Tucked on a quiet, elm-lined street just off Broadway, this bright one-bedroom basement suite is a favourite for hospital visits, work trips, short stays, and longer visits. Guests consistently mention the cozy electric fireplace, thoughtful touches, and how walkable everything is.
Inside the Suite
• Private entrance (located at the bottom of the stairs within the home)
• Cozy living room with electric fireplace and Smart TV
• Full kitchen with essentials for real meals (full-size oven, Keurig, cookware)
• Dedicated workspace with fast Wi-Fi
• Queen bedroom with a comfortable bed and good storage
• Bathroom with quality toiletries and strong water pressure
Location Highlights (Walkable + Central)
• Broadway Avenue cafés, restaurants, pubs, live music, and boutique shops
• Meewasin River trails and the Broadway Bridge walk to downtown
• Quick access to Royal University Hospital, Jim Pattison Children’s Hospital, and the University of Saskatchewan

Shared Outdoor Space
Enjoy the shared backyard “urban forest” — a leafy, peaceful space with seating areas and a hammock under mature trees (seasonal). Many guests mention how calming the yard feels after a busy day.
Good to Know (So There Are No Surprises)
• Sound can travel. This is a character home with a suite above. You may hear footsteps or voices at times. Light sleepers may wish to bring earplugs.
• Stairs are steep. There are handrails on both sides, but they may be challenging with large luggage or for guests with mobility or balance concerns.
• Older-home charm. The suite is updated, clean, and well cared for, but it is not a brand-new building.
Parking & Seasonal Property Care
• Free street parking is typically available nearby. In winter, access to a plug-in outlet for block heaters is available where applicable.
• Snow clearing: A professional crew attends after snowfalls and aims to clear walkways and parking access within 24 hours.
• Lawn care: In summer, a crew attends weekly (weather permitting) to mow and maintain the yard.

House Rules & Fit (Important)
Whether you’re visiting for a festival weekend, family time, medical appointments, or a longer work stay, this home is designed to be easy, comfortable, and relaxed. A few simple guidelines help keep our homes calm, well cared for, and enjoyable for everyone.
• Quiet Hours / No Parties: Please keep noise low between 10:00 p.m. and 7:00 a.m. out of respect for neighbours. Homes are for quiet enjoyment only. Parties, events, or gatherings are not permitted.
• Smoke-Free Home: No smoking or vaping indoors.
• Pets: One dog only (no cats) is permitted with prior approval and must be registered on the reservation. Please declare pets in the booking count. Use the provided pet blanket on furniture and pick up and dispose of waste in outdoor bins.
• Furniture: Furniture is arranged for safety and cleaning efficiency. Please do not move furniture. Failure to return moved furniture to its original location may result in additional cleaning or service fees.
• Amenities: Use of amenities such as hammocks and outdoor features is at your own risk. Children must be supervised at all times.
• Keys (If Applicable): Guests are responsible for lost or unreturned keys and any required replacement or re-keying costs.
• Registered Guests Only: All overnight guests — including adults, children, and infants — must be registered on the reservation. Overnight visitors who are not registered are not permitted. Day visitors require prior approval.
• Rental Agreement: A standard short-term rental agreement is provided after booking and must be signed within 48 hours. For reservations made less than 48 hours before check-in, the agreement must be signed within 4 hours. Check-in instructions will not be provided until the agreement is completed.
• Security Deposit: A refundable security deposit (up to $300 for whole homes) is required. The deposit must be authorized on the guest’s credit card via our booking system (OwnerRez) prior to arrival and is released after checkout, subject to no damage beyond normal wear and tear. Our rates include standard cleaning based on typical use. If a stay requires excessive cleaning beyond a standard turnover (for example, substantially increased cleaning time or labour), additional cleaning costs may be deducted from the security deposit based on documented service provider charges.
