LUXURY GULF-VIEW RETREAT — SLEEPS 22
Welcome to Off The Hook, our high-end, two-story beach home in Crystal Beach on the Bolivar Peninsula, Texas. Built for large families and group getaways, this 4-bedroom, 4-bath home comfortably sleeps up to 22 guests and sits just a 2–3 minute walk from the sand, with ocean views from the right-side deck.
THE SPACE
Four bedrooms, eleven beds, and four full bathrooms (two en-suite) mean there's room for everyone to spread out.
Sleeping arrangements (sleeps up to 22):
Bunk room: 8 queen beds — a fun, roomy space for kids and adults alike
Master suite 1: king bed with private en-suite bathroom
Master suite 2: queen bed with private en-suite bathroom
Additional bedroom: queen bed
4 full bathrooms total (2 en-suite) — no waiting in line in the morning

Open-concept living and dining area with seating for the whole group
Bright chef's kitchen with stainless steel appliances and a large island

THE NEIGHBORHOOD — CRYSTAL BEACH, BOLIVAR PENINSULA
Crystal Beach is laid-back Gulf Coast living — quiet streets, salt air, and the beach a short walk away. You're steps from Bolivar's 27 miles of wide, drive-on beach, perfect for swimming, shelling, fishing, crabbing, birdwatching, and sunrise or sunset strolls (15 mph speed limit, no glass on the sand). Local seafood spots, beach shops, and casual eateries are just minutes away.
GETTING AROUND
A car is recommended — it's how you'll reach the beach, local spots, and the ferry, and there's free on-site parking for up to 6 vehicles. The free Galveston–Bolivar Ferry (about 18 minutes) connects the peninsula to Galveston Island and its restaurants, historic Strand district, and Pleasure Pier. Highway 87 runs the length of Bolivar, linking Crystal Beach to shops, restaurants, and neighboring beach communities. Both Houston airports are roughly 1.5–2 hours away (Hobby/HOU is usually the closer drive; Bush Intercontinental/IAH a bit farther).

Special compliance requirements:
This property has special local compliance requirements, which include a signed rental agreement and ID verification. There is an optional damage waiver of $49 for stays up to 10 nights, with an additional $3 per day for stays longer than 10 nights. Damage waiver purchases are optional. If a damage waiver is not purchased, a security hold of $1500 is required to protect against any damages.
Travel insurance:
We strongly encourage guests to purchase travel insurance. It protects you against unexpected events such as illness, flight cancellations, or other emergencies that may affect your travel plans, and can help recover costs that fall outside our cancellation policy.
Pest control & wildlife disclosure:
Due to the subtropical climate of Texas, guests may occasionally encounter common pests such as American cockroaches (commonly known as "tree roaches"), insects, or other wildlife typical to the region. This is a normal occurrence in Texas properties and is not indicative of poor housekeeping or property conditions. The property is regularly serviced by a licensed pest control provider. As such, no refunds, credits, or relocations will be issued due to the presence of common pests. If a guest believes an infestation exists, the guest must submit a written request for a third-party licensed pest control inspection. Should the inspection confirm no infestation is present, the guest will be solely responsible for the cost of the inspection and any associated service fees. If an infestation is confirmed, management will take appropriate remediation steps.
HOUSE RULES
Occupancy is limited to a maximum of 22 guests. Exceeding this may result in removal of the entire party without refund.
No pets, except service animals. ESAs are not considered service animals under federal law. An unapproved pet results in a non-refundable $500 fee and forfeiture of the stay.
No smoking or vaping anywhere in the house. Violations result in eviction and forfeiture of deposit and rent.
No parties or events.
Please be respectful of neighbors — no disturbances or unlawful activity.
Parking: up to 6 cars in the driveway, plus additional street parking. Do not block neighboring driveways.
CHECK-OUT
Check-out is no later than 10:00 AM (additional time can be purchased on your Happy Guest page). Before you leave: return all furniture to its original location, take the trash to the can, remove all food from the refrigerator and pantry, load and start the dishwasher, turn off all lights, ensure the fire pit is off if used, and lock all doors.
CANCELLATION POLICY
Full refund: cancel at least 30 days before check-in.
Grace period: cancel within 48 hours of booking for a full refund, provided it's at least 14 days before check-in.
Partial refund: cancellations 7–30 days before check-in receive 50% back for all nights.
No refund: cancellations less than 7 days before check-in.
