All bedrooms are located on the second floor, providing a quiet retreat away from the main entertainment areas.

The Primary Suite features a comfortable king bed and a private ensuite bathroom, creating a relaxing space to unwind after a day of swimming and games. The ensuite bathroom includes a luxurious soaking tub and rain shower, perfect for relaxing at the end of the day.

Bedroom 2 includes two queen beds, making it a great option for families or friends sharing a room. This bedroom uses the shared hallway bathroom.

Bedroom 3 features a king bed with access to the shared hallway bathroom.

Bedroom 4 – Bunk Room is a fun and flexible space with four queen beds, making it ideal for kids, cousins, or larger groups traveling together. This room also uses the shared hallway bathroom.

With multiple king and queen beds throughout the home, everyone has plenty of space to sleep comfortably.

The home includes 2.5 bathrooms. The primary suite features a private ensuite bathroom with a soaking tub and rain shower, creating a spa-like space to relax and recharge.

The remaining bedrooms share a full hallway bathroom upstairs, and a convenient half bath is located on the main floor.

Each bathroom is fully stocked with body wash, shampoo, conditioner, fresh towels, and essentials. Hair dryers are provided, and you'll also find an iron, ironing board, and clothing steamer available for guest use.

The kitchen is fully stocked with everything needed to cook for your group, including high-end appliances, cookware, dishes, and plenty of prep space. Start your mornings with the Keurig coffee maker, which supports both pods and a full pot.

The back living room offers a more casual hangout space with ping pong and a collection of board games, making it perfect for family game nights.

For an even bigger entertainment experience, head into the private theater room, complete with comfortable seating, soft lighting, a large screen, and even a popcorn machine for the full cinema experience—perfect for streaming your favorite shows or watching the big game together.

The game room adds even more fun with a pool table, air hockey, shuffleboard, darts, arcade games, and additional seating for friendly competition.

RULES:
**For cancellations, please note that we do charge a payment processing fee on top of our cancellation policy.

We also charge $150 for an unapproved late checkout.

Smoking is strictly prohibited inside our property. You can smoke outside the property but we will just ask to make sure the smoke doesn't go inside and dispose of cigarette butts properly. Violation of our non-smoking policy will result in a minimum fee of $500.

We only host groups where the primary renter is above the age of 25+ years old. Will need ID verification.

No events, parties, or additional guests than the number on your reservation without permission. An additional event fee will be charged.

Pet Fee is $165 (max of 2). This is a one-time, non-refundable fee as we shampoo the carpets after each pet stay. No pets on furniture, please! Also, please clean up your pet's feces or we will charge an additional $40 fee if uncleaned feces are found.

Quiet hours in Austin start at 10 PM, which means no guests are allowed outside or in the backyard after 10 PM. We know it's gorgeous out there, but our #1 priority is keeping the neighbors happy and this being a successful vacation rental for the long-term—and the only way that works is if this rule is followed.

Note: There is a $500 fine for any noise violations.
