Of course the view is great and location--but this condo is in need of upgrades. Having a full set of sheets on a mattress shouldn't be an issue with their rental management company.

The location was amazing! We loved staying here and look forward to coming back for sure! The only issues we had were the hot water in the hall bathroom sink did not work, and the toaster did not work. Condo needs a bit of updating, but overall an excellent stay!Also, communication with the hosts was excellent as well!

Perfect for a condo right on the beach. My husband and I don’t stay in the condo much when we are beaching because we like to soak up all the time we have and we have really enjoyed staying here.

This condo was perfect for our little family of five! Everything was clean when we arrived. The furniture on the balcony was wonderful. Our kids ate every meal outside looking at the ocean. The kitchen was equipped with everything we needed to cook our meals. The pull out couch was a nice addition and was very comfortable. The only complaint I had is that the dresser had a very strong mildew smell. I ended up just keeping our things in suitcases so we didn't have to keep opening the drawers. We highly recommend any condo at Royal Palms! We're already planning our getaway for next year!

Beautiful view

The view from the balcony was beautiful! You can see the Gulf State Park Pier and the walk isn't too far either. It's a peaceful section of the beach.

Great spot

Great spot, right on the beach. A little cramped for 2 adults and 2 teenage boys but I expected that! Close to plenty or restaurants and shops. Elevator is really close to the unit and it was never slow (that's usually a common problem at condos we have stayed at before). Pools are a little small but still enjoyable. All in all, it was a great place and it's exactly as advertised.

We loved the location of this condo. The condo was clean with good amenities. The only con was the mattress. It was worn out and needs to be changed. I ended up sleeping in the couch the last night. The pools were great as we enjoyed the indoor pool. The walk to the beach is made easy with the boardwalk. We would return.

Upgrade

Front door sticks. Even after unlocking, have to really push to get it open. Appliances need to be upgraded. Also , a senior-friendly sofa would be nice. Overall, it was very enjoyable.

Communication with property manager

When we needed assistance with the operation of the televisions in the unit, we left messages three times and finally drove to the Vacasa office. Soon after that, the property manager did come to the unit to help us. In the meantime, another guest at the property also tried unsuccessfully to help.Later during our visit, the light in the refrigerator burned out, we left messages again with no replies, and had to use the light on our phones to see into the fridge.

Cute & cozy beach vibe property

Property was very clean & exactly as advertised, minus only 2 balcony chairs. Those are a bit worn & could use replacement. Maybe add a lounger! Emphasize entering the # sign for the keyless lock entry to unit. Made contact with property management & we were in within 5 min. Bed definitely needs replacing, uncomfortable & noisy, if you tried to stay on left side you would roll off. Beautiful views from balcony watching the dolphins each morning. It was quiet at the end of the high rise condos & beach not as busy. Covered & secure parking was nice with luggage carts to haul stuff. Close to shopping, restaurants, trails. Overall had a great stay for the price!

The washer leaked and when I contacted the property manager he sent someone over who could not fix it. Asked that we not use it. Offered us a discount for the inconvenience but we never received anything. Never heard back after that.

Location was good. Beach access good. Our only issues were with mattress in bedroom and linens on bed. Bed has a deep dip on parking lot side. So uncomfortable that my wife couldn’t sleep in it. She had to use lower bunk in hallway. Sheets did not fit the mattress and could not be tucked in or fitted over the mattress. Obviously the wrong size. Additionaly the tv remotes are very confusing. Single ply toilet tissue supplied would be an embarrassment for me if I was an owner. Stove/oven is dirty inside and chipped on outside.

the condo looked good but from the time we moved in we had problems. ( stayed the month of Feb.) 1.The TV would not pick up any local stations. Called the problem line and a tech came from Vacasa tech, he had problems programing but did get the TV programed. 2. I turned on the heat pump it made a loud noise and quit. I called the problem line and a ticket was made and sent to Vacasa. After several hours a tech came and got the heat pump and stated not to turn off fan are the heat pump would stop working but it stopped working by the morning. A install crew came about 11am and installed a new heat pump. 2 days later the new heat pump quit working at 6am. I called the problem line they sent a message to Vacasa. About 11am no one had contacted me regrading the problem, it was going to be 33 degrees that evening. I went to the local Vacasa office and asked if they and got my problem ticket, they found my ticket and would call me about the problem. no one called me but HVAC tech came and fixed the problem. 3. I know that the owner is responsible for fixing problems but Vacasa should check property for major problems and notify the owner. Major items should be in working order.
