Set high on the bank of the Delaware River, this stylish retreat is a mix of mid century design and warm craftsman detail. Large windows frame expansive views of the surrounding canopy. It’s the ideal setting to work remotely, write, focus on wellness, or sleep in. Enjoy easy river access and a scenic walk into the incredibly quaint town of Callicoon, NY where a variety of dining and shopping experiences await. You will never want to leave this divine sanctuary.

Nestled along the Delaware River, Callicoon is one of the Catskills’ most charming small towns, known for its laid-back atmosphere, scenic mountain views, and strong local community. The area blends old river town character with a growing food, art, and outdoor recreation scene.
Guests can enjoy local breweries, cozy cafés, farm-to-table dining, antique shops, live music, and one of the region’s most beloved Sunday farmers markets. The surrounding area also offers endless opportunities for hiking, kayaking, fishing, and exploring the natural beauty of the Catskills and Upper Delaware River Valley.
Guests have access to the entire house and the entire 5 acre property.
MOUNTAIN ACCESS & TERRAIN
Please note that this home is perched high up on the mountain and features steep inclines, uneven terrain, and a significant number of stairs both outside and throughout the property. While the elevated setting creates beautiful views and privacy, it may not be suitable for guests with mobility concerns or those uncomfortable with steep mountain terrain.
Vehicle Recommendations:
• Summer: Front-wheel drive recommended at minimum
• Fall through Spring: All-wheel drive or 4-wheel drive strongly recommended
Weather conditions in the mountains can change quickly, especially during rain, mud season, snow, or ice. The driveway and roads leading to the property are steep and mountainous in nature.
We strongly encourage guests to arrive before dark during winter weather whenever possible.
Climb sixty-six stairs into the quiet of the forest canopy and arrive at a true mountaintop escape tucked away on five private wooded acres. Perched high above the valley, this secluded retreat offers peaceful stillness, abundant wildlife, and cozy modern comforts surrounded by nature.
Inside, the home blends mountain charm with thoughtful amenities. The kitchen is fully equipped with an oven, induction cooktop, and everything needed for home-cooked meals. The cabin features central AC, heat, and radiant heated tile floors for crisp mountain mornings. In the living room, relax on the oversized leather sectional beside the wood stove or enjoy immersive movie nights with the laser projector.
Deer regularly wander through the property, owls echo through the trees at night, and eagles can often be spotted overhead while you sip coffee on the deck. If you’re lucky, on especially quiet evenings you may even hear the distant rumble of the train moving through the Delaware River Valley and the echo of its horn passing through the town of Callicoon around 10 PM — one of those little mountain moments guests never forget. There’s even an outdoor shower for rinsing off after hikes, river days, or warm summer afternoons.
Despite the remote feel, you’re just minutes from the heart of Callicoon — one of the Catskills’ most beloved river towns — offering breweries, restaurants, local shops, and a Sunday farmers market considered one of the best in the region.
Nearby adventures include kayaking the Delaware River, fly fishing, hiking waterfalls, cider tastings at Seminary Hill, chocolate tours at Moka Origins, live music, and concerts at Bethel Woods, the historic site of Woodstock.
Please note: this is a true mountainside property with steep inclines, elevated terrain, and a significant number of stairs throughout. Front-wheel drive is recommended during summer, while all-wheel drive or 4-wheel drive is strongly encouraged fall through spring.
A personal vehicle is strongly recommended for this area, as public transportation and rideshare availability can be limited throughout the Catskills and Delaware River Valley region.
IMPORTANT SEASONAL NOTES
• Wayne County enforces an annual spring burn ban each year. During burn ban periods, outdoor fires and fire pits may be prohibited depending on local regulations and weather conditions. Guests are responsible for following all active fire restrictions during their stay.
• Mountain homes naturally experience wildlife, insects, ticks, mud, falling leaves, snow, ice, and other outdoor elements common to the Catskills/Poconos region. We recommend proper footwear, caution on stairs and walkways, and checking for ticks after outdoor activities.
• Cell service and GPS accuracy can vary in mountain areas. We recommend downloading directions ahead of time and reviewing check-in instructions prior to arrival.
• Winter storms and severe weather can occasionally impact road conditions, internet service, or power in rural mountain regions. While utility crews work quickly in the area, temporary interruptions can occasionally occur.
