The Space
This beautifully designed home comfortably accommodates large families and groups while providing a balance of shared gathering spaces and private retreats. The layout features five bedrooms and four and a half bathrooms, with most bedrooms offering attached or nearby private bathrooms to ensure convenience for guests.

The main living area features an open and welcoming layout, ideal for relaxing together after a day of exploring the Pikes Peak region. Large windows bring in natural light and showcase the surrounding mountain landscape, creating a warm and inviting atmosphere throughout the home.

The fully equipped kitchen allows guests to prepare meals with ease, whether you’re enjoying a quick breakfast before a hike or gathering around the dining table for a family dinner. Bedroom 1 – Primary Suite (Upper Level)
The primary suite features a king bed and a private balcony, perfect for enjoying peaceful mornings or evening mountain views. This room also includes a spacious en-suite bathroom for added privacy and comfort.

Bedroom 2 (Upper Level)
This bedroom offers a king bed and a private full bathroom. Guests also have direct access to the back of the home, providing a quiet and convenient outdoor entry.

Bedroom 3 – Family Suite (Lower Level)
Perfect for families, this spacious room includes one king bed and two single beds. A full bathroom is located just outside the room, offering easy access while maintaining privacy. Pack and plays are available, making this setup especially convenient for guests traveling with young children.

Bedroom 4 (Main Floor)
This bedroom features a king bed, a full bathroom, and a private balcony. Enjoy beautiful mountain views right from your room—perfect for morning coffee or unwinding in the evening.

Bedroom 5 – Bunk Room (Upper Level)
Designed with groups and kids in mind, the bunk room includes two twin bunk beds, each with a trundle underneath, offering flexible sleeping arrangements for multiple guests. This room also has access to the back of the home.

🛻Vehicle Recommendation:
During the snowy months of the year (October-May) we strongly RECOMMEND a 4WD/AWD vehicle.
⌚Early Check-in/Late Checkout: Available at $35/hour (must be pre-approved & paid in advance).

🚙 ATV/UTV Policy
Please note that unlicensed vehicles (like ATVs or UTVs) cannot be driven on county roads. We recommend trailering them to nearby off-road trails.
🐶 Pet Policy
This is a pet free home making it a great space for our guests with allergies. If a guest brings an animal a $500 deep clean fee will be charged.
🚭 No Smoking
Absolutely no smoking inside the home. A deep cleaning fee will apply if smoke is detected indoors. Outdoors permitted but please be responsible.
⏰ Checkout Time
Please respect the designated checkout time. Late departures may incur additional fees, as we need time to prepare for the next guests.
🎉 No Parties or Events
To keep things peaceful for everyone, we do not allow parties or events at this property.
👥 Guest Count & Age Requirement
The number of guests must not exceed 14 or what is listed on your reservation nor shall the guest booking the reservation be under the age of 25, unless approved in writing ahead of time.
🔒 Firearms
Please do not leave firearms unattended on the property for safety reasons. If left behind, we will securely store it for you to retrieve.
📦 No Mail or Packages
We are unable to accept mail or packages at the home. Please ship items to a local Amazon Locker, USPS office, or UPS store.
🏢 No Commercial Use
This property may not be used for commercial purposes without prior written approval.

🔧 Amenity Malfunctions & Refunds
While we do our best to ensure everything is in working order, occasional issues can arise—especially during short turnovers. Refunds for broken amenities are not guaranteed, but we’ll make every reasonable effort to address and resolve the issue promptly once we`re notified. Your comfort is important to us, and we appreciate your understanding!

To ensure a smooth and seamless stay, we require all guests to complete a short Rental Acknowledgement and registration form after booking. A secure link will be sent shortly. Once completed, we’ll send your check-in details.
