Summary:
Welcome to The Luxury Beach Estate! Our 8 bedroom, 5 bathroom home is not only the perfect accommodation for a large group but we're also in the perfect location, steps from the beach and boardwalk! The entire home is two units combined. Enjoy our appealing decor and house amenities including two large open living rooms and two kitchen spaces!
The Space:
FRONT EXTERIOR:
- Porch area where you can sit and relax.
- There is a flight of 7 steps to the front door.
(2) LIVING ROOMS:
- Large open concept connected to the kitchen. Features comfortable seating, and a large Smart TV (There is no TV cable, only streaming apps).
(2) DINING AREAS:
- Unit 1 has a table to seat 5 and the island bar seats an additional 5.
- Unit 2 has a table to seat 7 and the island bar seats 4.
(2) KITCHENS:
- Each kitchen is stocked with appliances and many amenities for your cooking pleasure. *Keurig Combo Coffee Machine
(2) WASHER/DRYERS
- Each unit has washer/dryer located in the hallway utility closet.
(3) BATHROOMS:

- 2 full bathrooms in the downstairs hallway.
- 1 full bathroom ensuite to bedroom 3 (2 double beds).
Unit 2
- 1 Full bathroom in the hallway.
- 1 Full bathroom ensuite to master bedroom.

Guest Access:
ACCESS & ENTRY:
- Guests will have access to the entire home.
- Please be respectful to the neighbors and the surrounding homes.
KEYLESS ENTRY:
- There is keyless entry. Your host will provide you with the door code the morning of check-in.
PARKING:
- There is a driveway with 2 parking spaces
ADDITIONAL PARKING:
- You can also park around the house where there is plenty of free on-street parking.
- We are not responsible for parking tickets due to negligence.
MAIL:
- Please be advised that it is important to remember all of your belongings during your stay. In the event that you forget any items, we will gladly mail them back to you. However, please note that a $25 shipping fee will be charged for this service.
- Additionally, we kindly request that you refrain from ordering packages during your stay. Our mail is delivered to a lock box, and unfortunately, we are unable to access it on your behalf. If you do choose to receive any packages, please request that a signature be needed so you can ensure you get your package! Thank you for your understanding.
- We are not responsible for any items shipped to the property.
ENVIRONMENTAL NOTES:
- Quite literally steps to the beach & boardwalk! Please be considerate of your neighbors. The property is still located in a city environment; potential for noise from cars.
SECURITY:
- There is a Ring Camera in the front exterior.
Other Things to Note:
IMPORTANT!!!
THE PERSON WHO BOOKS MUST BE 21+ AND BE PRESENT DURING THE DURATION OF THE STAY!
Please know that you will be asked to sign a check-in form and rental agreement that outlines the terms of your reservation!
All supplies are provided in moderation; the number of each supply on-site is what we provide, and you may need to purchase more for the duration of your stay. If you want additional supplies during your stay, you will be responsible for bringing or obtaining extra. Here is the list of what is provided per stay:
Bed linens
Bath towels
Hand towels/rags
Shampoo + conditioner & body wash
Toilet paper
Hand soap & dish soap
Laundry pods (detergent)
Limited number of trash bags
One roll of paper towels and a roll of toilet paper in each bathroom (plus 1 extra) are provided.
Dish soap, hand soap (where applicable) will be provided in moderation
**We also do not provide beach essentials such as beach chairs, towels, or umbrellas.
HOUSE RULES:
A copy of the house rules are posted at each home. Failure to comply with the house rules may result in immediate eviction without refund:

GENERAL:
Quiet time is from 10:00PM to 7:00AM every day. Please be considerate of your neighbors and keep music, loud voices, and shenanigans down to a minimum!
No prom groups
No bachelor parties
No more than 12 guests (You CANNOT allow anyone outside of the booking party to stay at the house.)
No smoking; If ANY sign of smoking is found in the home, the security deposit is automatically forfeited along with additional cleaning costs to be incurred by the renter.
If we are made aware that there are more guests than the agreed upon number, guests will be immediately subject to eviction.
Do not park on the sidewalk or in the neighbor's driveway
SMOKING POLICY: Our home is non-smoking. If smoking outside, please smoke away from the house, not on the deck or patios. Cigarette butts need to be kept in a container and disposed of properly. There will be a $100 charge for any butts found outside on the ground that the cleaners have to pick up and a $200 charge for evidence of smoking inside our home.
PET POLICY:
We do not allow pets here, sorry! There will be a $300 fee for failure to notify us of a pet present in the property.
CLEANING POLICY:
If any excessive cleaning is needed subsequent to your departure (stained rugs, clogged sinks, excessive pet shed/mess, excessive garbage left around the home, stench, etc) There will be an excessive cleaning fee of up to $700 depending on the offense.
CHECK-IN:
Check in time is 4:00 pm. You may request an early check in 48 hours before your arrival. No early check-ins between Memorial Day and Labor Day.
Upon arrival please inspect the house carefully and report any unsatisfactory condition to the rental manager immediately. Failure to report means you accept the house “as is”. To report any items please contact us immediately with any issues.
CHECK OUT:
Check out time is strictly 10:00 am. We allow late checkouts for a $125 fee. Failure to pay this fee with a late check out will result in an automatic charge of 1 extra day stay (amount differs per property but is a minimum of $125.00). If housekeeping arrives prior to your departure and has to leave and come back there will be an automatic charge of $100.
Interaction with Guests:
We live off-site but are available via text/call/Airbnb messenger 24/7. We have a property manager and maintenance team in place, ready to address any and all of your needs in a timely manner!
