

FIREWORKS: Fireworks are strictly prohibited within Brier Crest Woods at all times. Violation of this rule will result in a $1,000 fine.

VEHICLE IDENTIFICATION: Car tags must be displayed in your vehicle at all times while parked or driving within the Brier Crest Woods community.

AMENITY WRISTBANDS: Wristbands must be worn while utilizing any community amenities. Please ensure all bands are left at the property upon departure. Lost or stolen wristbands will incur a $10 replacement fee per band.

PET POLICY: A strict leash law is enforced. Pets are not permitted in the beach, swimming, or boat dock areas. Guests are required to clean up after their pets immediately.

LAKE SAFETY: Swimming at the community lake is "swim at your own risk" and is only permitted within the designated roped-off areas.

WATERCRAFT: Personal kayaks and paddleboards are not permitted on the community lake. However, nearby Lake Harmony welcomes personal watercraft.

PROPANE POLICY: While we strive to keep propane available for the grill and fire pit, we cannot guarantee a full supply for every stay. If tanks are empty, please refill the existing tank and submit your receipt for a full reimbursement. Please do not purchase new tanks.

NATURE AND PEST CONTROL: Due to our beautiful rural setting, you may occasionally encounter small, non-harmful insects. We maintain professional, year-round pest control to minimize these occurrences.

WILDLIFE AWARENESS: Our home is located in a natural habitat where black bears are occasionally spotted. They are generally timid and stay away from humans; however, you must keep all food and trash securely stored to avoid attracting them.


Hot Tub Notice – Please Read


We strive to maintain the highest standards of cleanliness and hygiene. Occasionally, if a previous guest hasn’t followed proper usage guidelines, we may need to drain, clean, and refill the hot tub before your stay for health and safety reasons. If this happens, please note that it may take until the evening of your first night (or slightly longer, depending on the weather) for the water to fully heat back up. We totally get that guests look forward to relaxing in the hot tub, and we only perform this maintenance when absolutely necessary to ensure a clean and safe experience for everyone.


Rental forms are required as per our HOA and must be filled out prior to staying at our home.


Brier Crest Woods Rental Fees (Collected separately from the reservation)

$60 per reservation. Paid prior to the reservation.

Primary renter at least 23 years old.

Pet Fee: $75/animal (one-time fee)

Early Check-in Fee: $50/hr.

Late Check-out Fee: $50/hr.

Any extra fees are non-refundable.

Notice:

Please note that a $500 security deposit will be included for security purposes. This deposit is fully refundable within fourteen (14) days of checkout, provided no damages to the home or community penalties are reported.

Additionally, our account is not set up for VRBO or HomeAway to collect the remaining balances or security deposits directly. These are collected by us, with payments securely processed via Stripe or Bill.com.

CLEANING: Dish soap, sponge, dishwasher pods, and laundry pods.

PAPER GOODS: Starter supply of toilet paper, paper towels, and trash bags.

LINENS: All bedding and bath towels are professionally laundered.

BATHROOM: Hand soap and body wash.
