This bright and spacious home comes with many perks. Gated HOA community with fantastic amenities including lazy river, mini golf, large community pool and hot tub, volleyball, basketball, splash pad, Bar & Grill, arcade and fitness room. Also, private Northwest facing pool and spa in backyard.
All five bedrooms are equipped with smart TV`s and all have an en suite bathroom. Ground floor master bedroom has its own access to the enclosed patio, king size bed, soaking tub, shower and walk in closet. Upstairs, there is 2nd master bedroom with a king size bed, the 3rd bedroom has a king size bed, the 4th bedroom has a queen size bed and the 5th bedroom is a children`s room decorated in a cheerful Minions theme with two twin beds. The en suite bathroom to the minion room contains a shower tub for ease of bathing the kiddos. All other upstairs bathrooms have a free-standing shower. Living room on ground floor and an additional living area loft upstairs. Open floor plan on main level for all to enjoy the space together.

All names of guests 18+ must be provided after confirmation of reservation as names must be provided at gate for access to community along with valid photo ID.
Pool heat is available for $30/day and must be requested at least 48 hours in advance. The pool will be heated to 85 degrees. When pool heat is paid for this will include the spa heat. Spa heat will go up to 100 degrees when paid for AND when the jets are turned on. This is not a separate hot tub so it is not possible to heat the spa to temperature until the jets are turned on so that temperature is not immediate for the spa. Safety fence in place between pool and seated area of lanai.
There is also a gas grill on the patio. Although use of the grill is included with your stay, the propane is the guest`s responsibility. It is possible the propane tank will have gas left in it from previous guests, however if it is empty the guest will need to do a propane tank exchange in order to use the grill. There are several places within 3 miles of the property for this at a cost of $20-25. There will be a $60 charge if the propane tank is missing at the end of your stay. The grill is provided for your pleasure and convenience BUT if the grill is not working to a guest`s satisfaction there will be no discount or refund due to this. Grill is expected to be cleaned after each use. Guest will be charged $65.00 if grill must be cleaned by housekeeping after departure.
Home essentials provided: 1 set of bed linens for every bed along with 4 pillows for all King and Queen-size beds and 2 pillows for both Twin beds. Bath towels, hand towels, wash cloths and a hair dryer provided in all 5 en suite bathrooms. One roll of toilet paper provided in all 6 bathrooms, one roll of paper towels, dish soap, kitchen sponge, a dishwasher pod and 4 garbage bags provided - NOTE these are meant to get you through your first night or two of your stay, any additional items needed is responsibility of guest.
1. Trash – All trash MUST be bagged in 13-gallon kitchen bags. They will not collect any loose trash or anything placed in grocery plastic bags. All large boxes must be broken down and any small boxes must be bagged. No liquids of any kind. Any loose or improperly bagged trash that must be re-bagged after your checkout will incur a $125.00 fee. Trash is picked up 7 days per week.
2. Please do not wear your shoes in any of the bedrooms or on the area rugs in the living room or loft.

8. Quiet times for the community are from 10pm – 6am – please be respectful of this especially in the pool area. HOA has roving patrol 24 hours per day. If house receives complaints about noise and problem is not rectified, guests may be asked to leave with no refund for remaining stay.
9. No smoking allowed in the house or on the screened-in lanai. If smoking is detected, a deep clean will be required and the cost will be incurred by the guest at a rate of $450.
10. Clubhouse amenities – they do not provide any towel service, so you must bring towels with you. Don’t forget to bring them back to the house when you return! Any missing beach towels will incur a $20.00 charge each after checkout. There should be 10.
11. Parking - MAXIMUM of 4 vehicles allowed to be registered for entry into community. Guests may park up to 2 vehicles in driveway. Sidewalk must not be blocked. Parking is also available along side of street but should not park on any grass as vehicle could be towed. HOA requires that only one side of the street be parked on. Be mindful that sprinklers are not driven over especially when sprinklers are on. If a sprinkler head has been busted resulting in excessive waterflow, please contact host ASAP so it can be repaired.
12. Any additional biohazard clean-up required after guest checks out will be charged to guest at rate charged by housekeeping (such as vomit or other bodily fluids/waste). This also includes any additional charges incurred for clogged drains or toilets due to guest misuse.
13. Do not use any metal utensils on the pots or pans to avoid damaging them.
14. Kitchen and bathroom countertops are Quartz and can be damaged by heat. There are gray mats below the sinks in all 5 bedroom-bathrooms – please use these for any heated hair-styling tools. Be sure to use potholders or towels for any hot pots or pans in the kitchen. Please do not do any cutting of any kind directly on countertop.
15. There are waste baskets in all bathrooms, feminine products and trash should not be flushed.
16. Sensors are on both patio doors and side door to the lanai. If doors are left open for too long, the AC/heat will automatically turn off.
17. Cable – Spectrum. There is a cable box setup in the living room and loft upstairs.
18. Main Level Speakers – there are speakers in the ceiling that you can connect to through the Receiver in the media center. The name of the device is Onyko (matches the remote). You will need to hit the Bluetooth input to allow the connection. NOTE you will need to switch it back to TV input if you want the TV sound through the speakers.
19. Any towels or bedding that are damaged or stained (especially an issue with makeup and/or self-tanner) will incur a charge to guest after checkout.
20. Be sure to sign yourself out of any apps or TV’s you signed into during your stay. Make sure all TV remotes are in their proper rooms at time of check-out. The TV remote for the Lanai has a holder on the wall by the light switch.
21. Please be sure all fan remotes are in their proper rooms. All remotes are labeled on the back. Three bedrooms have fan remotes, along with a fan remote for the lanai.
22. Check all dressers, closets, and laundry room to be sure you have all your belongings.
23. Guests must dispose of any items in fridge, freezer and food from pantries prior to departure.
24. All dishes to be washed or must be loaded into dishwasher with wash cycle started prior to departure.
25. Please turn off any inside or outside lights when checking out.
26. Please close and lock all windows including all 3 doors to the lanai.
27. Front door should be locked after final departure.
