HOUSE RULES

Welcome to The Gathering Place. We hope you enjoy your stay and ask that you treat the property, furnishings, pool area, neighbors, and surrounding grounds respectfully. By staying at the property, the booking guest and all members of their group agree to follow these House Rules.

CHECK-IN AND CHECK-OUT

Check-in: 4:00 PM
Check-out: 11:00 AM

Self check-in is available through the smart lock. Access instructions will be provided before arrival.

Early check-in or late check-out must be approved in advance. Unauthorized late check-outs may result in additional charges if they delay cleaning or preparation for the next reservation.

REGISTERED GUESTS

The total number of overnight guests must be accurately disclosed on the reservation before check-in so we can properly prepare the home with the appropriate toiletries, linens, and kitchen essentials.

Only guests included on the reservation are permitted to stay overnight at the property.

The maximum overnight occupancy is 6 registered guests.

The booking guest is responsible for the conduct of everyone in their group and for making sure all guests understand and follow these House Rules.

Unregistered overnight guests are not permitted.

VISITORS

Daytime visitors are permitted only within the property’s maximum occupancy and parking limitations.

Visitors may not stay overnight unless they have been added to the reservation and approved in advance.

Parties, events, gatherings exceeding the approved number of guests, or unauthorized visitors are not permitted.

QUIET HOURS AND NEIGHBORS

Please be considerate of our neighbors at all times.

Keep outdoor conversations, music, television, and other noise at a reasonable level, particularly during evening and nighttime hours.

Excessive noise, disruptive behavior, or activity that disturbs the neighborhood is prohibited.

NO PARTIES OR EVENTS

Parties, receptions, unauthorized gatherings, and events are not permitted.

This includes inviting additional people to the property beyond the registered guests and approved visitors.

The home, pool, spa, and outdoor areas are intended for the private enjoyment of registered guests, not for parties or large gatherings.

SMOKING AND VAPING

Smoking and vaping are prohibited inside the home.

Smoking is permitted outdoors only.

Please dispose of cigarette butts and other smoking materials properly. Do not leave them in the yard, landscaping, pool area, patio, or driveway.

Evidence of smoking or vaping inside the home may result in additional cleaning or remediation charges.

POOL AND SPA SAFETY

Use of the swimming pool and spa is at your own risk.

There is no lifeguard on duty.

Children must be actively supervised by a responsible adult whenever they are in or around the pool or spa.

For everyone’s safety:

* No diving.
* No running around the pool.
* No dangerous horseplay.
* No glass containers in the pool or spa area.
* Do not climb on the waterfall, pool equipment, walls, fencing, or other structures surrounding the pool.
* Do not tamper with drains, returns, lights, pumps, valves, heaters, or other pool equipment.
* Do not bring furniture into the pool or spa.
* Keep food out of the pool and spa.
* Please remove excessive dirt, grass, or debris before entering the water.

Spray tans, body bronzers, tinted body oils, and similar products can permanently stain the pool and spa surfaces.

If you are wearing lotions, oils, self-tanning products, or similar products, please shower before entering the pool or spa.

SPA HEATING

Spa heating is controlled remotely.

Guests should not operate or adjust the pool or spa equipment, valves, heater, pumps, or control system.

If you would like the spa heated or need an adjustment, please contact us and we will make the necessary changes remotely.

For the spa to heat properly, the system must be configured correctly, including the proper water flow and waterfall settings.

Unauthorized adjustments to the pool or spa equipment may cause damage or require a service visit.

A $250 service charge may be assessed if unauthorized adjustments result in a service call.

POOL EQUIPMENT

Do not enter the pool equipment area or operate any pool equipment.

The pool system is monitored and managed remotely.

If something does not appear to be working correctly, contact us rather than attempting to adjust the equipment yourself.

WEATHER AND POOL USE

Do not use the pool or spa during thunderstorms, lightning, severe weather, or other unsafe conditions.

Outdoor furniture, umbrellas, pool accessories, and other items should be secured or returned to their proper locations after use.

