Welcome to the Kokomo Beach House located in LWB's charming Mango Groves neighborhood. We’re Megan & Matt, a husband-and-wife team hosting through our family-owned LLC. This private, fully remodeled 2BD/1BA home features modern boho-chic design, a private & fenced turf backyard, private laundry & parking, and family-friendly amenities. Minutes to the beach, Intracoastal, golf, Palm Beach, 5-star cuisine, West Palm, and PBI... the Kokomo Beach House is home.
Our home includes 2 nice sized bedrooms with queen beds which have memory gel infused mattresses for comfort. There is plenty of room for storage in each bedroom and the fans are great for air circulation. Our stylish kitchen with modern stainless steel-appliances have all your cooking utensils and flatware for short or long-term stays.
We have a large privately fenced backyard for you and your pets with decorative lighting at night and we have a garage to store things during your stay. The garage also has a washer/dryer.

There are a few things that are important rules to abide by so that everyone can enjoy their stay safely and comfortably. There are a few important do's and don'ts that are imperative you follow:
PET POLICY: Well-behaved pets are welcome with prior approval, subject to a $150 non-refundable per pet fee, a maximum of two (2) pets, and a combined weight not to exceed 100 lbs. To ensure the home is a good fit, the Host and Cohost reserve the right to request additional information about the pet(s) prior to accepting a reservation. Guests acknowledge that pets stay at the property at the guest’s own discretion and responsibility, and the Host and Cohost are not responsible for illness, injury, loss, or harm to pets during the stay, except as required by applicable law. Guests are fully responsible for any damage, excessive cleaning, or injuries caused by their pet(s), and agree that the cost of all repairs or remediation resulting from pet-related damage will be charged to the guest. Guests are also responsible for promptly cleaning up and properly disposing of all pet waste both inside and outside the home; failure to do so will result in an additional $100 cleaning fee. Service animals are welcome in accordance with Florida law and are not subject to pet fees, weight limits, or pet restrictions.
NO SMOKING: No smoking is permitted anywhere on the Property. If a guest is found smoking on the Property, the reservation may be immediately cancelled and a $500 fine assessed.
NO PARTIES/EVENTS: No parties, receptions, or events are permitted.
QUIET HOURS: Quiet hours are 10:00 p.m. to 7:00 a.m.
ILLEGAL DRUGS: No illegal drugs are permitted on the Property.
OCCUPANCY DISCLOSURE: Guests must specify the exact number of guests on the reservation. Any guests beyond the number listed are not allowed and the reservation may be cancelled.
ADDITIONAL GUESTS: Any additional guests approved by Host/Cohost shall be subject to a nightly fee as specified in the house rules. Should the guest have children accompanying them, totaling more than 4 allowed guests, please contact the Cohost for approval and potential additional costs.
CHECK-IN / CHECK-OUT: Check-in is 3:00 p.m. and check-out is 11:00 a.m.
NO TAMPERING: There shall be no tampering with cameras, internet equipment, thermostats, or any other appliances in the home. Upon check-out, the home should be returned in good working order and resemble the condition of the home upon check-in.
EMERGENCY ACCESS: If the Cohost reasonably believes there is immediate safety, security, or property-protection concern, and the guest cannot be reached, the Cohost and/or Emergency Services may access the Property solely for the purpose of addressing the emergency. When practicable, the Cohost will make reasonable efforts to contact the Host prior to entry.
FILMING, COMMERCIAL USE, AND LEWD BEHAVIOR: Our home is located in a residential neighborhood with minor children as neighbors. Guests must respect this and behave accordingly. There is absolutely no filming, videoing, social media, or photography of any kind allowed inside, outside, or anywhere on property. This includes but not limited to commercial use, pornographic use, lewd behavior, Only Fans, live streams, or TikTok. We reserve all rights to any and all media and or profits generated in violation of this house rule as well as attorney's fees accrued in the recovery and enforcement of these rights. Guests agree that attorney's fees are only recoverable by the host in the enforcement of this house rule and not in the defense thereof. In addition, guests in violation of this house rule will be subject to immediate cancelation of their stay and agree that they will not be entitled to any refund for nights not stayed on property as a result of this house rule.
LAUNDRY AND MAKEUP TOWELS: At Kokomo Beach House we pride ourselves on providing each guest with a 5-star service and amenities. This includes clean fresh linens. We provide black makeup towels for your use. If you need more black makeup towels, just ask and we will bring some for you. Please DO NOT use the white towels to remove your makeup, lipstick, fake eyelash glue, or anything else that will cause stains. This causes stains that often cannot be totally removed. Unfortunately, these stained towels must be discarded so that future guests receive clean linens.
LAUNDRY USE DISCLAIMER: Guests are welcome to use the on-site washer and dryer at their own risk. The host is not responsible for damage to clothing or personal items resulting from use of the laundry facilities, including but not limited to shrinkage, color transfer, or mechanical malfunction.
PLUMBING CARE: Our plumbing system requires special care. Only toilet paper may be flushed. Do not flush wipes (even if labeled flushable), feminine hygiene products, paper towels, or any other items. Any plumbing damage or service required due to improper flushing may be the guest’s responsibility.
GARBAGE AND WASTE DISPOSAL: For health and hygiene reasons, please dispose of kitchen and bathroom trash in the outdoor trash bins during your stay. All curbside trash pickup is handled by our hospitality manager — guests are only responsible for placing trash in the outside bins as needed.
WELCOME TO SOUTH FLORIDA: Given South Florida’s climate, please keep doors and windows closed when the air conditioning is in use. This helps maintain a comfortable indoor environment, supports efficient energy use, and helps prevent insects or wildlife from entering the home.
NO PARTIES, RECEPTIONS, OR EVENTS: Kokomo Beach House does not allow parties, receptions, or events. This is a residential neighborhood, and local ordinances dictate no loud music, noise, or partying after 10 PM. While the neighbors know we host short term guests, they aren't very tolerant of excessive noise and partying. By booking you agree that if the police are called for excessive noise, partying, or other reasons you will be charged $500 and will subject to non-refundable cancellation of the remainder of your reservation.
TROPICAL FRIENDS: Be mindful that Florida is considered to be tropical. As such, there are variety of insects, birds, cats, lizards, and frogs that call Lake Worth Beach home. Occasionally you will spot am insect, frog, or chameleon inside or around the residence. This is normal for Florida. Insects should be removed, but a frog or chameleon left alone will depart the residence on their own. Iguanas, cats, rabbits, opossums, and even raccoons call Lake Worth Beach their home. They are harmless and actually keep the mosquito populations in check. Please do not attempt to harm or harass them. We do have a preventative pest maintenance service come at the beginning of each quarter. We ask for your permission to allow them access to the apartment so we can stay on top of nuisance pests from entering the interior of each apartment.
