Surrounded by natural beauty, the home is located in a quiet residential area known for its generous lot sizes, mature trees, and frequent wildlife sightings. You’ll enjoy clear starlit skies at night thanks to the absence of streetlights, creating a true Colorado mountain living experience.
Inside, the layout is spacious and thoughtfully designed, with a comfortable living area, a well-equipped kitchen, and modern conveniences to make you feel right at home. The home allows 1–2 well-behaved dogs (under 40 lbs.), provided they are kenneled while you're out and accompanied when you're home.
Despite the peaceful surroundings, you're just a short drive from grocery stores, local restaurants, hot springs, and outdoor recreation. Whether you’re here to explore the San Juan Mountains or unwind in nature, this townhome offers a warm, welcoming base for your Pagosa Springs adventure.
In the winter season, we strongly recommend that all guests come well-prepared for snowy conditions. Opting for vehicles with either AWD or 4WD is highly encouraged for a smoother winter experience. Additionally, please be aware that tire chains may be required for traversing Wolf Creek Pass during winter. Refunds will not be issued if you arrive unprepared and encounter difficulty reaching the property.
For the most up-to-date information on road closures and conditions in the Pagosa Springs area, and throughout Colorado, you can call 511. These resources provide real-time updates on road conditions, including closures, delays, and weather-related restrictions.
**Due to local laws or HOA requirements, guests must be at least 21 years of age to book. Guests under 21 must be accompanied by a parent or legal guardian for the duration of the reservation.**
Colorado likes to keep us on our toes, expect inclement weather and be happily surprised when that is not the case. We live at altitude which means you need to drink lots of water, altitude sickness is no joke and definitely no fun!
We like to boast the most snow in Colorado. Should guests be visiting during winter months expect snow! Expect driving in snow, walking in snow, and playing in snow. Ensure the vehicle you are using has 4-wheel drive capabilities. Refunds will not be issued because of weather. (Unless previously discussed and authorized by management.)
Pagosa Springs is historic in nature and is surrounded by the San Juan National Forest. Hiking trails, views, adventure and journeys all await the wondering guest. We like to boast the most snow in Colorado and we happen to be the location for the world's deepest geo-thermal Mother Spring.
There is a one-time total pet fee of $40, with a limit of two pets, and pets must weigh 40 lbs. or less AND be kenneled, when owner not present.
Check-in begins at 4:00 PM, and check-out is at 10:00 AM, unless otherwise arranged. Early check-in or late check-out is available for $15 per hour, which helps accommodate our cleaning schedule and preparation for the next guest.
Please contact the property manager to confirm availability for late check-out. Failure to comply with the check-out time may result in denied access to the property or immediate eviction.
Please note that trailers are not permitted to be parked anywhere within this condo association. Parking on the grass is also strictly prohibited. All vehicles must be parked in designated parking spaces. Violators are subject to towing at the owner’s expense.