Please do not leave towels, toys, food, cups, or personal belongings around the pool overnight.

BBQ GRILL

A BBQ grill is provided for guest use.

Please use the grill outdoors only and never move it underneath a covered area or close to the house.

Keep children away from the grill while it is hot or in use.

After grilling:

1. Turn off the grill completely.
2. Allow the grill to cool.
3. Clean the cooking grates and remove food residue.
4. Check and clean the grease pan as needed.
5. After the grease pan has been cleaned, place fresh aluminum foil on the grease pan to help keep it clean for the next guest.
6. Do not place aluminum foil on the cooking grates.
7. Return grilling tools and accessories to their proper location.

Please do not leave food, grease, or excessive residue on the grill.

KITCHEN

Please clean up food and spills promptly.

Do not pour grease, cooking oil, food scraps, coffee grounds, or other solids down the drains.

Use cutting boards rather than cutting directly on countertops.

Please place dirty dishes in the dishwasher and start the dishwasher before checkout.

Do not leave excessive food or dirty dishes throughout the home.

FURNITURE AND HOUSEHOLD ITEMS

Please do not rearrange furniture or move indoor furniture outdoors.

Do not remove furniture, electronics, linens, towels, décor, kitchen items, or other property from the home.

Use coasters or appropriate protection for drinks and hot items when necessary.

Please report accidental damage as soon as possible. Prompt communication usually makes problems much easier to resolve.

PETS

Pets are permitted only when they have been disclosed and approved as part of the reservation.

Guests are responsible for cleaning up after their pets both inside and outside the property.

Pets should not be left unattended if doing so could result in barking, damage, accidents, or disturbance to neighbors.

Guests remain responsible for any damage or excessive cleaning caused by their animals.

Legally protected service animals are handled in accordance with applicable law and platform requirements.

PARKING

Please use the designated parking areas and avoid blocking neighboring driveways, mailboxes, sidewalks, or access points.

Do not park on grass or landscaped areas.

Vehicles belonging to guests or visitors must remain within the property’s available parking capacity.

Unauthorized parties or gatherings may not use neighboring streets or properties for overflow parking.

SECURITY CAMERAS

Exterior security cameras are installed around portions of the property for security, safety, and protection of the home.

There are no cameras inside the home or in private interior spaces.

Guests may not cover, disconnect, move, disable, tamper with, or interfere with exterior security cameras or other security equipment.

SMART LOCK

Please use the provided access code to enter the home.

Do not share the access code with anyone who is not part of your approved reservation.

Make sure exterior doors are closed and locked whenever you leave the property.

DOORS AND WINDOWS

Keep exterior doors and windows closed when the heating or air-conditioning system is operating.

Please verify that doors and windows are closed and locked when leaving the property and at checkout.

PLUMBING

Only toilet paper should be flushed down the toilets.

Do not flush wipes, feminine hygiene products, paper towels, diapers, cotton products, or other materials, even if the packaging states that the product is flushable.

Guests may be responsible for plumbing service charges resulting from prohibited items being flushed or placed into drains.

TRASH

Please place household trash in the designated outdoor trash containers.

Bag all household trash before placing it in the bins.

Do not leave loose trash, food, or garbage around the home, patio, pool area, or yard.

If your stay includes the scheduled trash collection day, please follow any instructions provided regarding placement of the bins.

DAMAGE

Please notify us promptly if something is accidentally damaged or stops working.

Do not attempt major repairs or modifications yourself.

The booking guest may be responsible for damage, missing items, excessive cleaning, unauthorized alterations, or other costs caused by members of their group.

Normal wear and tear is expected and is not considered guest damage.

MAINTENANCE AND EMERGENCIES

If you notice a maintenance problem, leak, electrical issue, appliance problem, pool problem, or anything else that could cause additional damage, please contact us promptly.

For a life-threatening emergency, call 911 first.

For property-related issues, contact us through the booking platform or using the contact information provided with your check-in instructions.
