Welcome to SUNSET OASIS SXM, a newly built modern villa in Pelican, St. Maarten. Perched 104 meters above sea level, it offers elevated views, refreshing breezes, a private pool, and a spacious west-facing terrace perfect for sunsets. With 3 bedrooms, 2.5 bathrooms, air conditioning, smart TVs, fast WiFi, private parking, sun loungers, and a king daybed, it's ideal for families, couples, friends, remote workers, and travelers seeking comfort and style.

ADDITIONAL HOUSE RULES:
Welcome to Sunset Oasis SXM. We are happy to host you and hope you enjoy your stay. To keep the home safe, comfortable, and well-maintained for all guests, please follow the house rules below carefully.

GENERAL HOUSE RULES
• No smoking inside the home. Smoking is also not permitted on the patio while using the patio furniture. Please
help protect the outdoor furniture and cushions from smoke, burns, odors, and stains.
• No pets are allowed.
• No parties or loud gatherings.
• Quiet hours are from 10:00 PM to 9:00 AM.
• Please respect the neighbors and the community.
• Please do not move indoor furniture outside.
• Please report any damage, breakage, leak, or maintenance issue immediately to Seyannah Properties.
• Guests are responsible for any damage caused during their stay.
• Guests are responsible for ensuring that all doors and windows are locked when leaving the premises during their
stay.


POOL RULES & SAFETY - SWIM AT YOUR OWN RISK
• CAUTION: SWIM AT YOUR OWN RISK. There is no lifeguard on duty. Guests use the pool at their own risk.
• No diving.
• No running around the pool.
• Children must be supervised by an adult at all times. Do not leave children unattended near the pool.
• No glass, bottles, or breakable items in or around the pool. Please use only plastic or pool-safe cups outside.
• If glass or a bottle breaks in or near the pool, the pool may need to be emptied, professionally deep cleaned, and refilled. The guest will be responsible for this cost.
• Please do not use the pool if you are under the influence of alcohol or feeling unwell.


SLIPPERY OUTDOOR AREAS
• The outside lounge area, pool deck, and areas around the pool can become slippery when wet from rain or pool water.
• Please walk carefully and do not run outside. Non-slip shoes or sandals are recommended when the area is wet.
• Use caution when entering and exiting the pool.


POOL MAINTENANCE
• Pool maintenance and cleaning are scheduled on Mondays and Thursdays.
• Please do not be alarmed if you see the pool maintenance team outside during these days. They are there to keep the pool clean, safe, and ready for your enjoyment.


OUTDOOR CUSHIONS & DAYBED COVER
• When the daybed is not in use, please place the cover on it. This protects the fabric from sun exposure, rain, lizards, pigeons, and other outdoor elements.
• At night, please cover the daybed.


AIR CONDITIONING RULES
• Please help us protect the AC system and conserve electricity.
• Do not run the AC while doors or windows are open. Keep sliding doors closed when the AC is on.
• Turn off the AC when leaving the house. Turn off the AC in rooms that are not being used.
• Running the AC with doors open can cause water leaks, system damage, and very high utility costs.


PARKING RULES
• Guests have 1 parking space in front of the unit.
• Additional parking may be available in the community parking lot.
• Use only the designated guest parking space and do not block the driveway, cars, road or neighboring homes.


GARBAGE INSTRUCTIONS
• All garbage must be bagged and brought to the garbage bins, at the bottom of the hill.
• Tie all garbage bags securely.
• Do not leave garbage inside the home after check-out.
• Do not leave garbage outside the front door or near the pool.
• Do not leave food waste exposed, as this can attract insects or animals.
• Dispose of garbage regularly during your stay.


SAND & BEACH CLEAN-UP
• Please rinse sand off your feet before entering the home. Use the outside tap at the entrance of the home before coming inside.
• Sand can clog drains, scratch floors, make the home very dirty, and damage showers and plumbing.
• Please also shake out beach towels, beach bags, and shoes before bringing them inside.


WATER TANK, PUMP & UTILITY WATER
• If the main utility water goes out, the property has a personal water tank and pump system that will activate for guest convenience. Please use water responsibly.
• This system is in place to help maintain water access during temporary utility interruptions.
• Report any water pressure issues, unusual pump sound, or loss of water immediately to Seyannah Properties.


IMPORTANT: DO NOT TOUCH EXTERIOR WATER VALVE OR HOSE
• Please do not touch the water valve located in the exterior lounge area against the back of the kitchen wall.
• Do not adjust or tamper with the hose connected to the pool/water system. This valve must remain at a specific position to maintain the proper pump function and water level on its timer. If the valve is changed, the pump may run dry and burn out, causing damage to the system.
• Guests may be responsible for damage caused by tampering with the water valve, hose, pump, or water system.


FIRST AID KIT & FIRE EXTINGUISHER
• For your safety, the first aid kit and fire extinguisher are located at the bottom of the stairwell for easy access.


STOVE / OVEN & BLIND FIRE SAFETY
• Important fire safety reminder: there is a blind located near the oven/stove area.
• When using the oven or stove, please make sure the blind is fully opened and kept away from the heat source.
• Do not cook with the blind hanging near or over the oven/stove.
• Never leave the stove or oven unattended while in use.
• Turn off the stove/oven fully after cooking.
• This is very important to prevent a fire hazard.


BOTTOM STAIRWELL BLIND & HURRICANE SHUTTER
• The blind at the bottom of the stairwell must remain up at all times.
• Please also keep the hurricane shutter in that stairwell area closed at all times.
• Do not lower the bottom stairwell blind. This shutter remains closed at all times.
• This helps prevent damage to the blind and supports the security of the home.


OWNER CLOSETS & PRIVATE AREAS
• Please respect all locked closets, storage areas, and private owner spaces.
• These areas are not for guest use.
• Do not attempt to open locked closets, storage rooms, or private cabinets.

This has not been a disturbance for our past guests, but we believe in being transparent before booking so guests know what to expect. The villa itself remains a private, comfortable, and relaxing place to stay, and we are always available if you have any questions before or during your visit.
