Bedroom 1: Queen bed + private ensuite access to shared bathroom. This bedroom has blackout shades but does not have a TV.

Second Floor

All bedrooms on the second floor have blackout shades & Smart TVs.

HOUSE RULES & POLICIES — Please read before booking.

1. ID VERIFICATION & AGE REQUIREMENT
Primary guest must be 25+. we reserve the right to request government-issued ID photo via VRBO messages within 24 hours of booking.

2. LINEN & FURNITURE CARE
Use provided makeup wipes — do not use towels/linens to remove makeup. Fees for ruined items: Washcloth/Hand Towel ($15), Bath Towel ($30), Pillowcase ($20), Sheets ($50). Furniture stains requiring steam cleaning: $125 minimum. Do not rearrange furniture — $100 restoration fee applies.

3. NO PETS
Strictly pet-free home. Unauthorized animals = immediate eviction + $500 deep-cleaning fee.

4. QUIET HOURS & NO PARTIES
Quiet hours: 11 PM – 7 AM. No parties, events, or loud gatherings. Violations result in immediate cancellation without refund.

5. CHECK-OUT — STRICTLY 11 AM
Late check-out fee: $25 per 15-minute increment + $150 cleaner stand-by fee. If a delay causes a lost booking, the current guest is liable for that revenue.

6. NO SMOKING OR VAPING
100% smoke-free — indoors and in the garage. Cigarettes, cigars, vaping, marijuana, or any substance prohibited. Evidence of smoking = $1,000 remediation fee.

7. CONTENT CREATION
Photography/filming welcome — notify us in advance and tag @AnsleyandOakStays. No pornographic or explicit content. Violation = immediate eviction + $2,500 fee.

8. RIGHT OF ENTRY
Management may enter for essential repairs. A maintenance request by a guest constitutes permission to enter.

9. INDEMNIFICATION
Guests agree to hold Ansley & Oak Stays harmless from any claims arising from injury or property damage during the stay.
