SUMMARY
Experience the ultimate in coastal living with sweeping 180° water views and private sunrise vistas from your exclusive beachfront patio. This brand-new, custom-built two-level residence blends sophisticated design with the comfort of a 2-unit building. The home features 2 bedrooms, 1.5 bathrooms, and sleeping accommodations for 5, all stayed perfectly cool with whole-home air conditioning. Situated in the heart of Mission Beach, you are steps away from the Mission Bay Sport and Aquatic Center and a short stroll to the Pacific Ocean, local boutiques, and world-class dining. Sleeps 5. ****This property is strictly 18+. We are not able to host any guests under the age of 18. **Note - no oven, but toaster oven is provided.
GROUND LEVEL (parking + main living area + patio)
Pass through the private gate into a stunning waterfront sanctuary, boasting 25 feet of prime bay frontage. The expansive patio, complete with luxury seating, is perfectly positioned for soaking up the San Diego sun. Seamlessly blending the outdoors with the interior, floor-to-ceiling glass bifold doors open to reveal a light-filled, open-concept living space. At the heart of the home, the custom chef's kitchen features elegant wood cabinetry, premium quartz countertops, and high-end appliances (*Note - no oven, stovetop only. Toaster oven is provided). The main level is completed by a stylish living area with plush seating, a sleek half-bath, and the convenience of an attached garage.
SECOND LEVEL (2 bedrooms + 1 bathroom)
An elegant staircase leads to the upper level, a dedicated sanctuary for rest and rejuvenation. The Primary Suite is a haven of relaxation, featuring a plush King-size bed and a flat-screen TV. The second guest bedroom is equally well-appointed with a Queen bed, a dedicated workspace for the modern traveler, and its own TV. Both rooms enjoy direct access to a sophisticated Jack-and-Jill bathroom, complete with an expansive, oversized walk-in shower. For added convenience, a high-efficiency stackable washer and dryer are discreetly located on this floor.

PARKING
This home features the rare convenience of an attached private garage, providing secure parking for one vehicle. The garage dimensions are approximately 16' L x 7' H x 7' W; we recommend measuring your vehicle to ensure a comfortable fit. For additional needs, complimentary overnight street parking is available nearby (please observe all posted street-sweeping signs). For larger groups, several public parking lots are located just a short stroll away near Belmont Park.

- SHOPPING & DINING! Just steps away is the main street, Mission Blvd., with endless shopping, dining, and entertainment. Our guests are provided a comprehensive list of recommended local eats and discount codes for rental shops.
- WATER ACTIVITIES! If you're looking for something other than boogie boarding and swimming in the ocean, we are located just across the street to Mission Bay and water rentals shops, including jet skiing, wakeboarding, stand up paddle boarding, kayaking, and boating.
- ATTRACTIONS! Enjoy a full day of family fun at Belmont Park located a short 5 minute bike ride away, SeaWorld San Diego is a short 5 minute drive, and world famous San Diego Zoo is located just 15 minutes from our beach home.
POLICIES & GOOD NEIGHBOR GUIDELINES
• Guest Requirements | Per certain regulations & HOA requirements, guests must be at least 30 years of age to book with us. If your group is all adults, then all guests must meet our minimum age of 30 (exceptions made for multi-generational families).
• Occupancy | Maximum occupancy refers to the number of people allowed in the home at any given time (ie includes both overnight guests & non-overnight visitors), some of which may be mandated by certain regulations. Exceptions towards the maximum number of people allowed may be made for children under the age of 2. Guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. The number of guests includes visitors, even if they are not staying overnight.
• Noise | Our homes are intended for relaxing getaways, not rowdy beach parties. Music and other noise is to be kept at an appropriate level and in a manner that is mindful to neighbors. Noise that can be heard 50 feet away from the home is prohibited. Parties are not allowed. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed.
